1 Dedicated double bedroom with private wash area and balcony,1single bedroom with private wash area music studio with double bed facility, 1st floor aperitif/reposing area with garden view, dining /breakfast/sitting room area ,1 shower and toilet room/kitchen with direct access to external summer eating area with dedicated 10 seater oak picnic table and barbeque plus2nd rear garden eating facility on elevated stage under a shady tree. Drive in front drive out rear easy access for cars on private road. Gascon style roofing adapted with velux windows for ample light with extra enormous double glazed windows. Gas cylinder provides energy for cooking and hot water.Washing machine, micro, TV DVD, coffee machine,clothes dryer, Hi-Fi all crockery and cutlery glasses etc provided with bedding, etc. Music studio has electric piano, top class jazz drum kit, amplification, microphones and a PA system.

Close to the undulating hills that stretch across to the bastide towns of Mirande to the east and Plaisance to the west the house is 8 kms from the famous jazz town of Marciac which plays host to 20,000 jazz loving tourists every day during the first 2 weeks of August.The air is the cleanest in France and the weather from June to September is nicely warm and usually dry.Of historic interest is the nearby village of Bassoues with its impressive 12th century tower and panoramic views through the walled archway at Montesquiou. Marciac has a beautiful tourist lake and modern swimming facilities for children.

Eating outside at he dedicated picnic table area is an enjoyable experience for lunch and evening meals as well as late breakfasts. The barbeque area away from the eating table provides easy outdoor cooking but the kitchen opens onto the eating area as well. Indoor eating for breakfast is sometimes preferable if there is a dew in the morning and if there is any rain..not very often between June and August.
