Location information: Situated in a tiny sleepy old village overlooking the lake of Gramolazzo the house is ideally located for a real feel of olde worlde Italian life. The village has a small bar/basic shop and is situated 2km from the slightly larger village of Gramolazzo, with its lake, which is used for swimming and fishing, and restaurant. For a larger village, Piazza al Serchio just over a 10 minute drive away has all facilities including supermarket, shops, a couple of restaurants, banks and a railway station. Minucciano, which is less than a 10 minute drive in the opposite direction has some facilities too. The location is ideal for exploring the northern Garfagnana and Luniginana, but is still within reach of Lucca and Pisa.

From the large landing leads a double bedroom, family bathroom with tub, and also a living/diner with TV, DVD and CD. Up to the second floor where there are two double aspect double bedrooms, both with beamed ceilings and doors leading to personal balconies with the most wonderful views over the lake and mountains.

Outside, there are two terraces leading from bedrooms, an eating terrace with BBQ, a private pool of 12M x 6M with large wide steps providing a small child’s area of 40 cm deep and a terraced garden, partly wooded for shade, and of course the stupendous views.
