Charming villa amidst vineyards near Rome with huge private pool

Villa Ann is a delightful two storey house, set in an acre of gardens containing orange, lemon, and olive trees, just outside Rome, amidst the famous vineyard region known as Castelli Romani, between Rome and the sea. There is a large new swimming pool in the orchard area behind the house. Villa Ann has recently been accepted as a new member of the prestigious Alistair Sawday's 'Special Places to stay in Italy'. The house consists of two independently accessed apartments, one on each floor, and most people come here as two families, each having their 'own elbow room' (yet eating together around the pool, veranda, large kitchen, etc) and sharing the rent. The ground floor consists of one double bedroom, 2 single bedrooms, bathroom, huge comfortable living room and good sized kitchen. The 1st floor consists of a living room, 2 bathrooms and 2 double bedrooms each with French windows leading out onto a large balcony with stunning views of medieval villages perched on the mountains.

Villa Ann is located 10 minutes south of Velletri in the Castelli Romani region. The surrounding houses are spaced approximately 100 metres apart from each other, so it is generally quiet and peaceful, yet close driving distance to all the facilities in Velletri, which has a population of around 60,000 people. The general area is agricultural, kiwi fruit, vineyards and olive groves. It is very easy to get into the centre of Rome, which is 20 minutes by train from the local train station. It's also fascinating to visit the sights outside Rome, eg. Pompei, Hadrian's Villa at Tivoli, Ischia, Naples, the Ponza Islands just off the coast here from Anzio, etc. The great thing about taking Villa Ann in July or August is that the blue skies and hot weather are virtually guaranteed, and the huge pool is bliss for cooling off !!
