The Waterside is located on Sunset Lakes a private gated community in a conservation area 4m from Disney and a 5 minute drive to 24hr supermarket, shops & fantastic selection of restaurants. Our spacious villa has 4 bedrooms (sleeps 10), two of which are master suites and 3.5 bathrooms. The 2 storey villa is fully air conditioned with high vaulted ceilings and a large private screened pool & deck inc. toddler pool area, overlooking a beautiful lake. The bright open-plan downstairs area has a lounge that opens on to the pool area via patio doors, kitchen, breakfast area, formal lounge, utility, toilet & downstairs master with ensuite. The galleried landing leads to a second master with ensuite bathroom & balcony with lake views, a double room, twin room and bathroom. All bed linen, towels & pool towels are provided. For young children there is a cot , high-chair, baby monitor, door gate & bed guards. Free local & international calls to landlines & free high speed wireless broadband.

Additional information about rental rates

  • All rates include a Florida Sales Tax of 13%.
    After making a provisional reservation with us, the party leader must complete our booking form and sign on behalf of all members of the party that these booking conditions have been read and accepted. Maximum occupancy of our villa is 10 persons and to comply with fire and safety requirements this must not be exceeded. Only people shown on our booking form may occupy the property.

    To confirm your booking, we will require a deposit of £100 per week within 7 days of our confirmation of your arrangements. Once we receive your deposit and booking form your booking is confirmed.

    Please note that there is a minimum stay period of 1 week.
  • Paying the Balance
    The balance is payable 10 weeks prior to arrival. Where payment in full has not been made in this time period, we reserve the right to cancel the booking and cancellation charges as detailed, will apply. If you book within 10 weeks, we will require full payment at the time of booking.

    Security Deposit
    A security deposit of £200 will be required 10 weeks before arrival. This deposit will be refunded in full once our management company provides us with their occupancy report following your stay.

    Cancellation Policy
    In the even that your booking has to be cancelled, upon receipt of written confirmation, the following schedule of charges will apply:

    More than 10 weeks prior to departure Deposit only
    6-10 weeks prior to departure 40% of total cost
    3-6 weeks prior to departure 60% of total cost
  • Liability
    We accept no liability whatsoever for any death, illness, injury or loss/damage sustained by guests or any other visitors to the home or swimming pool, or for any loss or damage howsoever caused to any property brought to the premises, nor to motor vehicles, howsoever caused, even by force majeure. Guests should ensure their own safety around the pool, especially with respect to supervising children. No glass should be taken into the pool/patio area.

    Pets & Smoking
    Pets are NOT permitted. We ask that guests DO NOT smoke in the villa - you are welcome to smoke on the pool deck.
    Our villa is available to you from 4pm on arrival to 11am on the day of departure. If you require later check out this may be possible at no extra charge but cannot be guaranteed. Please enquire at time of booking.
    The Waterside villa is thoroughly cleaned and inspected before and after every rental. Lawn care and pool care are provided on a weekly basis to ensure you have a comfortable stay.

  • The Waterside has 2 Master Bedrooms - one on each floor - both with large ensuite bathrooms. Master Suite 1 is located downstairs with luxury queen size bed, walk in wardrobe and large en-suite bathroom consisting of his and hers vanity unit, double shower enclosure, private toilet and large jacuzzi style bath. The bedroom has sliding doors out to the pool area. Master Suite 2 is located upstairs at one end of the hallway, and has the same facilities as Master Suite 1. This bedroom has a sunbathing balcony with lake views. At the other end of the hallway are bedrooms 3 and 4. Bedroom 3 has a queen bed whilst Bedroom 4 has 2 twin beds. Between bedrooms 3 and 4 is a full bathroom consisting of toilet, vanity unit and bath with shower over. All bedrooms have TVs. The formal lounge has a double sofa bed that sleeps 2. Travel cot available for use. Bed Guards available for use.

Notes: Our luxury home provides spacious modern accommodation, with all amenities to ensure your stay is one you will always remember. The villa overlooks the lake and has a beautiful pool including toddler pool area and large deck, perfect for relaxing and enjoying the views. The pool area is completely screened to keep all bugs out and has lighting and ceiling fan. The outside area has table and chairs to enjoy Al-fresco dining, plus sun loungers and chairs and a pool light to allow enjoyable evening swimming. Our modern kitchen is open-plan and overlooks the family room and breakfast nook with table and chairs. It has all mod-cons - dishwasher, microwave, fridge/freezer, oven, coffee-maker. Also downstairs is a half bathroom, plus Laundry room with washing machine, tumble dryer, ironing board and iron.

Sunset Lakes is a short 5 minute drive to a 24hr supermarket shops and a fantastic selection of restaurants. Also in close proximity are the many superb golf courses and shopping opportunities! Had a wonderful holiday here in May/June 2009.
There were four people in our party and we had tons of room! The property was beautifully clean and well maintained with every convenience you could wish for.
Fantastically situated - close to all the attractions but on a quiet, gated community which provided a real 'home from home'.
Pool was ideal after a hectic day at the parks and was well equipped with loungers and outdoor furniture.
Very close to a supermarket and local restaurants. Five minute drive from extensive selection of restaurants and HUGE Target supermarket which had everything you could ever need.
Children loved the accomodation (daughter fell in love with the walk in closets!).
Fabulous holiday in a superb villa! Would not hesitate to recommend to anyone visiting Florida.
