The property is a beautifully restored farmhouse on the Lazio Umbria border, one hour from central Rome and 10 minutes from the station with direct rail to Rome and airport. It has a private swimming pool (12 x 6) and is set in 2 acres with olives, fruit and vegetable gardens. There is a large covered outdoor area (loggia) with a kitchen which is ideal for relaxing and dining al fresco. The location is rural and unspoiled and has views of nearby medieval hilltop towns. There are plenty of good local restaurants and shops selling local produce. Poggio Mirteto is 10 minutes away and has a supermarket. There are good markets at Poggio Mirteto and Gavignano. The area is excellent for walking and horse-riding is available nearby. The house can sleep up to 9 people.

The farmhouse is situated in the territory of la Sabina which extends from the banks of the River Tiber towards the Sabine Hills and the Appennine mountains. It is a landscape of rolling olive-clad foothills which rise to steeper forested mountains scattered with castles, abbeys and medieval hilltowns such as Casperia, Norcia, Roccantica, Poggio Catino and Fara in Sabina. Although it is one of the most unspoilt landscapes in Italy, Casa Rosa it is under 1 hour north east from central Rome. The beautiful Umbrian towns of Spoleto and Orvieto and are just over an hour away. Perugia is under 2 hours away. The National Park of the Monti Sibillini is worth a visit. The Gardens of Ninfa, the Monastery at Farfa and the Villa d'Este are about an hour away. Lake Bracciano is just over an hour away.
