It is a two-storey property set in a residential area of newly built townhouses and apartments. Inside there is a large through lounge with dining area which leads out onto a terrace with a superb view of the River Arade and the new road bridge. It is furnished to a high standard and Satellite TV, DVD and CD player are provided. The well-equipped kitchen, including Cooker hob, oven, fridge/freezer, washer, kettle, filter coffee machine, microwave, toaster and sandwich maker, also has access to the terrace. Just off the lounge there is a guest toilet/washbasin. Upstairs there are three bedrooms, one with en-suite and the other two both have a terrace. There is also a large bathroom.All the bedrooms have ample sized fitted wardrobes. Stairs down from the kitchen lead to another toilet before reaching the huge garage which can be used as an indoor play area. There is a small drive and enclosed garden outside.

The coast is a short drive away with a selection of lovely beaches. Ferragudo is about 10mins, a charming, typically Portuguese fishing village which has retained much of its past, and along the coast road towards Carvoeiro there's a number of beaches to choose from - Praia Angrinha, Praia Grande, Pintadinho, Caneiros and then Carvoeiro. here you will also find cafes, restaurants and shops. Praia da Rocha is another excellent spot, , with plenty of places to wine and dine until late or just enjoy the beach during the daytime. The Slide & Splash Waterpark is 10mins from the house as are the Gramacho & Vale da Pinta Golf courses & Academy. The course at Silves is approx 15 mins and there is a 9 hole(two sets of tees) at Vale de Milho. Further afield Alto Golf & the Penina courses near Alvor, & many others. Portimao is a buzzing town with its shops, riverside cafes and restaurants. About 30mins east you can visit the Algarve Retail Park, Aqualand & Zoomarine.

Local Amenities: There a several local restaurants within walking distance of the property. A mini supermarket is situated less than 5 mins walk away but several larger ones are available with a 10min drive. A short walk towards the river there is a children's playground and nearby the Marina where water skiing and jet skis are available.

Golf: The Pestana owned courses Gramacho, Vale da Pinta and Academy are just 10 mins away. Both are designed by Ronald Fream and have hosted championship events. The course at Silves, about 15 mins, is also part of Pestana Golf, and most holes offer spectacular mountain and valley views overlooking palm trees and olive groves. Vale de Milho is a 9 hloe course with two sets of tees designed by Dave Thomas, excellent for beginners and for experienced golfers to concentrate on their short game. Alto Golf near Alvor, a recent addition to the Pestana group, is designed by Sir Henry Cotton and features Europe's longest par 5. Morgado do Reguengo has two Championship courses, Morgado & Alamos, nestling on the lower slopes of the Monichique hills. West of Alvor is the famous Championship courses Penina, a Sir Henry Cotton masterpiece, which also has a 9 hole - Resort Par35 & a 9 hole Par30. Eastwards there are many more including Salgados & Sheraton Pine Cliffs, & the seven at Vilamoura.
