The property's strategic positions allows guests to visit some of the most important Umbrian cities of Art such as Todi, Perugia, Spoleto, Assisi, and also famous Tuscan centres such as Montepulciano, Pienza, Montalcino and Siena. Furthermore, due to its vicinity to the entrance of the motorway, adventurous day trips are easy to make and fun to do, especially visiting unforgettable places like the Vatican City, Rome. Swimming Pool: Open from the last Saturday in April to the first Saturday in October, the swimming pool is in front of a spacious portico (belonging to the dependence), in a dominating position overlooking the Vineyard which surround the property. The rectangular shaped pool measures 17 x 4 m. and has a depth of 1,70 m. The area surrounding the pool is equipped with table, chairs, and umbrellas. There is also an external heated shower.

Park: The villa is surrounded by two hectares of land, in part used as a garden with secular trees and lawn with olive trees. The property has a large veranda which is directly accessible from the dining room, where there is also a dining table, ideal for eating outdoors; there is also a corner living room with a wicker sofa.
