Holly Tree Cottage is a completely separate part of a Victorian house in a pretty village, less than 100 yards from the local pub (with excellent food) and the Post Office/shop. Parking for one or two cars is in our own courtyard away from the road, and the cottage enjoys the best access to the garden through French windows. Catfield is located midway between the National Nature Reserves of Hickling and Barton Broads (four adults bicycles are available for exploring), and is an ideal base for nature lovers, with many RSPB, Norfolk Wildlife Trust and other reserves within a short drive, one of the main reasons why we moved here in 2007. Boat hire of all types is available locally at Potter Heigham, Sutton and Stalham. The Norfolk coast is just 5 miles away, with beautiful, long unspoilt beaches, and many pretty villages and beauty spots within easy reach. Norwich, with it's fine cathedral and medieval feel is 15 miles away, and Wroxham, the capital of the Broads just 8 miles.

We're in the heart of the Norfolk broads with beautiful locations like How Hill Nature Reserve, Blickling Hall and Horsey Mill (National Trust), and miles of unspoilt Norfolk beaches. Within easy cycling distance you can hire anything from a canoe to an electric day boat to a river cruiser to explore the Norfolk broads, or take a ride with one of a number of passenger boats. We are enthusiastic nature lovers, in the process of going green - we have a wood boiler and rainwater harvesting tanks, with solar panels, an electric car and roof-mounted photocells planned in the near future!

Additional information about rental rates

  • Following some extensive building work on the main house during the winter, the cottage garden is not as tidy as we would have liked (but not that bad either!). In addition, we're just starting up this year and for sure won't have everything right yet, so we've taken these factors into account when setting our rates for this year.
    However, we successfully ran two holiday apartments for five years while we lived in Italy, so we're not exactly beginners either, and, of course, we're always very open to suggestions from our guests, and will do all we can to make your stay with us relaxing and enjoyable.
  • Bookings will be confirmed following payment of a non-returnable 25% deposit, preferably by direct transfer into our UK bank account, with the balance payable at least 4 weeks before you are due to arrive. The keys to the cottage will not be released until full payment has been received.
    Please note that we cannot take payments by credit or debit cards.
    We'll be in touch by email a couple of weeks before you are due to arrive, to make sure that all is well, and to answer any final queries you may have.

  • The main bedroom (first floor) has an original Victorian double bed, wardrobe and chest of drawers. The second bedroom (also first floor) has a low beech double bed and has a built-in wardrobe and bow-front chest of drawers. The kitchen, living room and bathroom are all on the ground floor, and so if you have a member of your party who prefers not to use stairs, we are happy to install a single bed in the ground floor dining room. Please note that, although the cottage can sleep up to 5, the facilities are ideally suited for a maximum of 4 people!

Notes: This is our first year in letting out Holly Tree Cottage, and we have plans to improve many of our facilities with time. We have an outside covered seating area and barbecue ideal for eating and socialising during warm evenings. Further down the garden we have a good sized pond with an adjacent swing seat which is a lovely place to sit and read the papers in the mornings. The cottage has central heating fed from our wood boiler, as well as a wood stove in the lounge for which fuel is supplied.

Pets: We are great animal lovers, and are quite happy for you to bring one or two well-behaved dogs with you. We have Lucy, a Romanian mongrel dog about 9 years old (of course there's a story there!), and Beeza the cat, who's very friendly and talks endlessly.

The owners, Cynthia and Mike, together with their pets, made us very welcome. We were delighted with the facilities provided - which exceeded our expectations and we were particularly impressed with the cleanliness of the accommodation.
The quiet village location allows ready access to all Broads activities and Norfolk attractions - even using the hourly (as it was) bus service.
