Casa Carlotta is split into two extremely spacious apartments, one on the ground floor with its own entrance to the side and one on the 1st floor which is sometimes occupied by the owners. The stables conversion has two large living areas tastefully furnished and finished with light stone floors throughout. The main sitting room has a working open fireplace. There is an additional sofa bed in the second living area for extra guests should it be needed. Off a wide hall way are two triple bedrooms, 1 twin bedroom, 2 lux bathrooms & lge kitchen. The bespoke hand built kitchen/ breakfast room is complete with oven, hob,dishwasher and separate utility room with washing machine. There is a large dining table & chairs and it is fully equipped with everything to make your stay comfortable. The two large bathrooms are fitted with contemporary italian fittings, double sinks & double shower. Outside the lovely mature garden & terrace has hammocks in trees, BBQ, Pizza Oven & Swimming Pool, 10x4m.

The house is surrounded rolling hills of vineyards & fields of sunflowers .This idyllic rural retreat is the perfect place to relax and enjoy Le Marche’s charms. With its glorious views, private pool and proximity to both the sea and medieval towns, this is an ideal location to spend a relaxing holiday. The nearest small village is San Vittore is 5 mins drive away with local shop ,bakery, bar & good restaurant. 15 mins away is the walled town of Jesi with many shops, bars restaurants, banks etc...and the pretty Pergolesi theatre.The larger towns of Ancona,Macerata, Urbino and Ascoli Piceno all offer a wealth of Rennaisance architecure and excellent shopping throughout the old cobbled streets and piazza's. The lovely beaches of the Adriatic & the Conero Coast are about 25 mins drive away as is the Cingoli Lake & Verde Azzurro Water Park.

Additional information about rental rates

  • Prices are based on up to 8 sharing. Subject to availability we will be happy to discuss rental terms for smaller parties or indeed for longer-term lets. Included in rate is a welcome pack including a bottle of wine, bread, milk etc., just to help make sure that you start relaxing and enjoying your holiday as soon as possible. The property will be fully cleaned just prior to your arrival and beds made. End of stay cleaning, electricity, gas, (*) hot water, solid fuel for the open fire, one weeks supply of bed linen and bathroom towels. Guests staying two weeks will have a change of linen and the house will be cleaned after the first week. Should you require additional cleaning this can be arranged at an additional cost.
    (*) In the winter months as central heating is very expensive in Italy, heating will be charged separately based on meter reading at the beginning and end of rental period.
    House towels not for use around the pool or the beach. Please provide your own beach towels.
  • A non refundable deposit of 25% of the total price is required to secure your booking and payment must be made within 7 days of the confirmation of availability. Whilst we will hold your provisional booking made by email, please confirm this in writing to secure your reservation.
    Upon receipt of your deposit we will confirm your booking in writing and will also send you detailed instructions on how to reach our house. The full balance is then due 8 weeks prior to your arrival, however, if your reservation is made 6 weeks before your holiday commences, then we will require full payment at the time of booking. No reminder will be issued. Confirmation of the booking and payment of the deposit constitutes acceptance of these terms and conditions.
    During July & August the minimum letting period is 2 weeks and prices are based on up to 8-10 people sharing. Subject to availability we will be happy to discuss rental terms for smaller parties or indeed for longer-term lets.
  • A security bond of £350 will be added to your final payment. This will be returned to you within fourteen days of the end of your holiday when the property has been checked for damage and breakages and the keys have been returned. The security bond also covers your house keys which are charged at £100 each if lost or not returned. This may seem a lot to replace keys, however, for security reasons only 2 keys have been manufactured for each custom built door and in the event of any being lost, new keys will have to be made utilising the original specifications.
    If the property and especially the kitchen and bathrooms are not left in a reasonable state and require extra cleaning, this cost will be deducted from the bond. In the event of any breakages, damages or items that require repair or replacement, any costs will be deducted from the bond and the balance will be refunded with the repair/replacement receipts.

Bathroom 1 is fitted with His & Hers basins & a roomy shower with floor to ceiling glass surround & Bathroom 2 also has a Double size glass shower enclosure with lots of space. Each bathroom is fitted with a WC & Bidet as well as showers & basins.

  • It should be noted that the Triple rooms are very spacious, light & airy as is the whole apartment, making it ideal for two families or a group of friends. Both the triple rooms have doors which can be opened to the gardens. Decoration is clean cool white throughout with contemporary furnishings & tiled floors making it extremely comfortable in the heat of the summer. Linen & Towels provided. There is also a travel cot and high chair available should you be travelling with a baby. Sleeps 8-10. 2 Very Large Triple Bedrooms with double bed & single daybed in each. 1 twin room with two single beds. Plus large double sofa bed in one of the living rooms for 2 additional guests if needed.

Notes: The villa is very family friendly and offers plenty to keep the children amused while you relax around the pool and take in the Italian atmosphere. The property is fully self sufficient and the new hand built kitchen contains a washing machine and dishwasher & microwave. All bathrooms have new luxury italian fittings and good showers.and have been finished to a very high standard. It should be noted though that the swimming pool is not fenced and so may not be suitable for very young children. Children should be supervised at all times. There is an outdoor shower for use before and after swimming. Wheelchair access is possible although there is a small step up to Sitting Room 1 and one of the bathrooms and the twin room. The remaining rooms are on one level & have wide doorways. No special bathroom facilities though.

Casa Carlotta is a beautifully renovated house set in the rolling hills of Le Marche`.
We rented the ground floor apartment and found it very spacious and well equipped. There are beautiful floors throughout, with very stylish bathrooms and a modern, comfortable interior.
There is a swimming pool in the the large secluded garden and, as well as garden furniture, there are hammocks and even garden lanterns provided!
A car is essential at Casa Carlotta as it is surrounded by lovely hill towns like Staffolo and Cingoli with really good restaurants and stunning views.
The Tavingnano Vinyard opposite the property is very welcoming and the wine is excellent!

Would not hesitate to recommend this property to friends.
