large 4 bedroom villa, sleeps 7, 1 hr 15 min drive from Pisa

This large 3 storey villa is in a beautiful rural position but is also within 5 min walk of village shops and a trattoria/bar. It is set on the edge of a hillside village, San Cassiano, just 1hr 15 min drive from Pisa. Nearest town, 15 mins drive, is pretty spa town of Bagni di Lucca, historic Lucca is about 50 min drive away, and Florence about 1 hr 30 min drive away. The house is the perfect retreat from the pace of modern life, but you can still access the famous sights of Tuscany. A south facing sun terrace with fabulous views looks out over a very private solar heated pool, while a shady loggia offers al fresco dining. You can check out availability on this website, the screen is always up-to-date. The pool opens mid-May until end of September.  Solar panels heat the domestic water supply & any surplus goes towards heating the pool water. Loungers have adjustable sun shades

Just 10 -15 minutes away lies pretty Bagni di Lucca, a thriving spa town in the 19th century, when Byron, Shelley and Browning were frequent visitors. Spa treatments, hot springs - highly recommended - are still available. Lucca, a graceful medieval walled town, one hour away is a delight to visit with wonderful shops. Have a cycle around the walls, lovely view and flat to cycle on. Cycling is very popular in Lucca & much easier than driving around. Florence itself is only 1.5 hours’ drive away. The Garfagnana national park is fabulous walking country.  We have often seen eagles on our walks near the house, and even from our own terrace.

There are lots of walking maps available for guests to use, as well as guides to the local area showing numbered walks. Guides to Pisa, the Uffizi Gallery, Lucca and Bagni di Lucca are also provided. Short walk up cobbled path to car park from house.

The nearest beach is at Viareggio; about 90 minutes away. Paragliding is a popular local sport.

Additional information about rental rates

  • Change over day is Saturday. To allow time for cleaning please arrive after 4 pm and leave before 10 am.  Full conditions will be sent at time of enquiry include H&S advice. 
    We offer £50 reduction on bookings over 1 week.  We require a deposit of 30% of total cost to secure dates. You will receive bank details to pay into when you book. Everything else can be done by email.  If you are booking within 2 months (60 days) of your stay, we require payment in full.  Cancellation:  The deposit is non-returnable. If you cancel 60 days before the start of your rental period the full rental charge must be paid.  Linen is provided but guests need to provide own beach/pool towels.  House & gardens are strictly no smoking.  Welcome pack available.  You will have a 'house book' with the housekeeper & the welcomes number and lots of other useful info.

  • Double beds are king size (160cms 200cms). Double rooms have plenty of hanging space + chests of drawers & towel rails. Master bedroom has dressing table. NB Access to twin room (bedroom 2) is via anti room (bedroom 3); Anti room has single bed, table, chair, bedside cupboard, shelves, mirror, clothes hanging area.  All single beds are 90cms wide x 200 cm long. Two cots are available. They can be used in any of the rooms as all rooms are large. Terracota floors throughout.

Notes: The pool water is now heated by solar power & is open from early May until end of September. The panels provide heat for the domestic water first and any surplus goes towards raising the temperature of the pool. We do not describe the pool as 'heated' as we cannot guarantee the temperature. We want to be realistic about this as we would not want guests to be disappointed. The water temperature will depend on the weather, & how much hot water guests are using in the house. In May 2009 we had temperatures of 78 degrees which is the level we used to get only in August, prior to installing the panels. The air temperature during the day was about 70 - 75 degrees. There were 4 adults using the house. Sometimes we leave the pool open during October but as we do not guarantee this it is not reflected in the price and is at our discretion. Please discuss at the time of booking if this concerns you. Soap and toilet paper is provided for arrival, guests top up after that.

The views from this house are stunning, with soft green fields reaching up to hills and mountains, and the sound of goat bells and birds in the air. The house stands on the hillsides above the river Lima, it is about 100 years old, but has been updated to suit modern tastes.  The house is light & airy with traditional stone walls, tiled floors and shuttered windows.  It has the original spacious well proportioned rooms & king sized double beds. There is 207M2 of living space over 3 floors, with large open plan kitchen/living room on the ground floor, and bedrooms and bathroom on top and lower ground floor. The village has a general stores, butcher, trattoria/pizzeria/bar, a church & a post office. 

Please Note: The house is definitely unsuitable for wheelchair users. The local terrain is steep and many paths are cobbled not paved. Bagni di Lucca has very narrow pavements and steep kerbs.

Ski:

There is a ski resort at Abetone, about 40 min drive away.

Wonderful Views!

(a note from an email the guests sent later)..After arriving back in Sweden it is rainy and dark, but we can look back to our nice time in Livizzano. We had a great holiday with lovely swimming and wonderful views. One day we walked up to the small Cross ad we also visited Montefegetesi. We enjoyed most of all to relax and we ate several times at Santina's. Good food and very nice people.

Family fun !

Had a lovely week here with my family, 3 yr old, 1 1/2 yr old, husband & I with another family and their 2 1/2 yr old. We went to Lucca twice, riding around the walls on bikes, sat in the piazza eating olive bread and pizza slices just as recommended in the Lonely Planet guide, ...the villa has everything required for an easy and enjoyable holiday.

Relaxing week!

Most days we've just lazed around enjoying a 'pool side relaxing' agenda. Just as the fireflies have started to arrive we are back to London. We hope to return again for more drawing, painting, chess playing, sunbathing and copius wine tasting.

Lovely villa!

Thanks for the use of your lovely villa, v. tasteful, spaceous and thoughtfully laid out. We ate at Santinas in the village and at del Sonno's in Bagni di Lucca, lovely food and so friendly. Temperatures in the 80's lovely !
