Domaine de Kokotia is a quiet idyllic family complex with terraced houses in the Acotz area of St Jean de Luz, 4.5 km from the centre of St Jean de Luz itself. Rental of the property provides access to the excellent on-site facilities: Shared use of a swimming pool (9 x 18 m, open between mid June & mid September), tennis Courts (2x hard court), children's playground, Frontón to play pelota, little football pitch with goals and basketball hoops. The Shopping centre is 1 km away from the property. Parking is available in front of the house. The summit of La Rhune dominates the view from the (60m2) back garden and terrace area (garden furniture and BBQ provided).

Golf/Skiing: There are 7 golf courses within 20 minutes drive: Golf de Biarritz, Golf de Chiberta, Golf d’Ilbarritz, Makila Golf Club, Golf d’Arcangues, Golf de la Nivel, Golf de Chantaco. Within a further 30/40 minutes away there are 6 other courses: Golf Epherra, Golf de Salies de Bearn, Golf d’Hossegor, Golf de Seignosse, Golf de Pinsolle and Golf de Moliets. Please note that a golf pass exists for 5 of them (Biarritz, Arcangues, Moliets, Makila and Seignosse). A number of different ski stations in France (e.g. Gourette, Irati) or Spain (Candanchu) approx 2 hours by car. There are several airports in the surrounding: the nearest is Biarritz,only 10 minutes from the house, from Pau it takes less than 1 hour, from Bordeaux or Bilbao about 2 hours and from Toulouse 3 hours. This way even a short one week holiday is worthwhile!

The property lived up to its description, being comfortable and containing the facilities listed. It was clean and well looked after, a lovely quiet rear garden which looked across the country side to La Rhune - a large mountain seen for miles around. The property is on a family style complex with sports and play facilities, and is also ideally located for sight-seeing around the area. We visited beautiful villages, travelled up La Rhune on a small train, down caves at Sare, visited San Sebastian for a bit of spanish culture and many lovely beaches. The owners were very helpful at all times. We would have no hesitaton in recommending this property for a holiday.

A great base for sun, sand, surfing and sea.

A very well laid-out holiday home for a family. Clean and well equipped with added luxury of satellite tv. Three double bedrooms and two showers make this property suitable for family with children. Safe complex with enclosed gardens and complex pool and tennis courts easily accessible. The grounds of the complex are maintained to a high standard. Barbecue and garden furniture available for al fresco dining. Quiet surroundings with beautiful views of the Pyrenees. Local beaches and shops within walking distance. We had a few nice evenings eating at local restaurant in camping site. Good value and we could walk home. St Jean-de-Luz and Biarritz easily accessible by car. A trip to Spain is also recommended and less than 1 hours drive away.

Nice place, well equipped and peaceful

We stayed at this property for a week in June 2008. There were 5 of us - including my 18month old daughter.

The house is very well equipped and not having to take a high chair and travel cot was a big help. The garden and the barbecue (although we didn't use the barbecue) are very useful - we've rented other places in the past and having a garden (especially with a little one running around) is very helpful.

The property description was all pretty accurate. The restricted ceiling height on the mezzanine floor wasn't really a problem as we only slept up there. We did knock our heads a few times, but the blackout blinds in the velux roof windows were a big help - it was nice and cool up there even on the warmest days. There are two bedrooms (one with a small dressing area between the hallway and the bedroom) and one bathroom (WC, basin and shower)upstairs.

We didn't realise from the property description that there are a few cafes you can walk to. We walked to the local tabac (5min walk and their food is very good); to the small shop (opposite the tabac); to a cafe on the cliff top a little further away (probably another 2mins walk) and a quiet restaurant roughly another 2mins heading inland.

Parking was no problem at all. There is plenty of parking on the estate, so that shouldn't concern anyone. Other than to say hello, we didn't really speak to anyone in the neighbouring properties as it was so quiet and there weren't many people about. The pool was closed due to the time of year we went, but it looked well kept and the maintenance staff had obviously been working on it that week in preparation for it opening the following week.

We flew into Pau airport, and the drive took approx 90mins. We also drove to Lourdes for the day, which we were not expecting to do, but with it being so close, we took the opportunity. I think it took about 2.5 hours.


In summary -
sleeps 6 but note the headroom issue.

peaceful and great views of the Pyrenees

Wonderful and relaxing holiday a Saint Jean de Luz

A view of the Pyrenees from the garden, a beautiful beach a 5 minute walk away, what more can you ask for? A fantastic, well-equipped house in a calm residential area with great facilities for everyone - shame we forgot our tennis rackets! A great place to stay and visit the beautiful Pays Basque. There is so much to see and do, we'll not hesitate to book again next year!


Une belle plage seulement 5 minutes à pied de la maison et une vue sur les Pyrénées en se reposant dans le jardin - une super maison, très bien equipée dans une zone tranquile et calme avec plein d'amenagements pour toute la famille - dommage qu'on ait oublié les raquettes de tennis! Cette maison est parfaite pour un sejour de découverte du Pays Basque - il y a tant de choses a faire on n'hesiterai pas de la reserver l'année prochaine.

Qué hay mejor que una vista de los Pirineos desde el jardin y una playa bonita a cinco minutos andando! Esta casa esta muy bien equipada en una residencia tranquila con la posibilidad de hacer muchas actividades para toda la familia. Fantastica para visitar el Pais Vasco y hay tanto que hacer que no dudaremos en reservar de nuevo el ano que viene.
