This large converted Watermill is in a quiet country location and has an upper floor grand salon, with comfortable seating area, dining area seating 10, juliette balcony with views over fields and large French doors to a balcony with panoramic views to Sidlaw Hills and access to the garden, kitchen/family sitting room, family bedroom suite, comprising double bedroom, small children's bedroom with bunk beds and ensuite shower room, ground floor en-suite double bedroom, with french doors to a raised decked dining area and two twin bedrooms which share a third bathroom. There is a garden to the east with a children's playhouse, a garden to the north and a courtyard which affords parking for up to 6 cars. The mill is on a farm in Tealing, a small village between Forfar & Dundee, and is ideally situated for golf at Carnoustie, Gleneagles, St Andrews & Rosemount.Tealing is a short drive from Glamis Castle and Kirriemuir, the gateway to the Angus Glens and numerous east coast beaches.

Tealing is a village to the north of Dundee and lies at the foot of the Sidlaw Hills. Balnuth Farm is tranquil mixture of traditional residential properties, arable farming and equestrian establishments. The farm is 1.5 miles from the A90 with easy road links to Edinburgh,Glasgow & Aberdeen. Dundee, a popular shopping venue is home to the Discovery, famed for Captain Scott's fated South Pole expedition and Verdant Works, a working Jute Mill Museum.Tealing is 10 miles from Carnoustie 18 from St Andrews 15 from Rosemount & 30 from Gleneagles,making it an ideal base for a golfing holiday. There are a number of local golf courses within a 5 mile radius. The Angus Glens renowned for hill walking and other leisure pursuits are 20 miles to the north west. Glamis Castle the childhood home of the late Queen Mother, is 10 miles to the north. Fishing venues abound through Angus. A number of small traditional north east fishing villages and secluded beaches are a short picturesque drive away.

Bedrooms 3 & 4 are adjacent to each other downstairs and each have twin beds. The family bathroom, with shower over the bath is annexed to these rooms.
