Our home in Kissimmee, Orlando is a luxury, fully air-conditioned, 4-bedroom/3 bathroom pool villa sleeping 8 comfortably. Remote control ceiling fans in the 2 en-suite bedrooms, family room and Lanai assist with additional climate control on those extra-hot days! The villa, located on an upmarket, safe and secluded gated community, has excellent road connections from Sanford/Orlando International Airports and located 15 minutes from all attractions! WI-FI HI-SPEED BROADBAND AND FREE UNLIMITED INTERNATIONAL AND LOCAL PHONE CALLS (landlines only, NOT to mobiles). An extra sized pool with a typical Floridian 'lanai' (or porch to you and me!) awaits, where you can retreat during those liquid sunshine moments or when the heat just becomes 'too much'. Quiet and secluded, you would not believe only a 5 minute drive brings you to the famous American malls (Walmart etc), eateries and entertainment. Local attractions include lakes, picnic areas and Kissimmee Old Town. Come & have fun in the sun

Notes to the rental rates

• Booking conditions require a £200 non-refundable deposit along with a signed booking form (provided).The balance of the rental cost to be paid 10 weeks before departure to the US. At this time, we request a separate cheque for £100(refundable security deposit)which will be returned to the renter once our Management Company advises no breakages or losses have occurred. IF YOUR HOLIDAY IS LESS THAN 10 WEEKS UPON BOOKING, FULL PAYMENT OF THE COST WILL BE REQUIRED. Hints and Tips!

If this is your first visit to Orlando and the House of Mouse, it may all seem a bit bewildering! We have been travelling to the Mouse for over 35 years and have gained a wealth of knowledge and good tips. Pick our brains - we can help! Anything from flight information to where to buy your toothbrush! For those of you who have been to Orlando before, there may be something you haven't done yet? If we know about it we will help and if we don't know about it we will help!

Travelling to the US

As you probably know, a machine readable passport is required for travel to the United States and children must now have their own passport. There has been a lot of press just lately about how unfriendly American Immigration can be. Just be patient and try cracking a smile - they do respond!

Everything Else!

Florida is a sub-tropical climate which can get extremely hot and humid in the summer months. Make sure you figure in lots of breaks between the trips to the theme parks or you will burn out! There is so much to see that it is tempting to 'go for broke' - don't! Travelling to Theme Parks and Attractions should be fun but organised - this can all be looked at before you go and what more fun (not mentioning that it prolongs the excitement of going on holiday!) could there be than sitting down as a couple or a family and working out exactly where you want to go and what you want to do in the comfort of your own home. Trust us, when you finally get there the people who have not done their homework stick out in the crowd!
