Overbells main attraction to outdoor lovers is the forest which has numerous posted walks of varying levels,mountain bike trails including the famous 7 stains,there skills and free ride areas with a bike hire and cafe shop, please see link below. A very well run large farm park is also 5mins away,great fun for all the family with tea room ,slides,go -karts animal paddocks and much more see the second link below. Beaches of the solway coast and a championship course are 15m drive away. The town of Dumfries is a 10 min drive with some quality and family restaunts and shops easily accessable.

Overbells has uninteruppted panoramic views down over open countryside,on one side in the distance is the river nith and estuary and other over to Dumfries town.Full advantage is taken of these views through a very high valted lounge with double height windows ,a tv gallery lounge also looks down on this area. This is a large spread out property providing very comfortable relaxation areas making it ideal for the extended family or groups.Wood burning stove, leather sofas and a huge sofa in the tv gallery gives plenty of areas to chill. The main bed room suite, just off the pool room is very private and quiet,with a superking size bed, a very big room, opening out into large whirlpool circular bath area easily sitting a few people! Large 2 person shower with high power body jets. One other bedroom suite, a king, has dressing area large bath 2 person high power body jet, sofa and quality furnishings.

There are are 3 further double rooms on the first floor and a twin room which is off one of the doubles and this then leads to the kids play room within this room is a sofa bed which could if required sleep a further 2 kids. All rooms are very stylish and comfortable.(apart from the play room which is very pink!) Overbells sits on the edge of Mabie forest a vast area with abundent wild life and many full day treks and shorter well organised and layed out paths. Mountain biking is very popular and there is a hire center and cafe a 2min walk away.Because of the villas location it can be both hectic or quite whatever you choose!

Directions. Head out of Dumfries on the A710 and sign posted coast road NewAbbey.Travel for approx 4miles.On a long straight section passing over a narrow bridge at the end of the straight a sign post reads Mabie Forest and Mabie House Hotel.--turn right here and head up towards hotel over a number of speed bumps.Pass the forests park and car park which will be to the right hand side ,keep going up and to the left.(do not turn into the hotel car park)The forest ranger station building and bike shed (shop and bike hire) will now be to your right hand side ,turn sightly left and a sign (no through road)is at the end of a bumpy track ,head up there and overbells is about 300meters along and the 3rd house on the right hand side.Park on the brick pave drive way.

Perfect getaway

This house is simply fabulous.
It caters for young and old alike and set in a quite sublime area of South West Scotland.

We found both the house and the extensive garden ideal for the kids to runaround, whilst the adults sat in real comfort and planned our varied excursions, such as the forest walks (on the doorstep), castle trips, beach strolls, town visits, and kids activity parks (Mabie Park farm is a 2 minute drive and will keep the kids entertained all day)

All in all, we were very pleased with Overbells.
With the views over the gentle rolling slopes of Dumfriesshire, the soft heavy air, and the mellifluous sound of birdsong echoing throughout the nearby forest who could resist?

We couldn't, and will be back hopefully real soon.

Will Definately Visit Again. A************

What a superb house with lots to do and entertain for all ages. We stayed for a long weekend, 6 adults and 6 kids ranging from 1 to 16 years old.
Arrived and met by the friendly owner who did a tour of the house. I walked around with my mouth open in amazement at the whole house. The finished article is to a very high standard with plenty of space in every room. You get lost within the house there are so many rooms to remember, which is a good thing.
Downstairs has plenty of entertainment with the 2 wide screens tvs (seperate rooms), the music room and the pool room. My 1 year old son spent most of his weekend putting the balls back onto the pool table. 2 superb en-suite bedrooms downstairs with both having tv's and one with a sofa.
Upstairs there is a huge landing with the biggest sofa (and very comfy) i have ever seen with a massive wide screen tv, the adults spent most evenings up on the landing. Good size bedrooms upstairs and an excellent play room full of different aged games and toys for both boys and girls.
I cannot put into words how impressive this house is and you can never get bored within the house.
We went to the local hotel (100 yards down the road) and had a lovely meal and mabie farm park is worth a visit if you have younger children.
We will definately be visiting this house again and would recommend it to anyone.

Family Gathering

Four generations of our family met up at Overbells in August and had an excellent time. The house was more than big enough for all ten adults and there was space to always find a quiet corner. For the 6 twenty-somethings, the pool table was brilliant and our toddler loved the Thomas the Tank Engine train track. The house is clean, well equipped and comfortable. Large windows and wooden floors make it light and airy downstairs. The kitchen is nice to work in as it opens out into the garden. The gardens are spacious with lovely views and if the sun shines you won't want to move far. We loved the power showers, the ice machine and the early morning sun coming into the sun lounge. The Mabie forest is literally outside and the waymarked paths made it easy to go for a stroll at any time of day. Early morning you have it all to yourself. Bikes can be hired close by for whole or half days. There are big supermarkets in Dumfries and a good sized fridge and freezer in the house.
Any negatives? We constantly ran out of mugs! You need to get aquainted with the fuse box in the pool room as it is very easy to fuse the lights (we did it 3 or 4 times a day) just by turning on the toaster, turning off the oven, putting on an extractor etc. The house has lots of "gadgets" but the electrical system is very sensitive. The TV signal is variable, depending on the weather.
But these are small things. We would happily recommend this property and we hope to return at some point in the future.
Owner's Response: Anne,Glad you had a fab time!Only sorry about the electrical trip swtiches(0f course better over safe than not!but slightly annoying all the same.)Regarding TV they are currently messing about with digital so i guess that will soon rectify.The toaster has been checked over likewise with the cooker hood fan and all in safe working order.
Glad you liked all the gadgets ,problem is the more you have the more chance of some being faulty for some of the time.
Look forwards to seeing your large family party again.

A STUNNING Modern and very well equipped property

Following a family weeks holiday at this beautiful house, the first thing we did on our return was to rebook!
On arrival, we were greeted by the owner who took us from room to room - each drawing gasps as we entered. Not only is this house very well equipped, it is beautifully decorated and has luxurious finishes throughout. The TV snug area upstairs is incredibly confortable and has the most amazing views. The kitchen is showroom quality and is equipped with every possible gadget required. The lounge area with the stunning floor to ceiling windows gives beathtaking views. We had the pleasure of staying in the master bedroom - very comfortable and didn't want to leave it! The jacquzzi bath was a treat and the kids loved it! We've got great pictures! The kids had a ball playing in the garden and loved all the toys and dressing up clothes in the playroom. One additional bathroom facility upstairs would have been an added bonus, but certainly didn't stop us rebooking! This is a very spacious and particulary beautiful home. We have been booking large houses for an annual family holiday each year for 10 years and I can honestly say that this is the best house we have come accross! The pictures on site do not do this house justice. There is also lots to do in the surrounding area - from Mabie farm park to the chocolate factory and the ice cream factory - lots of shopping opportunities and lovely walks. We used the hotel (2 minutes walk) and the staff were very friendly - we had a great meal.

If you do look at this property and don't book, you'll be missing out!
