Occupying a quiet, rural location, this spacious property commands uninterrupted views over the surrounding countryside towards the Cotswolds Hills and stands adjacent to the owners' home in grounds of nearly 5 acres. Comfortable and modern, it is well equipped with grounds comprising extensive terracing, south-facing sitting-out areas, and exclusive use of an all-weather hard tennis court and an outdoor heated swimming-pool, as well as a variety of garden games - full-size pool table, 14ft trampoline, full-size portable basketball hoop, table tennis, croquet and swing ball. Perfectly placed for exploring the Cotswolds and its many delights, it is within easy reach of Stratford-upon-Avon. A town brimming with half-timbered buildings, there are many interesting sights associated with Shakespeare to be seen; the Holy Trinity Church, and the Bard's last resting place, Guild Chapel. Abbots Salford is situated right on the border of Warwickshire and Worcestershire on the River Avon, only a few minutes from Stratford Upon Avon, 20-30 mins to the Cotswolds, Cheltenham, Worcester, Malvern, Warwick and 40 mins into Birmingham. Therefore there are racecourses, golf courses, fishing, walking, natural parks and plenty of shopping centres on our doorstep. There are many paths and bridleways down our own lane where you can walk miles in peace and quite with plenty of wildlife, bird watching, foxes, stag, deer, rivers and streams, bordering the Ragley Estate. All this can be seen from all the windows from the house as it overlooks all the countryside over to Broadway Tower in the Cotswolds which can be seen with the naked eye.

A group of 10 visited this property to celebrate their 30th birthdays for a long weekend in June.
The house was in desperate need of some modernisation and re-decoration.
The beds are very lumpy and could do with new mattresses.
The kitchen is large, with most equipment available, but could do with a new freezer.
The large dinning room table and picnic table outside are good, as will cater for lots of people to eat.
We were disapointed to have to pay each time we wanted to use the pool table.
We booked the property mainly for the use of the swimming pool, which was out of action the whole weekend. We were only advised of this when I phoned to arrange the collection of the keys the evening before our arrival. We are still trying to obtain a refund for this!
The garden is very nice and very big, with good facilities, including a trampoline, table tennis, tennis court and basketball hoop.
I think this house is better suited for families with children, as we could have rented a better quality property for the same/ less money elsewhere.
