There are two, high ceiling living rooms separated by an informal family dining nook and there is a separate more formal dining area too. Both suites and living rooms have direct access to the extended pool deck, which is SW-facing and so gets lots of Florida sunshine but also has plenty of shade thanks to a large covered lanai incorporating two fans and external lighting - ideal for lazy alfresco dining as you watch the sun set! All bedrooms have cable TV and video/DVD and our home is equipped with wireless internet access. Notes to the rental rates

• Prices include all taxes. Pool heat is available on request at a daily rate of £15. A returnable security deposit of £200 is required with final balance, which is payable a minimum of eight weeks prior to your date of arrival. The security deposit is refundable within 14 days of your departure, subject to satisfactory inspection by our management company.
  Additional facilities, such as maid service, hire of BBQ, extra cots, welcome pack & home shopping service, etc can be arranged on request (at additional cost) via our locally based management company.
  
• A non-refundable booking deposit of £100 per week is payable within seven days of booking. Payment of the balance is due no less than 8 weeks prior to the date of arrival. Bookings made within 8 weeks of arrival are payable in full on booking.
  
• In the event of cancellation, the following terms will apply:-
  12 weeks or more prior to booked arrival date 25% of all charges are payable;
  8 - 12 weeks prior to arrival date, 50% of all charges are payable;
  Less than 8 weeks prior to arrival date, 100% of all charges are payable.

Attractions

Our home is located within a 15 minute drive from the main gate of Disney World and provides easy access to other area attractions including Sea World with their latest additon 'Aquatica' water park, Universal Studios, Islands of Adventure and numerous quality shopping outlets. Kennedy Space Centre and Busch Gardens are also within easy reach, with access to the main I-4 interstate just a couple of miles away. An easy drive of an hour or so also takes you to any number of fantastic beaches on either the Gulf (west) or Gold (East) Coasts, with endless miles of pure white, powdery sand and warm, blue waters. Memories of the beautiful sun-sets on the West coast will stay with you long after you retrun home.

Amenities

Tuscan Ridge has a small children's play area, volleyball, tennis court and secure fitness room on site and is within an easy drive of large Publix and Wal-Mart supermarkets, Walgreen's pharmacy, numerous restaurants and fast food outlets.

Activities

There are numerous golf courses within easy reach including the famous championship standard 'Champions Gate' development which was designed by Greg Norman. If all the excitement of the leisure parks gets too much for you, there are plenty of more relaxing activities on hand, including hot-air ballooning (look out for their bright colours floating by overhead Tuscan Ridge in the early morning), walking, cycling and canoeing. There are also numerous natural parks and reserves to explore, whilst a visit to the local 'Florida's Natural' visitor centre provides an interesting insight to the region's other major economic activity - the production of the World's finest orange juice.
