CASA FUNDA is a large, elegant villa with private pool and terraces sitting on 6000sq metres (roughly 1 acre) of grounds with olive, carob orange and lemon trees, bougainvillea, palms and yuccas. The property has 5 bedrooms, ALL WITH AIR CONDITIONING ( a small charge will be made ), one of which is a studio flat complete with second kitchen and bathroom, attached to the property but with separate entrance. It is not let separately. In the main house there is a large drawing room with satellite flatscreen TV, patio doors to terraces and pool, separate dining room for 12 also with patio doors, fully fitted kitchen with dishwasher, master bedroom w/ queen sized bed, patio doors +ensuite bathroom , family bedroom with double and single bed and ensuite bathroom and two twin bedded rooms. There is a third bathroom downstairs. The studio flat, with its own terrace and distant views to the sea, has a large bathroom, a fitted kitchen and can accommodate up to 4 people in single beds

CASA FUNDA is a 7 minute drive from Tavira, an elegant town with a roman bridge, small cobbled alleyways, medieval squares, a great nightclub, innumerable restaurants and riverside cafes and a vibrant fish, fruit and veg market. 5 minutes' away is an ancient, charming fishing village, Santa Luzia where you sit outside and dine on freshly grilled fish or take a water taxi to kilometres of unspoilt white, sandy, underpopulated beaches. For nature lovers there is the RIA FORMOSO nature park along 100 miles of protected coastline, with hides for birdwatching. It iis also the home of the Portuguese water dog (remember Bo?) and there are daily demonstrations with the dogs. Bike hire is easy, both mountain and regular bikes. The hills around the villa are breathtaking beautiful Casa Funda is 25kms from the Spanish border. Seville is only1.5 hrs away. It is one of the world's most beautiful cities, full of architectural treasures and tapas bars!

Notes: We are in the process of a huge landscaping job to create new terraces to the front of the house, so one can read, doze or dine in peace away from the pool. There will be new landscaping to the pool area too, with a fountain and new trees and shrubs.

This autumn we are embarking on a huge landscaping program which will create a second,large, terraced dining area away from the pool and the noise for reading, siestas, etc. We will further landscape the garden, adding a fountain/pond feature and planting more fruit trees, bamboo, bougainvillea etc. We will also create paths for strolling through the entire property. We have already upgraded the house by installing air conditionning, a huge flatscreen satellite television, internet access upon request, new curtsins etc.

A large well equipped villa in a rural location, with gated access off a quiet side road. The owners met us on arrival and had a quick response to any questions.
Probably the best equipped we've stayed at with attention to the essentials that you always end up buying like washing up liquid,dishwasher tablets,salt,vinegar BBQ coals etc, even had a pair of reading glasses!!
Very spacious accomodation although partly closed off as there were only 4 of us, had the facilities & space of a 6 bed villa at 2 bed prices,very good value for money.
Car is essential as there is nothing within walking distance ,Tavira is a 10 min drive away, lovely old Portugese fishing village, large choice of bars & restaurants also has nearest supermarket.
If you're looking for somewhere lively with plenty of nightlife then this is not for you , but if you just want to chill out and take in some of the original Portugese culture then you'd have a job to find anywhere better.

This is a rural 'away-from-it-all' property with plenty of space, easy to find and secure.

We (family of 4) found the coast was only reachable after a short drive but the pool facilities at the property are very good. The beach at Isle de Tavira is large and clean with good facilities.

The local amenities again, are a short drive away and directions are reasonable. The local town (Tavira) is a lovely place for an evening visit and something to eat. Similarly, Villamoura isn’t that far away either.

The property was built 20-25yrs ago and we found that it is in need of some elements being modernised. A new TV and Freesat has been provided which gives you access to the usual UK channels so you can stay in touch however:
- the hot water was really far too hot for a property with children,
- only one shower worked well enough for comfortable showers (oddly low water pressure, old shower mixer systems and changing from very hot to quite cool randomly)
- the furniture and kitchen equipment/utensils were functional but not modern
- the fridges (were old)
- the two (gas) ovens need to be lit by hand
- air con is available in the bedrooms (the ones we were given access to)

Overall, this property is in good sized grounds, is ideal in size and location if you are looking for remote and rural. You will not be disturbed by traffic (the main road to Faro is close by, can be heard but is not intrusive). The pool is excellent for families and there is a good supply of toys for the kids to play with.

With modernisation, this would make an excellent property and be more comparable with other properties within the Algarve region
Owner's Response: We have addressed the issue of the hot water and are reviewing water pressure etc. We are buying a new, modern cooker for the kitchen.

This autumn there will be a huge landscaping project to make the garden even more attractive and create a large, elegant eating/drinking area away from the pool.

Furniture, kitchen ad kitchen equipment are not new, but we believe this is reflected in the price of the villa; to have everything spanking new would markedly increase the weekly rental price. We felt that especially this and next year price was more important to the client than age of equipment.

Since buying the villa last April we have made marked improvements, such as putting air conditionning into ALL the bedrooms, a new state of the art flat screen tv with satellite, new curtains, childrens' toys, lilos, etc. these improvemnents will continue into 2010.
