This beautifully restored, traditional house is arguably one of the nicest properties of its kind in the region, especially as it benefits from superb, uninterrupted panoramic views of the Gran Sasso mountain range and its surrounding valleys. A perfect setting for a perfect holiday. Accommodation comprises a large, open-plan, fully equipped kitchen and dining area on the ground floor. This continues into a living room where, as well as an open fire, there is a double sofa bed. On the upper floor there is a spacious double bedroom with Paris-style balcony and shutters. A smaller bedroom has a guest bed under the main single bed. The shower room,with bidet, is on the upper floor. Across the entire front of the house is a large terrace - perfect, not only to watch the sun rise and set but also to enjoy al fresco dining. The house is not overlooked by any other property.

The house is located in the historic centre of Arsita in the mountainous region of Abruzzo, Italy. The village has two bars and two restaurants. There are several 'agriturismi' in the surrounding area offering a choice of local cuisine. Two mini-markets sell a wide range of basic provisions - bread, milk, meat (the pork chops in the village centre shop are especially recommended) and fresh, locally grown vegetables and fruit. Also available are a bank, post office, hairdresser and a pharmacist. Arsita is about 50 minutes drive from the main Abruzzo airport in Pescara and about 10 minutes drive from the larger community of Bisenti. Penne, a larger medieval market town, is about 30 minutes away. The surrounding valleys and mountains provide stunning scenery and places such as Castelli (well-known for its ceramics), Atri, and Santo Stefano di Sessanio are all within easy reach and well worth visiting.

Notes: There is a Bose ipod sound dock available to listen to all your favorite music. There is a public swimming pool at Bisenti which is a 10 minute drive away. The open stairs may make it unsuitable for young children.

Beaches: If the Adriatic coast beckons, then some of the best of Abruzzo's beaches are all within an hour's drive and all Blue Flag: Alba Adriatica, Pineto, Silvi, Giulianova, Martinsicuro,Roseto degli Abruzzo.

Skiing: Prati di Tivo Open from December to April, Prati di Tivo is the nearest ski resort on the slopes of the Corno Piccolo. Located just above Pietracamela, it is within an hour's drive from Arsita. There are plenty of facilities such as restaurants and cafes and ski hire. When there is no snow, it is a superb resort for walkers, as many walks up the mountain start from here. There is a chairlift at Prati di Tivo that takes you up to Arapietra at 2012 metres. From there it is an hours walk to Rifugio Franchetti, which is the highest rifugio on the Gran Sasso at 2433 metres. The refuge is open in June, July, August and September and has 20 beds and a cafe.

How to Get Here: Pescara Airport is within an hour's drive from Arsita. RyanAir has daily flights direct to Pescara from London Stansted, Brussels and Frankfurt Hann. Rome is within a comfortable three-hour drive on the autostrada A24 from Arsita. RyanAir has daily flights to Rome's Ciampino Airport from London Stansted, Dublin, Glasgow, Edinburgh, East Midlands, Dusseldorf-Weeze, Frankfurt Hann, Karlsruhe, Liverpool and Stockholm. National airlines fly to Rome's Fiumicino airport. Ancona is within a two-hour drive to Arsita. RyanAir has daily flights to Ancona from London Stansted. Buses call at Arsita. Other Activities: Local religious and food festivals - annual 'sagra del coatto' second weekend of August to include food, wine and music street parties.
