It has 4 bedrooms and the layout makes it very suitable for two families travelling together. There is a large, open-plan, kitchen/dining room in the middle of the house with a small sitting room. To the left of this are two bedrooms (one double, one with full sized 3’ wide bunks), a bathroom and a separate WC; to the right another double and a single / twin bedroom, a shower room with WC and a utility room with a washing machine. The kitchen has gas hob, electric oven, microwave, fridge/freezer and dishwasher. There is satellite TV / video & DVD. It has full gas central heating. There is a terrace in front of the house shaded by two large lime trees and another on the side overlooking the swimming pool. On the far side of the pool is a shaded terrace with BBQ and table tennis table. There is a set of swings with a small slide. The 'garden' of the cottage (about 1 acre) is mainly grass with fruit trees etc. There are two garages.
The pool is 6m x 12m & 1.5m (no "deep" end).
It overflows into a smaller, shallower pool in the lower part of the garden. It is unheated but has an electrically controlled shutter which really helps to keep the heat in overnight. It is fenced in accordance with the new French standards. The house is situated on the edge the small village of Velines close to the riverside "bastide" town of Ste. Foy la Grande. It is roughly one hour east of Bordeaux and 30 mins west of Bergerac. Velines has a baker, general store, post office, pharmacy, hairdresser and a somewhat scruffy bar. There is a small market on Wednesday mornings and a pizza van in the square on Friday evenings.
