Enjoy a relaxing self-catering villa holiday in this delightfully furnished self-contained family home that accommodates 6 in comfort but is equally suitable for a couple not taking the top floor. A traditional 3 storey rustic country house restored with modern amenities, Casa Capella retains its earlier character, with oak beamed terracotta ceilings, cool interior and brick floors. Outside, the charming level garden offers options for sun and shade. Over from the house, the romantic hillside garden, with its terrace, table and seats nestling under the trees, offers superb views through a young olive grove to the dramatic hillside beyond. Approached through leafy woodland up a winding road, access is off a lane with minimal traffic.

With local shops and good restaurants minutes away down the hill, this is an excellent location for a base to discover Umbria and East Tuscany. Perugia and Lago Trasimeno are less than 30 minutes' drive away; and the historic centres of Arezzo, Cortona, Gubbio, Orvieto, Siena, Spoleto and Assisi are all within easy reach. Readily accessible motorways bring the Valnerina, Adriatic beaches, Florence and Rome within a few hours drive. Local train services run in the valley into Perugia, connecting with services to far afield. The local airport at Perugia has flights to London Stansted, Milan & Rome. Budget airlines fly to nearby Ancona and Bologna Forli.

Additional information about rental rates

  • Rental outside the periods shown above by special arrangement only with charges subject to agreement. Reduced rates (ranging from £378 to £448 per week) for parties of 1 or 2 people not using the top floor. Discounts available outside peak times for parties of 3 or 4 only requiring 2 bedrooms.
    £150 Refundable Deposit against breakages and extras.
    Rental periods from 5:00pm on date of arrival to 10:00am on date of departure. Changeover day generally Saturday. Bookings of 10 nights or more usually OK if arriving or leaving at the weekend. Midweek to midweek bookings accepted in quiet periods. Part weeks by arrangement, charged pro rata, subject to a minimum 7 night stay. Maximum Period - 4 weeks. Maximum Rental Party size - 6.
  • The above prices include for the use of the gas-fired room heaters during the winter months before 24 April and after 3 October. Outside this period use of the heaters is by arrangement only, and is charged in addition in arrears according to room occupancy and use, with deductions taken from the Refundable Deposit.(£5+£3 per bedroom per night). We reserve the right to increase the Refundable Deposit for larger parties staying longer than 1 week in Spring or Autumn, to cover possible heating costs.
  • Please contact us first before sending any funds. Unless otherwise specifically agreed, all payments to be made in advance in £ sterling (GBP). All cheques to be drawn on a British Bank. Payments from outside the U.K. will be acceptable subject to your meeting all associated bank and postage costs. Any payments received by us, or sent by us, in currencies other than GBP will be deemed to be the sterling equivalent of such sums at the exchange rate determined by our own bank at the time. Payments to us may be made by International Bank Transfer, or, by specific arrangement only, by International Bank Draft signed for on delivery. Please advise us how you wish to pay and ask us for our own details before sending payment. If paying by International Bank Transfer, please add £12 to each of your transfers to cover bank charges this end. Between £20 and £30 will be deducted by us from the refunded Deposit if we are to send it outside the UK (to cover bank, transfer & postal charges here).

A Cot is available by arrangement and can be erected in the Studio on the 1st floor, or in Bedroom 2 on the 2nd floor.

Size of rental party: Although capable of sleeping more, the house is let on the basis of a party size of no more than six people occupying the property at one time. The house is also well suited to couples not requiring the top floor and for whom reduced rates are available.

The house, its services, furnishings and equipment: Casa Capella is a family home, complete with its idiosyncrasies. The retention of much of its original rustic construction and layout contributes to its character. Our neighbours are all Italian, friendly and respectful of privacy. The house itself is back to back with another, quietly occupied on and off. The chapel may occasionally be used by a few of the locals for a Mass. Rental rates are inclusive of all charges for reasonable use of electricity, wood, and gas for hot water and cooking. A full manual of tips, hints, appliance instructions and local information is provided in the property for your use during your stay.

How to Book: We ask for a deposit of 30% of the rent to secure your booking. However, if booking more than 6 months in advance, an initial payment of £100 will hold the house until 6 months before the rental period starts, when the balance of the 30% will be required. The outstanding rent, together with the £150 refundable deposit, will be due 8 weeks before the start of your rental. On receipt, directions and keys will be sent to your nominated address.
