Astride a turn in the hillside, known as A Capo, lay a farm with exceptional views (incl. Leaning Tower of Pisa, 12 miles south) and two buildings: Il Fienile and La Casa Padronale. Abandoned, overgrown, collapsed. Until recently. A new owner has returned some 1000 olive trees to production and (using the Ferrari construction company and international Realtors Knight Frank) restored Il Fienile, sparing no expense to use traditional terracotta and chestnut materials. Il Fienile lies on one of the most sought-after hillsides in north west Tuscany. Only 15 mins drive from the outstanding walled city of Lucca (known as the world's largest open-air museum), and in view of The Leaning Tower of Pisa, the south-facing hillside is covered with groves which yield some the world's best olive oil (Lucca DOP) and the vineyards of the Colline Lucchese DOC. The upper San Macario in Monte area has recently become an official Nature Reserve. The culture and museums of Florence are within an hour's drive (also accessible by train), and San Gimignano and Siena are within 90 minutes. The coast and beach resorts of Forte di Marmi, Pietrasanta and Viareggio are some 15 miles west. The area is abundant with bars and restaurants of all levels from pizzerias, basic Tuscan countryside trattorias through to Michelin starred restaurants. Sports are also well served, including 7 golf courses within one hour's drive. The Garfagnana National Park is just to the North.

Additional information about rental rates

  • A deposit of 25% of the rent is required to secure your booking. The balance is payable 8 weeks before your arrival date. A damages deposit of £ 500 or 25% of the rent, if greater, is also due 8 weeks prior to the arrival date. If a booking is made less than 8 weeks before the arrival date, 100% plus the damages deposit is required to secure the booking.
    If you cancel, or fail to pay the balance by the due date, all amounts paid to secure the booking are forfeited, and only the damages deposit will be returned. Damages deposits, less any deductions (including expenses) are returnable some 14 days after the departure date. Meals may be cooked by our staff by arrangement at additional cost. Breakages will be recharged on a replacement as new cost basis. It is a condition of our contract that tenants will have taken out travel and medical insurance.
  • Expenses are added to rent, according to usage, including 2 hours maid service per working weekday at 15 euros per hour, electricity costs, laundry and final clean and manager's check-in check-out fee of 75 euros (charged once only per stay). Fully serviced, all-in, including half/full board with top quality cuisine and daily/live-in maid services, from €4,700pw, depending on the number of people staying in the house and the details of the service you would like us to provide. We can also include limousine service, cultural tours, cooking/ art/ photography/ film courses. Surcharge of 7.5% of total rent, if at any time during your holiday the number of guests staying overnight, or different number of beds used, exceeds 8. Reductions for lets longer than 6 weeks.

  • All bathrooms are en-suite (except for bunk bedrooms) and feature top quality sanitary ware, walls lined with Carrara marble and coloured stucco, and under floor heating. The Grey and Pink bathrooms also include walk in showers. Dimmer switch lighting is provided throughout. We provide high quality bath sized cotton towelling and large beach towels. The sumptuous combination of marble, painted stucco, chestnut beams and terracotta-tiled ceilings in our bathrooms is one of the many memorable features of the house. The ancillary shower room is not available if live-in staff are included in our service. This Shower Room adjoins Bedroom 6 and the laundry area; it may be used en-suite with Bedroom 6, or shared between Bedrooms 5 and 6. The Grey (Master) Bathroom may also be used as a non-ensuite bathroom by leaving the door to the Grey Dressing Room open, whilst preserving the privacy of the Grey Bedroom, which accesses its bathroom via the same dressing room.

  • The quality of your holiday sleep is our priority! We have superior beds in all 4 lavishly appointed interior-designed bedrooms. All bed linen is 100% cotton, mainly Egyptian/Frette, and all duvets & pillows are duck/goose feather/down (alternatives available on request). The traditional farmhouse ceilings, a spectacular blend of chestnut beams and terracotta tiles, recall the practical simplicity of the history of Tuscan farming. All bedrooms are furnished with fabrics from Busatti, the acclaimed leading designers of traditional Tuscan artisan fabrics. The under-floor heated original terracotta tiling is adorned with Persian and other carpets. Each room includes an antique wardrobe, a discreet flat-screen TV and air-conditioning. The Master Suite is entered through a Dressing Room. All rooms feature stunning views of the surrounding countryside. The 2 Ancillary Bedrooms are basic and are generally used by teenagers or maids. A double sofabed is available in the Living Room.

Notes: Almost all fixed lights in the house are controllable with dimmer switches. Smoking is prohibited inside the house: in summer outdoor smoking is restricted to a designated area immediately outside the house, because elsewhere the fire risk is too high. Wheelchair access to ground floor (which has 2 bedrooms) only. Elderly and infirm can enjoy the bedrooms, kitchen, dining room and terrace on the ground floor (one ground floor bedroom has walk in shower), but would need to ascend the staircase (or be wheeled up an outside path) to use the Living Room. The Dining Room seats 10 max, unless an extra table is brought in; however, the kitchen (which adjoins) also has a dining table, which seats a further 6 people. Outside there is plenty of extra space on the terraces both of which can seat many more than the 10 chairs provided for each.

The Pool, Estate & Utility Costs: Grassed paths from both patios lead up to the 12x6m infinity swimming pool with stunning views across the plain of Lucca to the Pisan mountains, distant Pisa and (on a clear day) the mountains of Elba (some 100 miles away). The facilities include a children's paddling pool, terracotta patio, paved sun terrace and grassed shaded terrace with sun-loungers, bench, wooden tables and chairs. The pool is protected by fencing (1.2m high), hedges, walls and gates. La Casa Padronale is also protected by a fence. Enjoy some 25 acres of woodlands, olive grove and disused vineyard, with traditional terracing and pathways. Utility costs: NB we recharge the full cost of utilities (expensive in Italy). With its modern under-floor heating and solar energy system, with sun Il Fienile can be a very 'green' property. For summer there is air-conditioning, but do not be surprised at the electricity bill, especially if doors or windows are left open. We also supply fans - cheaper!

San Macario, Lucca & Puccini: San Macario's upper village is distinctive: set in a nature reserve, its bell-tower overlooks a stunningly beautiful part of north-west Tuscany, beneath the Apuan Alps and close to the Garfagnana National Park. Shops in the lower village include a grocery store, several bakeries and a drive-kms-for-his-meat butcher. Two large supermarkets (Co-op and Pam) are within a further 5 minutes drive. San Macario is 10 minutes drive from Lucca and 14 miles from Pisa (its famous tower and airport visible in the distance). Direct flights to Pisa from the US (New York - Delta), UK, Ireland and many other European airports. Florence Airport is also easily within an hour. Pisa is well known, and Lucca is a unique medieval walled city overflowing with history, culture and charm - also Puccini's birthplace. July & August see the open air Puccini Opera Festival at nearby Torre del Lago, close to the fashionable Versilia coast - sunny, sandy beaches served by bars & restaurants aplenty. A must..

Rural Tuscany - Important Note: Il Fienile is approached by a unmetalled driveway (approx 800m) past a seasonal waterfall, first through woodlands, then olive groves. Cars with very low clearance are inadvisable, but our guests have generally used hire cars (normally suitable). We deliberately leave the drive a bit rough, but always maintain it in a condition in which the owner can gain access in his low-clearance Mercedes. Severe storms have been known to cause the driveway to become blocked or eroded until our staff have had reasonable time to clear it. The house is a Tuscan farmhouse, not an urban hotel. It is normal in the area occasionally to experience water and power shortages. The bottom line: if you are an out and out city dweller, happiest in urban surroundings and not used to country life (and roads!), this is not the holiday for you - unless you want something completely different, and are prepared to approach our rural (but pleasurable) lifestyle in the right spirit: on holiday!

Golf: Il Fienile is especially suited to golfers. The house is owned by the editor/photographer of the acclaimed Pocket Guide to Golf Courses series, written with NZ tour pro and course designer Greg Turner, who is a regular guest here. We are extremely well-connected within the Italian golf world, and can arrange tailor-made golf or golf and culture holidays, from a self-catering basis right through to a tour hosted by Greg Turner or other golf playing/course design/photography professionals, as suits the interests of the party. We organise golf+culture tours of Tuscany: there are 7 courses within 1 hour of Il Fienile, including Versilia (revised by JM Olazabal) on the coast, the famous Ugolino (Italian Open venue) outside Florence and the stunning setting of Poggio dei Medici, north of Florence. Our disused vineyard is used as a practice fairway and by the two teaching professionals on our staff. Remarkable setting

We have just returned from a week at this property. The home is wonderful, comfortable and well appointed, but what makes this place really special is the incredible setting. The landscaped gardens alone are fantastic but add it to the postcard perfect views of Pisa and Lucca and it is nothing short of spectacular. We loved sitting on the terraces with our antipasti and wine and marvelling at our surroundings. The pool has the best views on the property and our party spent many hours in it--our favorite times being after dark with the lovely pool lighting and twinkling cities down below. The children also enjoyed hiking around the property, followed by the most dog-like of cats, surmising the fruit and olive trees. We had some fabulous meals, the most notable being at the local butcher's restaurant. Delicious! There is quite a steep and circuitous drive to get to the house. We cheered for ourselves each time we completed it, but the house was worth every winding turn! Nearby Lucca was a great base for sightseeing and had every convenience. Be sure to bike the ramparts!

It is indeed a place for those who enjoy our Tuscan landscape vistas, traditional interior restoration, garden design, roaming the romantic countryside, lazing at the pool, our friendly cat (note we have her under control and keep her away from the house, if you are not cat-lovers), our butcher's amazing restaurant and the 'simpatico' nature of our property manager - who you will see on film if you use the link to our own website from this site.
Lucca is indeed a delight, and, as for the steep and circuitous drive, if this puts you off, again you are not the right people for our house: this is Italy, and the Italians build some amazing roads, including the 2.5km/1.5mile incline to San Macario in Monte, which has proved passable (mostly in hire cars) by all those who stay with us - that is, if you are not so distracted by the olive groves and vineyards on the way that you never get there!

Treasure in Tuscany

There can be no more wonderful way to start each day than to wander out on to the lovely terrace here, breathing in the herb-scented air as you savour the breathtaking view over the valley below; and few more memorable ways to end the day than to have dinner on the terrace while the sun sinks behind the mountains and the lights of Pisa twinkle far below.
But it is not only the spectacular scenery that surrounds that makes it so special. Equally memorable is the farmhouse villa itself, which has been elegantly converted, using a wonderful synthesis of traditional Tuscan materials and modern luxury. It offered everything we could ask for in terms of comfort.
The very well equipped kitchen is spacious and the bedrooms beautifully furnished, with excellent en-suite facilities. The large living room, with its comfortable furniture and inviting fireplace, huge library of DVDs, CDs, books and games, is an inviting place to relax. We found everything in excellent condition, spotlessly clean and well cared for, and the attention to detail was superb. There is plenty of living and storage space, and the stone floors and marble fittings made the house refreshingly cool, without having to use the air conditioning, on even the hottest July days. The additional bunk bedrooms, whilst sparsely furnished, serve well for teenagers or unexpected guests.
High on the list of Il Fienile’s many attractive features is the infinity pool. Set in an attractive rock garden on the highest terrace, it is idyllic. It is tempting to spend the entire day here, floating in the warm water and simply gazing at the spectacular views. For rustic peace we also lazed under the oak tree or in the newly-planted orchard, shaded by olives. Our taste buds would love to return for the olive harvest weeks in November, or asparagus weeks in the Spring...
Our stay here was made all the more perfect by the friendliness and helpfulness of the house’s manager, Emilio, who was welcoming and always happy to answer any questions, and his staff. The booking and billing is handled by Arnie in the UK, and again everything worked like clockwork, without any disappointment.
Many interesting and beautiful places lie within easy reach of A Capo, but we loved the house and grounds so much that we hardly wanted to go anywhere else (well, no further than the local butcher’s unbelievable restaurant).
Our stay could have been improved only by being longer.
