The Boat House stands on a hillside just above a small lake. It is a cantilevered, two storey, oak framed building with a half timber gable and pink Rosemary roof tiles. A steep spiral staircase gives access to the upper floor. The lounge boasts an original fireplace and hearth tiles, which are now over 100 years old and has Satellite TV with DVD. A door from the lounge, gives access onto the high level balcony which runs along the front and down the side of the lounge area. Downstairs is an open plan dining and kitchen room. Cutlery, crockery and glassware are provided and the kitchen equipment includes a fridge, freezer, microwave oven, oven and hob, kettle, toaster, dishwasher, washing-dryer and pay phone. A second door from the lounge gives access to the master bedroom, with king sized bed. The en-suite bathroom has a bath, separate shower cubicle, hand basin and WC. The bedroom has a door leading onto the balcony, and a casement window with deep sill looking out over the lake.

Rosehaugh Estate is situated on the south of Scotland’s Black Isle, within three miles of the attractive fishing village of Avoch. An ideal base for touring the unspoilt beauty spots and attractions of the Black Isle, and the grandeur and wildness of the Northern Highlands renowned for historic houses and castles, along with distilleries and museums. There are many excellent walks on the Estate which is rich in bird, animal and plant life, a haven for birdwatchers and nature lovers. Inverness a city of culture is 25 minutes drive away, with its trendy bars, contemporary cafes and excellent restaurants. Visit the famous Loch Ness and Culloden Battlefield or explore Sutherland and Caithness and the rugged west coast. The east coast has lovely stretches of unspoilt beach and shoreline and a variety of small villages and towns. Visit Moray Firth which is famous for its dolphins or try a round of golf at nearby Fortrose or simply relax on the Estate and enjoy the peace and tranquillity.
