Booking terms and conditions:
The party leader must be a minimum of 25 years of age. We welcome family groups but if you do not fit this profile please contact us. We do not accept stag/hen parties, nor can we accommodate pets.
Your booking is made as a consumer and you agree that no liability can be accepted by the Owner for any expenses, costs, losses, claims or other sums incurred which relate to the letting of the property to you, howsoever suffered or incurred by you.
On your enquiry we will send you a copy of the full Letting Terms and Conditions for your consideration before you make your booking. These can be sent by post or email so please let us know your preference. We must, however, have your full name and address at the time of booking.
On making your booking we will ask you to confirm that you have received, read and agree with the booking conditions as detailed. Your booking details will be sent by post, so these should be checked carefully to ensure your dates and party details are correct.

We provide a good initial supply of consumables, i.e. soaps, dishwasher tablets, toilet paper, etc. In addition there will be coffee, tea, milk, and biscuits/cake for your arrival.
All linen is provided, apart from towels and cot bedding (towels by arrangement for overseas visitors only).
The kitchen is modern and fully equipped and there is also an oil-fired AGA in the breakfast room.
Mobile phone coverage is described as good by all networks except '3': this information is provided by the network operators. We cannot, however, guarantee the accuracy of this information. There is also a payphone in the house.
Weekly bookings run from Friday to Friday.
Long weekends run from Friday to Monday.
Mid-week bookings run from either Monday or Tuesday to Thursday or Friday.
On the day of your arrival you can have access to the property from 3 pm onwards, and on departure you must be ready to leave by 10 am.
Oil and Electricity charges:
Summer rates are inclusive of fuel charges (for bookings between 1st April and 30th September inclusive)
Winter rates (from 1st October to 31st March inclusive) are by meter reading at cost.
Golf:
For golf enthusiasts, a 20 minute drive will take you to Aberdovey Golf Course - a well-established 18-hole championship links course in a beautiful setting, affected distinctly by the elements. The natural, rolling links comprise tight lies, rolling fairways, undulating approaches and fast greens in abundance. You'll love the challenge! Yardage: 6445-6100; SSS: 71. This course participates in the Open Fairways Golfer's Passport, and National County Card green fee rates are available (www.aberdoveygolf.co.uk). Royal St David's at Harlech (35 miles) established in 1894, is an 18-hole traditional championship links course. The undulating fairways and fast true greens are all that would be expected of a Par 69 course. Yardage: 6495; SSS: 73. This course participates in the Open Fairways Golfer's Passport (www.royalstdavids.co.uk). Porthmadog Golf Club (about 38 milles) is situated only a mile or so from Clough Williams Ellis’ world-famous Italianate village at Portmeirion. This is an 18-hole natural links course with beautiful greens and scenery. Yardage: 6363; SSS: 71. This course participates in the Open Fairways Golfer's Passport and the GreenFree 2 for 1 Voucher Scheme (www.portmadog-golf-club.co.uk). There is also a Par 66, 9-hole course at Dolgellau (16 miles) with spectacular, panoramic views of Cader Idris and the Mawddach estuary. Dolgellau Golf Club welcomes visitors of all abilities throughout the year. Yardage: 4671 (www.dolgellaugolfclub.com).
