La Roseraie, the Cottage, is part of an original stone farmhouse built in 1891, and set in one hectare (just over two acres) of garden, with wonderful views over the surrounding countryside. It has been recently renovated to provide a spacious and light interior with comfortable furnishings. Close to the small village of Saint-Ferme with its Benedictine Abbey, the Cottage provides a tranquil location, yet it is only 3 miles to the nearest town of Monsegur and is within easy reach of many other bastide towns. The major appellation wine areas of Bordeaux, Duras and Bergerac are all close by. La Roseraie offers a charming holiday home for sightseeing or simply relaxing by the pool.

The nearest town of Monsegur has a small well-stocked supermarket, a post office, weekly market, banks and a few bars and restaurants. Monsegur also has a Marche Nocturne (evening market) every Wednesday throughout July and August where one can enjoy local food and wine, and in addition, there is a very popular jazz festival which is held for one weekend at the beginning of July. Most towns have weekly markets. The Saturday market at Ste. Foy-la-Grande, 12 miles away on the edge of the Dordogne river, is particularly good. The towns of Duras, Eymet and Sauveterre-de-Guyenne are close by. Situated between the Bordeaux, Bergerac and Duras wine appellations, there are some wonderful wines to sample, and both St. Emilion and Bergerac can be reached easily within 40 minutes. Bordeaux remains a city of wine and with its 18th century architecture is well worth a visit. It is a lively place and has an excellent tram service. Arcachon on the coast is a two hour drive.

    Departure by 10 am, arrival after 4pm.

    Pool towels can be hired for 4 Euros each per week.

    To confirm a booking a deposit of £150 is required.

    Balance to be paid not less than six weeks before the start of the rental period.

    On the day of arrival, a 100 Euros refundable deposit is required against damage or breakages.

    Central Heating available for colder months - an additional charge.

La Roseraie has a spacious ground floor consisting of a comfortably furnished living room equipped with radio/CD player, video, satellite TV and DVD player, plus a good selection of English books and boardgames. The kitchen provides adequate space for cooking and comfortable dining for six people around the large oak table. On the ground floor there is a shower room with cubicle shower, hand basin and heated towel rail, and a separate toilet with hand basin. The two bedrooms on the first floor both have ample wardrobe space. The 10 x 4 metre swimming pool is set on a large terrace and enjoys the sun all day. Residents of the Cottage have exclusive use of the pool and terrace. There is a good selection of patio furniture and a poolside shower has recently been installed. In addition a small terrace in the garden with table and chairs is perfect for breakfast or for alfresco dining.

La Roseraie provides a relaxing holiday but for the more adventurous there are plenty of interesting places to visit and of particular interest are the wine cities of Bordeaux and St. Emilion, together with many historic chateaux within easy driving distance. Bordeaux and Bergerac airports are approximately one hour's drive. Owners live on site - friendly but unobtrusive.
