Casa del Cinguettio is a stone villa with stunning views over the Spoleto valley & situated below a medieval castle . Set amongst olive groves, it is not remote but feels completely private. Recently restored, it is of traditional Umbrian construction with chestnut beams, terracotta roof tiles, shutters, & travertine & terracotta floor tiles. The comfortable sitting room has an open fireplace which together with central heating makes the house very cosy in winter. There is a large kitchen with dining table & chairs leading to a spacious terrace with table, chairs & BBQ. The pool is large & beautiful & is built into the hill terraces below the house, amongst the olive groves, with areas for sunbathing & outside eating. The pool is not overlooked. There is a fridge-freezer, gas hob & electric oven, a dishwasher & a washing machine. The en suite bathrooms have state-of-the-art showers. Linen & towels are provided. Throughout the grounds are many quiet places to sit & read or relax.

Umbria is rich in history,architectural sites and nature. Assisi and the Basilica of St Francis are only 30 min drive away.The ancient city of Spoleto offers the Roman Theatre, Druso’s Arch & the Torre del Olio, from which the people poured boiling oil on Hannibal when he threatened the city.There are beautiful examples of Romanesque architecture in Spoleto and Assisi & magnificent Renaissance buildings can be seen in Perugia, Gubbio and Todi.Nr Perugia, it is possible to visit the Ipogeo del Volumni, an Etruscan tomb. For spectacular scenery,a visit to the Piano Grande at Castelucchio beyond Norcia is a must. The spectacular Marmore Falls in the Val de Nera are the highest in Italy. The Fonti del Clitunno, the ancient Roman spring,is just north of Spoleto. Mount Subasio towers above Assisi with a National Pk to explore. Via da Roma, a pilgrim path from Canterbury to Rome, passes near the house & one can walk it through olive groves & hillside paths. Other picturesque walks abound.

  • The bedrooms each have their own bath/shower room. Each bedroom has an air conditioner and top quality bedlinen is supplied. The beds are new with good quality firm but comfortable mattresses. Plenty of pillows and duvets are supplied.There are bedside tables with reading lamps, a wardrobe, a chest of drawers and mirror in the two double bedrooms. The twin room has bedside tables with reading lamps, a large chest of drawers, mirror and hanging hooks. Bedroom One has a mezzanine floor with two 34inch wide pouffes which fold out to become single mattresses. The 2 double bedrooms are on the first floor. The twin room is on the ground floor. There is also a sofa-bed in the sitting room.

Notes: The situation of the house is superb. Nestling amongst the olive groves on the side of a hill, Casa del Cinguettio takes its name from the only sound that you will hear in this idyllic setting – Birdsong. Built into the terraced olive groves below a 12th century castle built by the French family Champeaux, and with Spoleto visible in the distance, Casa del Cinguettio offers the chance to spend time in an authentic rural Umbrian house while taking the opportunity to explore and discover the delights of the surrounding area. Casa del Cinguettio combines Umbrian architecture with a stunning interior. The 17th century house had lain ruined and unoccupied for many years until I undertook a 3 year program of complete restoration, working with two very talented local architects. Restoration of the house was completed in 2008. The only compromise to an ancient Umbrian experience is the beautiful swimming pool with paved areas at each end for loungers and chairs. Complete privacy - a perfect place for relaxation

We had a wonderful holiday here last August and would love to return. Although the house is quite close to good local village amenities and only a short distance from Spoleto (characterful historic town with excellent facilities, supermarkets and restuarants) it feels utterly private. It is perched on the a hillside topped by an scenic walled medieval castle. It is not overlooked and the view across the valley and to the hills beyond makes you feel is if you own the landscape. There is a large pool (cleaned regularly) on the lower edge of the property next to the hillside - when you are swimming in it you feel as if you are suspended in space. Our first night we swam in the dark looking at the twinkling lights down in the valley below.

The house is very comfortable inside with good kitchen space and a cosy living area. It is large enough for eight people and the sleeping arrangments make it possible for two families or three couples to have their own space. Each bedroom has its own very luxurious en-suite with huge showerheads and stoine and natural tile flooring. We very much appreciated the high finish to the interior design- real stylistic flair has gone into the house's decor. There are a number of different spaces outside for subnbathing and eating, and a barbecue (most nights we had a barbecue and ate as the sun set over the valley). But there are also many good local restaurants. My children found the whole place idyllic. Although we had planned to do a lot of sight-seeing (there is a lot to see locally) we found ourselves so seduced by the house and its setting that we spent most of our time there. This is a great place for a really relaxing holiday.

This is just a brilliant rustic house that couldn't be more Umbrian. There was a gorgeous castle behind and donkeys grazing in the olive groves opposite. The interior seems to have had a brand new fit-out so it was spotless and the taste of furnishings was really stylish. Also each of the double bedrooms had its own bathroom (each different but with natural stone, simple but somehow luxurious too) and this meant that we all had complete privacy. It made it really easy to share with friends.

We couldn't have had a better holiday, sitting on the terrace or floating in the pool seeing Spoleto in the distance but far enough away to feel completely at peace. The local restaurants served the best of regional cooking and everyone around was wonderfully friendly.

We have been raving about this house to all our friends. I couldn't think of a thing missing. You need a car to get there - but this means you are not near a main road or anything noisy.

We're going to book for a week or two every year!
