4 double/twin bedrooms + cot, on Earlston Hill with breathtaking views

This C.17th farmhouse, nestled on the South side of its steadings development, provides light and comfortable accommodation in four bedrooms. Two bedrooms share a family bath and shower room and the other two share a shower room and loo ensuite.

Whilst relaxing in the sitting room from your day's sortie out into the historic reiver territory, let your eyes relax as you lose yourself in the commanding Southerly views. The playroom and two of the bedrooms share this same stunning aspect.

If you just want to stay in, there is a playroom for the children, with a quarter-sized billiard table or almost an acre of field to play in.

The large, eat-in kitchen is well equipped, with an oven, roasting micro-wave, fridge-freezer, washing machine, dish-washer and the usual range of cooking utensils.

There are three large double bedrooms with ample hanging space and the children's room has twin beds. The cot can easily be moved between the rooms.

• Earlston town is half a mile down the hill, where there are pubs, a post office, local supermarkets and a various takeaways.

• Glentress Forest, 25 miles away near Peebles, is a haven for Mountain Biking and is reputed to be the best centre in Europe, with an excellent café and bike shop with rentals, demonstrations, lessons & events. The landscape is outstanding and it is well worth a trip as the paths are designated for bikers or hikers.

• Stay in August to visit Edinburgh Festival only 35 miles away.

The farm land around the house is worked and there are lots of historic, touristic and activity things to do and see ion the general area. N.B. Fabulous get Away

We spent 4 days in the property over New Year and would suggest to any family or group of friends to take advantage of this brilliantly placed accomodation. Easy to get to from the A1 as we found from Newcastle, the porperty is set with stunning views across the countryside and 20 minutes walk from a most accomodating town of Earlston (most notably the pubs) . The rooms are very spacious and provide more than sufficient warmth and light to make the stay extremely relaxing. The kitchen has all amenities required and the games room allows children/the gents to be kept entertained. I would thoroughly recommend staying here for 3-4 days up to a week as the cost is extremely reasonable, with the allowance of pets as well. The owner was very helpful throughout on directions and setting the property up in a clean and efficient manner. This is a "must" holiday cottage for those looking for a break in the beautiful countryside of Scotland whilst enjoying the locality of a very friendly town - would definately recommend!!
