Located to the west of Bexhill in Little Common village on the South side of the main A259 tourist route. The Google map pointer is not quite accurate as the location is 70m to the East of Sandhurst Lane. Ten minutes drive from the beautiful south downs and the renowned seaside town of Eastbourne. Bexhill-on Sea is home to the renowned art deco style De La Warr Pavilion. Safe and clean pebble/sand beaches. Near to Sovereign Harbour Marina, two 18-hole golf courses, rambler trails and beautiful countryside. 10km from both the historic Sussex town of Battle and site of the 1066 Battle of Hastings and also the 4th Century Pevensey Castle. Also, historic Lewes to the west and Rye to the east are both within easy driving distance. Local facilities in Little Common include a traditional butchers, bakery, greengrocer, delicatessen, fishmongers, bank and mini-supermarket. There are nearby pubs and two Asian, and one traditional English restaurants within walking distance.

Additional information about rental rates

  • An initial 50% of rental is payable at time of booking. Remaining 50% is payable in cleared funds 28 days prior to holiday start.
    A minimum cancellation fee of 30% of the full fee will be charged for cancellations made one month or more prior to holiday start. There will be no refund for cancellations made less than one month prior to the booked date.

    Guests are strongly advised to effect their own insurance to protect against rental payments lost through unexpected cancellations, delays and travel difficulties etc.
  • Security Deposit: A security deposit of £400 is required and payable with the rental balance in case of damage to the property or it’s contents, fair wear and tear excluded. The property will be thoroughly cleaned and ready for the client and it is expected that the property be left in good order. Some or all of this deposit may be retained by the owners if, for example, exceptional cleaning is required or there is obvious damage. It is very rare for retention to be made and the owners would ask clients to understand that a security deposit is necessary to ensure that high standards are maintained for the benefit of all. The owners will account to the client for the security deposit and undertake to refund within the 2 weeks following the end of the rental period.
  • Any provisional booking will be held for 5 working days awaiting receipt of your payment.

    To secure your booking we must receive your booking form and deposit of 50% of the total cost within 5 working days of your phone call or Email. If your booking is made within eight weeks of your holiday date, we require the full payment at the time of booking.

    Payment to be made in £ Sterling (GBP) either by cheque drawn from any UK bank or by Credit/Debit Card using PAYPAL online secure payment service.

Notes: The house is heated by under-floor heating and all rooms have individual temperature controls. The tiled conservatory floor iis also on the underfloor heating system. There is also an automatic mechanical extraction/heat recovery system that removes moisture and odours from kitchen and bathrooms and supplies filtered fresh air to the living rooms and bedrooms.

The indoor pool is heated and has a uniform depth of about 1350mm. Guests are asked to provide their own towels for the swimming pool. The normal times for arrivals and departures are after 4 pm and before 11 am respectively. There may be the possibility of some flexibility in these times but only by prior arrangement with the owner.

we spent a long weekend at the property. everything about the property and the way that we were treated by the owner was first rate. the pool was very popular with the whole party including the children. there is plenty to do in the area for the family and there are good places to eat. we would certainly go again and we would recommend the property to our friends.

we had a great weekend in this beautiful house, it is very clean and well equipped. It is a fantastic venue for a family celebration. The pool is lovely, and the promise of an early morning swim was not so early, due to the comfort of the beds. We had a lovely sunny walk down at Bexhill Sea front, only a few mins drive away. Peter our host was extremely helpful from first booking the property,to leaving it. When we had a slight problem, we phoned him and he acted on it immediately. Would I recommend this house to others, the answer would have to be a definate YES, I just hope its available when I want to return. Thank you Peter.

smart new comfortable house with sea views

We were all very suprised at how comfortable and well furnished the house was. It's all very smart and new. The pool and sauna are great fun.

The kitchen is very well equipped, and unlike some holiday houses I have stayed in, it doesn't feel too spare. There's lots of homey touches and houseplants to welcome you. Loads of good games too. It even has a piano.

Minor disadvantage is that the lounge doesn't have comfortable seating for 10. Just bring in a couple of chairs from the room next door though.

Perfect venue for our ten year reunion.

Fab house!

I stayed here in the school hols for a few days with 3 other mums and our 4, 5yr old girls and had a wonderful time. The pool is amazing and the girls could not get enough of it. Only negative was one of the girls not too brave at swimming and there was not a shallow end so she didn't go in but the others loved it and want to come again! 5 double bedrooms is great as all the girls were in 1 large room and us mums had room each too and the view of the sea in the distance was beautiful! Location was great as only 10mins in car to beach and also local shops and takeaways, (we tried chinese that deliver which was good and prompt) are 2mins down road. Peter the owner is lovely and helpful and was very prompt at returning our deposit. I can't wait for an excuse to go back again! Shame it's already booked for Christmas and New Year! Would highly recommend it!

Great weatherproof option for families

We stayed in early September and despite patchy weather had a great time. The pool was great and the layout of the house ideal for two families with kids - with 5 double bedrooms (two ensuite). We'll be back - thanks Peter.
