Set in a quiet, peaceful, unspoilt area - ideal for swimming and walking

The house is set in its own olive grove on a quiet hillside overlooking the sea. This is a newly built property designed to be light and airy but constructed in traditional stone style to keep cool in the summer. The upstairs is large, open and spacious with a kitchen, a dining area and a seating area around the log fireplace. The large balcony has stunning sea views.

The two bathrooms and the two large bedrooms are on the ground floor with French windows opening onto a stone terrace under arches. There is an extensive olive grove behind the house (including a swing) so this a great place for children.

A secluded beach is a 10 minute walk along a track adjoining the property while the seaside village of Livadi is a 20 minute walk (or 5 minute drive). The rear of the house has beautiful views of the Mount Parnon range so this is an excellent base for a walking or birdwatching holiday. Arkadia is a very traditional part of Greece and the local villages are well worth visiting.

Livadi is nestled on one of the last unspoilt pieces of coastline in Greece. The area is not traversed by any major roads and no one comes through here on there way to anywhere else. You do not need to battle through crowds on to a ferry, or wait for a table at the taverna, or try to find a quiet spot on the white pebble beaches. This is Greece as it was. Where donkeys carry the seasonal crops; olives, carobs, and oranges. Where the only sound is the birdsong and the wind in the trees. Where the mountains run to the sea and both change colour as the sun touches them giving us a new view every moment. This is an ideal spot for someone looking for peace and light and air and who wants to to see traditional, unspoilt Greece. The village is a great base for mountain walks and is a short walk down a track to a quiet stretch of coastline with excellent beaches. Livadi is midway between and 15 minutes' drive from the larger towns of Leonidion and Tyros.

  • The first bedroom has a large double bed while the second bedroom has two single beds which can easily be pushed together to make one double. The two bedrooms are each equipped with bedside tables, a large wardrobe and a chest of drawers. The French windows open onto a stone-paved, arched terrace surrounded by olive trees and a beautiful sea view of Livadi bay. As this is a traditional stone house, the bedrooms are cool and shady but are also equipped with air conditioners. In the upstairs living area, there are two sofabeds, each of which can be opened out to make a double bed - see the photo for an example.

Notes: This is a newly built stone two storey villa in traditional style with stone floors, wooden roofing and an open fireplace. Situated in its own private plot of mature olive trees, yet with easy access from the road and plenty of parking. Spacious upstairs open plan living room, dining room and kitchen with huge balcony to enjoy unbroken views to the small unspoilt bay of Livadi. Furnished to highest standards but in keeping with the local area, the villa offers a 2 bedrooms , 1 with double bed, the other with 2 single beds. Both bedrooms are downstairs to remain cool and shady and have air conditioning. They open straight onto a large stone-paved arched terrace. Free wifi is provided.

Local Area: The house is a short walk to a secluded beach down a quiet track adjoining the property. Alternatively a 5 minute drive takes you to the unspoilt, seaside village of Livadi which has two good tavernas.

Although there is a regular bus direct to/from Athens, a car is recommended for getting around the area.

The larger towns of Leonidion and Tyros offer shops, banks etc and are both a 15 minute drive away - Tyros to the North, Leonidion to the South. There are several very traditional villages nearby which are well worth a visit.

This is one of the most unspoilt parts of Greece and has a variety of scenery from quiet pebbly beaches to spectacular mountain walks (the Mount Parnon range overlooks the house). This makes it especially suitable for those who enjoy walking or birdwatching but will also suit visitors who just want to relax on a quiet beach.

This property is ideal for those who want to get away from it all and who would like to see a very traditional part of Greece.

Other facilities and services: The owners will arrange a 'meet and greet' and if required can do a basic shop before your arrival so that essential foodstuffs are waiting for you (just let us know what you need). An information pack is provided with details of local amenities including maps of walks in the area. Beach towels, beach mats, lilos, board games, books etc are all available in the house for the use of guests. Please note that TV reception is very poor in this area but there is a collection of DVDs and guests are invited to bring their own favourite DVDs.

A great base for sightseeing: The location of this house in Arcadia makes it a perfect base for sightseeing. Many popular attractions can easily be visited in a day trip from the house including Mycenae, Nafplion, Nemea, Corinth, Mystra, Monemvassia and many lesser known sites such Megalopolis, Lerna, Tyrinis and Yeraki (the owners, Nigel and Wendy will be pleased to advise). A little further away but also accessible from the house are the world famous theatre of Epidavros, Olympia (home of the Olympic Games) and Nestor's Palace.

Great local food and places to visit

We really enjoyed our stay in Livadi and were very sorry to leave.

Nigel and Wendy have a lovely holiday home which made for a very relaxing holiday. We returned to the UK feeling thoroughly rejuvenated. Overall, we found the food in the local restaurants to be excellent and were pleasantly surprised by the variety of cooked meals and all the tasty starters. On one day, we went to the mountain village of Kastanitsa and had a meal at Anna’s Taverna which was superb. And twice we ate at the Delphini Taverna by the harbour in Plaka. We later decided that this was our favourite restaurant. We had some great times during our stay including the mountain walk which Wendy took us on and day trips to Epidavros and Mycenae.

A PERFECT PLACE FOR OUR LATE SPRING HOLIDAY!

My wife and I (57 and 53), our two sons (25 and 21) and one girlfriend (30) stayed here from May 28th to June 5th in 2011 and really loved the house, garden and the whole area. It was very restful with lovely views, lots of bird-song, the scents of wild herbs etc. The house was great - the owners have thought of everything right down to beach towels, fly swatters, cool bags, beach games and they even lent us their lap-top with excellent wifi connection! We could not have wished for a better base for our holiday and benefited fully from the surrounding beaches and tavernas. It is very comfortable with excellent furniture, facilities and equipment - I can recommend the place unreservedly! We are family from Bristol in the UK.
Recommended for:  Age 55+, Pet-friendly, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway

A real home-away-from home (only more beautiful)

Our spring-vacation at Nigel and Wendy's house in Livadi can best be described as perfect.
The area is wonderful: a 10 minutes walk between olive trees, wild flowers and lemon groves brings you down to the placid beach of Livadi, where you can rest and sweam, or take a short but stunning walk on the narrow village road to the neighboring beaches and villages.
If you choose to spend a more active day, and still do not feel like getting in the car - you can walk up the mountain to the near by village of Melena, and enjoy either a short local walk or a longer hike in the mountains, with amazing sea-views, local agricultural grounds, and a huge varaity of flowers and trees.
A short drive will take you to more villages and tiny charming beaches, monestaries and (last but not least) good Taverna's. Wendy and Nigel were very helpful with every kind of information that led us to special experiences, way off the bitten track.
The house itself combines good taste, comfort (down to the little details), and truely gorgeuos views. We found the surroundings safe and quiet, so our energetic boys spent a lot of time playing independently outside, leaving us to enjoy reading or just staring quietly at Livady bay, either from the balcony upstairs or in the shade of the stone arches outside our bedroom. After long days of exploring the beautiful serroundings we enjoyed quiet family dinners (the cheeses, fruits and vegetables in the near by supermarkets at Tyros are great!) cooked in the well equipped kitchen, sitting out on the balcony, with the lights of Livady and the dark sea in front.
Wendy and Nigel were much more than "just" owners: they were helpful in every way - whenever we needed advice as to interesting sights or hikes, recommendations for good Taverna's, some extra equipment... you name it. Their kind hospitality was an importent part of our experience.
We will certainly return - the eight days we spent here are far from enough!

A beautiful house in a beautiful area

This lovely house is comfortable, light and airy, beautifully furnished and exceptionally well equipped. Everything, down to the coffee mugs and dinner plates, is attractive and good quality. The view from the large balcony is stunning by day, and by night we could see the Milky Way and look for shooting stars. The surrounding area is Greece as it used to be 20 years ago, complete with donkeys and herds of goats holding up the traffic (of which there isn't a lot). We absolutely love Leonidio, a small and sleepy town that rewards exploration. There's a dimly lit grocery store with a huge antique coffee grinder and a friendly welcome as well as tempting local produce. Don't miss the wonderful pizzeria where the walls are hung with a mass of antique implements, and where the wood-fired pizzas are so huge you'll get box to take home the leftovers. The mountain scenery is breathtaking, especially the drive up to Kosmas; and finally the local beaches are beautiful, quiet and clean. We really cannot fault this house or the area.

Greece as it should be (but isn't always)

A remarkably untouched area of great natural beauty which managed to take our breath away despite having lived half our lives in Greece. Sparkling sea, spectacular green mountain ranges, amazing orange cliffs, a monastery seemingly hanging from a mountaintop, the history-packed village of Leonidio, good and reasonably-priced food - the list goes on.

The house itself is beautifully light and airy, well-designed and extremely well-equipped. A lot of thought has clearly gone into the addition of many small extra touches which make such a difference.

The view from the balcony is gorgeous, particularly at night when the moon is full and floods the bay of Livadi below with light. A great spot to while away part (or all) of the evening

And many thanks to Wendy and Nigel for their welcome, and all the information they provided on the area, and the possible trips to take. We're tempted to go back during the winter to do some serious walking along the many trails.
