Dating back to 1135, with extensive, stunning grounds full of orchards, this was originally the fruit farm for the Son Net estate, now a boutique 5 star hotel on the hillside opposite. The house is simply built of wide stone walls, wooden beams and open fireplaces. Most rooms look out over the most beautiful valley, to the village. Restored in 2007, it is now a great combination of modern comforts and traditional Mallorquin charm. Shaded from the sun by a spectacular ancient canopy of grapevines, the stone table on the kitchen terrace is where everyone starts and ends the day.The new pool (12m x 6m) is big enough for an energetic swim as well as simply cooling off. The BBQ terrace, placed for sunsets and moon rise, is next to the games room, with a huge fridge to keep BBQ food and drinks close by. Room to spread out and relax for a large family, with a choice of beautiful places to gather together.

Nearest Ferry: Palma de Mallorca at 12 Kilometres
Nearest Beach: beach at 14.0 Metres
We are half way between the south coast beaches of Palma, Illetas, Bendinat, and Puerto Portals (Mallorca's San Tropez!) and on the west coast, Bunyalbufar, Deia and Valdemossa. 20 mins/10-15 kms to the south coast, same distance but a bit longer west on smaller more windy roads. Beyond Palma Nova and Magaluf are the stunning beach coves of Cap Falco and Portals Vells with its' carved cave chapel, and miles of pine woods. A further 10 minute drive but the sea food beach BBQ is worth every minute!Palma de Mallorca airport is 25 minutes away and very easy to get to. You do need to hire a car, and we can recommend firms who offer excellent rates to our clients. Taxis from the airport cost 35 euros. The Port in Palma is 15 minutes by car with a number of fast and overnight ferries to Barcelona throughout the year. 0.7 km to the nearest village bar and the farm shop. 12 km to Palma, 22 kms to the airport, 14kms to nearest beach, 20 kms to waterparks.

Notes: In addition, there is the original farmhouse pantry lined with marble shelves, leading from the kitchen. The kitchen is a large kitchen and dining room, additional to the dining room featured in the photographs. There is also a spacious traditional laundry room with washing machine, dryer, ironing equipment and shelves of pool towels and linen. A cool and spacious study has broadband, books and sofas to curl up on if you fancy a change from outdoors. The pool terrace has a gazebo with sofas and comfortable arm chairs and a fridge for cold drinks by the pool. The BBQ terrace has lighting and a sink beside the BBQ, and behind it is the old barn, now a games room/wood store with a full size table tennis table, outdoor furniture and a large fridge/freezer to store BBQ food and drinks.

Location: The house is situated on the border between the village and a huge protected 'reserva.' The lane behind the house is a cul de sac leading to 'La Reserva' and a new small 5* spa hotel (Es Ratxo). Strict rules prohibit development in the area and protect many species of wildlife and birds. There are 3 terraces, one by the pool, with a gazebo with tables and chairs and a small fridge to keep cold drinks, 10 sun beds, and parasols. The pool has large shallow steps which make access very easy, underwater lights and a small diving board in the deep end. The terrace by the kitchen has a large stone table which easily seats 10 people, a herb garden, gas BBQ and french windows into the dining room, all shaded by a great network of vines which produce abundant quantities of sweet white grapes in summer. The stone BBQ terrace near the games room, has a sink, fridge and lighting and stunning Tuscan like views across the valley.Outdoor lights throughout the immediate grounds and round the pool.

Older children: The house is a great base in and out of high season,on cycling routes, walking distance to incredible walks over the mountains towards the sea, and close to climbing centres. With unlimited logs supplied, 2 woodburning stoves, an open fireplace and central heating it is warm and cosy all year round. Originally built in 1135, it is positioned to take advantage of sea breezes which blow through the valley, and although we have occasionally used fans in the bedrooms at night, we have never needed air conditioning. Being at the foot of the mountains, and facing south, we have sun to the front of the house, gardens and pool area all day.Older children love the space,games room,diving board and access to the village and regular buses to Palma.

Access and mobility information: There are 3 entrances: through french windows to the dining room, through the formal entrance to the entrada and sitting room, and into the kitchen from the terrace. All involve at least 2 steps.Once inside, the kitchen, dining room, library,both twin bedrooms, the shower room and downstairs bathroom are all on one level. Outside, the pool is down about 15 wide stone steps and is difficult to access if you are not mobile. The grounds are terraced, and very small children would need good supervision as there are steep drops.The photos clearly show the layout so you can judge for yourself.
