Ground floor: Ground Floor The entrance hall leads to a very spacious triple aspect split-level open-plan lounge with electric pebble living flame feature fireplace and a large corner lounge suite. Entertainment is provided by a 40' Sony Bravia flatscreen TV with DVD and VCR. SKY +HD (including full package and sport) is also connected. There is also a wireless Broadband connection. There is a dedicated dining area with a solid pine 12 seater dining table. Solid pine floor. The lounge/garden room has a sky roof featuring solid pine beams, two leather couches and solid pine flooring. Double French doors open out onto an enclosed and very private level garden. The garden also features views over open fields to the dunes and sea, including Baggy Point and Lundy Island. The modern solid pine kitchen features a ceramic and granite hob island with halogen lit extractor hood. All the appliances are integrated and include a dishwasher, washer/dryer, tall fridge, separate 3 drawer freezer unit.

Outside: The Balcony/Deck. Measures 12ft x 27ft approx. Accessed from Bedrooms 1 and 2 (upstairs) this is an outstanding feature of the house. It enjoys open views across fields to the sea. Panning left to right in a 270 degree sweep the view begins with Saunton Down (bring your binoculars, you might see various wildlife including Foxes and hovering Sparrow-Hawkes and Buzzards (hunting for field-mice). Hartland Point with it's lighthouse. The Sea, Lundy Island, More Sea, Baggy Point including the winding cliff path. It is even possible to wave to your kids on the tallest sand dune! Finally looking to the north, you can see a fascinating view of the northern side of the Bay. There are great sunsets to be seen from here and it's a great place to sunbathe with a Pina Colada!

cont...: The enclosed garden at the rear and side, with large decked area and garden furniture, is a real sun trap. There is an access door to the driveway at the front leading straight onto the patio which is ideal for stripping off wetsuits etc. (There is an outside tap at the front too for washing wetsuits, sandy feet etc.) There is also a large shed ideal for surfboards, mountain bikes etc.
