This 6 bedroom stone country villa is just outside an historic walled village, in the centre of the scenic 'Golden Triangle' area of Le Marche, has privacy, comfortable accommodation and panoramic views south across the valley to Monte San Martino, and the Sibillini mountains. There are three bathrooms, three double bedrooms, two with four poster beds and three twins, one of which is on the ground floor with its own bathroom. Also on the ground floor is a study/den, large dining room and lounge, off which is a separate kitchen. The Adriatic Coast - with its long sandy beaches and fabulous sea food and the mountains – with a magnificent lake safe for swimming are a short drive away. This is a perfect location to relax in privacy yet is close to a beautiful village and nearby are the cool mountains and the Adriatic Sea. Set in 12 acres Casa Maria is, unlike many other rental properties in the area, within walking distance of the historic walled village of Penna San Giovanni We believe location is important and you may find our proximity to the town, with its shops, restaurant and bars as well as bank, doctor, pharmacy and post office, a distinct advantage when you have just run out of milk or simply want a leisurely lunch. Le Marche is famous for wonderful food and the local wines traditionally served in restaurants of great quality and very reasonable. When you book we will send you an information pack on the area which includes not only contact details for activities and places of interest but also a guide to local cuisine and our views/recommendations on most of the restaurants within an hour of the house.

  • General:
    These booking conditions will form part of your holiday contract with us. Please read them carefully.
    Making a Booking
    Lettings will always commence on a Saturday. To make inquiries for availability, please e-mail us and, when we have confirmed its availability, we will require 25% of the rental price as deposit. The balance of the holiday is payable 10 weeks before the start date of your holiday. If the booking is made within 10 weeks of the start then the total is payable at that time. At the time of payment you will also be invoiced for a breakages deposit of £350.00 per booking which is refundable in whole or in part dependant on any damage caused. Once we have received your booking form and deposit or full payment we will issue a confirmation invoice. – please check the details on the confirmation carefully, any discrepancy must be notified to us within 7 calendar days of the confirmation date. The balance of the holiday price is due .
  • Alterations
    If you wish to alter your booking we will endeavour to make the alteration requested, subject to a charge of £30 for each alteration made.

    If you wish to cancel your holiday entirely you must do so in writing, either by e-mail or regular mail.

Notes: This attractive house was fully restored and modernised in 2005. It is located on a south facing slope just below the historic hill town of Penna San Giovanni and is surrounded by beautiful countryside with views across the valley to Monte San Martino, the Sibillini Mountain Park. The house is approached along a tree-lined driveway and there is sufficient parking for several cars. Twenty metres from the house and up a gentle flight of steps is the main garden area in which there is a large terracotta tiled terrace beside the swimming pool. This area is an elevated suntrap with uninterrupted views of the surrounding countryside. There are a number of sun umbrellas, garden seating, tables, deck chairs, sun loungers and a shower. An outside socket allows you to plug in your stereo etc. A large movable barbeque is available. The house is double glazed, the windows all have traditional interior shutters, each room is equipped with electric fans and a window fitted with insect Netti.

THE TOWN : Penna San Giovanni is a short walk away along a pathway through the grounds of the house. In the village you will find two grocery stores providing all the essentials, a bakery for fresh bread and cakes, a butchers, a pharmacy and a newsagent/tobacconists where the owner, Umberto who speaks fluent English, will be delighted to meet you and help with your enquiries about the local area. There are two bars in the village one of which has a restaurant and pizzeria where the owner, Paulo, makes the best pizza for miles around. Both serve delicious Italian ice-cream. Piane di Fallerone is 15 minutes away and has two large supermarkets.

THE SURROUNDING AREA: The Marches is a wonderful region in central Italy and it is not only by chance that it is otherwise known as 'Italy in one region', where miles and miles of beaches and mountains exist together in perfect harmony, where one can still take in an atmosphere of dense tradition and culture and where it is possible to experience the most unique tastes in the world. Ideally situated with the Sibillini mountains on one side and the Adriatic sea on the other one has the best of both worlds, skiing during the winter months, the beach and mountain lakes during the summer and the breathtaking countryside in between. Cultural treasures abound, hidden in the medieval hilltop towns, a maze of narrow streets, wide piazzas, high stone walls and majestic towers. Le Marche's picturesque villages are full of ancient Churches, Abbeys and Monasteries, all beautifully preserved over the years. Its sunny hills, marked by rows of vines and olive groves overlooking green valleys, induces a sense of peace
