The Great Kings is a brand new 5* complex situated in Kapparis, Cyprus. The focal point for the complex is the large swimming area which enjoys unrestricted sunshine throughout the day. A tennis court, On-site Kiosk, kids play area and many other facilities help make the complex a great base for the perfect holiday. The apartment itself is fully air conditioned & furnished to a very high standard and is equipped with the latest appliances & equipment. The kitchen & living area are fully equipped with modern appliances. The bedroom has a large double bed with orthopedic mattress & ample storage space provided with the in built wardrobe. A quality large double sofa bed in the living area enables the apartment to comfortably sleep 4. The bathroom boasts yet more modern appliances. Kapparis is commonly known as the 'up and coming' area in the Famagusta district. A number of bars and restaurants now line the main street. Most notably 'Faliros' which serves local cuisine. Several small supermarkets and bakeries are also located on the main street. Further amenities include a launderette and internet cafe. The beaches in Kapparis are beautiful, with 'firemans beach' and 'Ayia Triada' being my personal favourites. Nearby guests will be able to visit Ayia Napa and Protaras where there a more stunning beaches to be explored, the best known being 'fig tree bay' in Protaras and 'Nissi bay' in Ayia Napa. Konnos bay is located between the two towns and is arguably the best beach on the island and an absolute 'must see'. A marina and award winning water park are also very close by.

  • - Payment - Upon receipt of 25% deposit (non-refundable), the booking will be confirmed and dates altered in the availability calendar. You will then receive a confirmation email. Payment for the remainder of the balance (including refundable £100 damage deposit) must then be received no later than 4 weeks prior to arrival dates. Failure to pay outstanding balance by this time may lead to the cancellation of your booking and subsequently re-listing the dates as 'available'. Once balance has been settled, a further confirmation email will be sent.
  • - £100 refundable damage deposit - £100 damage deposit will be fully refunded within 14 days of guests departure from Cyprus, subject to a property check made before and after guests leave by Keith and Jacky. A full inventory list has been produced and this is checked. Damage caused, or loss of any property inside the apartment may lead to guests loosing the £100 deposit. This has been designed and implemented, not only protect the belongings and property inside the apartment, but to offer assurance to guests who cannot be accused of damaging/stealing anything, as everything is checked thoroughly before and after each residents stay.
  • - Price includes full use of all facilities mentioned on this site, as well as amenities such as electric and water.
    - A mid stay clean can be arranged for an extra cost.
    - A welcome pack with requested items can be arrange for an extra cost.
    - Infants can be catered for, a high chair, cot etc can be rented locally, again this can be arranged.
    - Taxi transfers can be arranged (please contact for quote).

Whilst it remains my priority to ensure guests make the most out of the holidays, I do ask in return that the property and contents are treated with respect. Cancellations...: Cancellations - In the event that a cancellation is required the following refunds will be given: - More than 4 weeks notice: Full refund - Less than 2 weeks notice: 25% of final balance - less than 4 weeks notice, more than 2: 50% of final balance All of the above, are based on final balances, please note that this does not include the initial 25% booking deposit which in non-refundable. Great Kings Great Holiday

Just got back from a fantastic lazy two week break in September. This apartment has all the comforts you could wish for and was cleaned to a very high standard. Using the internet, we pre booked a hire car (250 euro)and picked up direct from the airport. It could'nt have been easier, The journey time took about 40 mins.The complex has a lovely swimming pool with landscaped gardens. Most of our day's were spent by nipping down to the beach (Nissi bay at Aya Napa & Fig Tree Bat at Protaras both about ten minutes drive) in the morning, and finishing off at the pool in the afternoon. By having the car, we were able to explore the local area and do shopping trips, so I would recommend having some form of transport. The evenings were spent walking down to the local restaurants/ tavernas for dinner(approx 15-20 Mins). Faliros was consistently good, however Folios was absolutely fantastic(not cheap but a real treat). Returning to the apartment and chilling out with a night cap was the perfect way to finish an evening. The apartment is run very proffessionaly, Keith & Jakie, who manage the property on behalf of Steven were great, they were just a phone call away if needed which did give us the extra peace of mind. We have a minor problem with the satalite remote control not working, this was sorted in a very short time. Overall I woud thouroughly recommend this property. I can only report on what we we experienced, a quiet relaxing holiday spent at a loveley, well equipped apartment.

Perfect Apartment

My partner and i stayed at the great kings for 11 nights at the end of august. The apartment had everything we needed, as well as being very modern, top quality and clean. We couldn't have asked for anything more and was more than should be expected of the price. The complex had a friendly atmosphere where you could meet people while still maintaining peace and quiet. The apartment was very close to the pool, just had to jump in the lift and you were there. We had a parking space which i would reccomend making use of as there is so much to see and do in th surrounding areas.
If we needed anything, we could contact the couple who looked after the apartment who were happy to do anything for us.
Steve was also very helpful, always responding quickly and making our stay as enjoyable as possible.
Had a great holiday and would reccomend it to anyone, whether looking for a place to relax or, like us wants to make the most of the surrounding attractions!

Exactly what we wanted! Fantastic!

We stayed for the first 2 weeks in October. I have a family of four, me the Mrs our daughter of 8 and our son who is 19 months . We flew from Gatwick to Larnaca and picked up our pre ordered rent-a-car from the air port - we used Steves directions which led us without a hitch direct to the front door. There is an allocated parking bay located close to the apartment After some bad apartment experiences in the past in Greece we were always apprehensive about what to expect, however on opening the apartment door we were blown away by the quality of the place. The apartment is contemporary, stylishly furnished, well layed out and equipped to accomadate you no matter how long your stay. We set up the sofa bed for our daughter and used the provided travel cot for our son. The appartment is a brilliant size and the air conditioning is fantastic. The beds are comfy, a great shower / bath. The kitchen is equipped well with all the mod cons.
The swimming pool is spitting distance, and a great finish to a day on the beach.
Most evening we found ourselves walking into Capparis most nights for a bite to eat. Our favourites were Falios on a Thursday night where they have live greek music - we stayed one eveing to the early hours and danced to the traditional music with the locals. We had a fantastic Meze at a great price. We also enjoyed the Karas Tavern were they serve a fantastic mixed grill and my favourite the octopus, the family who run this made us feel at home. We also had fantastic meals at Tonys and the China House.
A few evenings we went into Protaras for a bite and had a great time.
There is a great beach walking distance from the apartment which we used once, but once we visited Fig Tree Bay which is a short drive away we found it hard to settle for anthing else it really was fantastic.
Overall our holdiay was great, I would certainly recommend Steves place, i have no doubt that if we had any issues over there they would have been sorted in jiffy either by Steve or Keith who are all more than contactable. So to power phrase "Its really nice and i would go again!"

Great Kings apartment

The desciption of the apartment and the photos were absolutely correct. Although the nearest beach is only 500 m from the apartment, is is worth driving 5km to the nicer beach. The property is clean, and the environment is quiet, which is very nice. The swimming pool is lovely for children, especially to swim in the evenings. It was unusual for me that the keys was sent from UK, and I had to send it back by the end of my holiday. I would prefer some kind of reception. In this case we could have got the deposit back after leaving the apartment. It was difficult to send the payment in GBP without being charged by the bank. (Because we have only an account in Euro.)

What a great 2 weeks we had! The apartment is finished to a very high standard and has a very homely feel. The swimming pool was a good size and just what was needed in the beautiful weather!
If you are looking for a relaxing holiday what a perfect place to go.
Next time we would hire a car as we spent alot of time at fig tree bay and protaras.
Steve was excellent to deal with as are Keith and Jackie who look after the apartment in Cyprus.
