Stunning new apartment, with completely unrestricted views of the bay and the mountains, set in the beautiful unspoilt village of Orahovac, close to Kotor and Perast. This 90 m2 apartment is newly built and fully equipped, with plenty of space for up to six people. The living and dining room area look out to the bay and mountains beyond, the bedrooms are set at the rear in with cool quiets aspects for sleeping, both are en suite, and there is an additional WC. A cot and high chair are provided. There is a small grocery shop 30m away and a beach bar with water sports across the main road (high season only), a new hotel, The Amfora, is just a few minutes stroll and offers an excellent terraced bar and restaurant. Orahovac offers total unspoilt relaxation in a wonderful village setting, and yet is close to the medieval walled city of Kotor, with a large choice of shops restaurants and cafes, and night-life.

Orahovac is a completely unspoilt village sitting at the waters edge, it is also one of the few places with a good size family safe beach area, younger children can play at the waters edge. The beaches on The Bay are all pebbles due to the granite mountain geography of the area, although all areas have access to the water, not all have a beach or gradual access into the water like Orahovac.

Kotor: We Just a few kilometers away is the beautiful walled city of Kotor, listed by UNESCO as a world heritage site. With the granite mountains rising majestically to the rear and the stunning waters of the bay laying serenely in front Kotor is a magical place. This medieval city is too small to be lost in and yet the labyrinth of narrow streets easily confuse until you arrive in one of the many squares. Here the pavement cafes, restaurants and bars bustle with life and entertainment. No cars are allowed within the walls of the old city which adds to it's character and charm. The old city remains encircled by walls, at 4.5km in length they are twice as long as Dubrovnik. The climb along the walls includes 1,350 steps in several flights, but the views at every level are spectacular. All around the area are pretty villages and small towns worth visiting in this stunning bay, with lots to do and see further afield too.

What we can offer you...: If you would like to book either of our apartments (this one or No: 61353), we are happy to reserve them at no cost for a few days to allow you time to book your flights, we can advise you on flights from the UK and have an excellent car hire company who offer all our clients very good rates from Dubrovnik airport. We can also arrange for you to be collect from the airport for an extra charge paid locally. (and returned, although you may not want to go back!) All invoices and receipts can be emailed or posted to you. We are happy to talk to any of our clients over the phone to answer questions and offer advice. We use a local agency in Kotor, with staff who speak excellent English and are always happy to help. We can also offer a meet and greet service, you will be met and shown around the apartment, and a welcome pack provided for a small extra cost.

Previous Guests...: We pride ourselves on offering an excellent standard of accommodation, in the nicest locations, with wonderful views and the water's edge no more than a stone's throw away. This is our third year of business in Montenegro, and our second rental season, although the first with this apartment. Our 2006 guests have left some lovely comments in our visitors book and nearly all have added to our list of 'places to go and things to see'. We had mainly couples and families to stay, lots of children of all ages and visitors from as far a field as Russia. Montenegro remains unspoilt and The Bay has arguably some of the most stunning views in Europe, this apartment makes the most of these breathtaking views.

Have just returned from our first holiday to Montenegro and we loved it. The apartment is very spacious and well equipped with fantastic views over the bay. Lovely just to sit out on the balcony with a nice glass of red in the evenings. The little beach across the road was so handy and they even cooked us a special fish supper one evening. We would have no hesitation in recommending this property to others and will definitely come back again.

The apartment is excellent, it is well stocked, immaculately kept and decorated. The booking was well handled and professionally done, I would not hessitate in booking again and again. The views are panoramic and absolutely breathtaking. I really enjoyed sitting on the large balcony watching the boats go to and from Kotor harbour. Kotor itself is stunning and has lots of good places to eat, drink and people watch. The apartment is a short hop across the road to the beach which is excellent for swiming and snorkling. The beach bar serves good basic food and is reasonably priced.

We had our first trip to Kotor in June and were delighted with this apartment. On arriving we were pleased to find an excellently maintained property which was clean and spacious with comfortable well-maintained furnishings. The views over the bay and surrounding mountains were spectacular and even more so when lying on the beach just in front of the apartment.

I would highly recommend this property to anyone.

I found this appartment well equipped and in pristine order with immediate access to the beach and a very friendly beach bar. An ideal location for trips to historic sites such as Kotor and Budva. Sitting on the balcony watching the boats out in the fjord with its sparkling waters will be a good holiday memory for many years to come. An ideal spot for those who don't like to be over crowded by other holiday makers and have a spirit of adventure.

care for noisy cars?

We rented the ground floor app. in june and were not satisfied: the only road around the bay of Kotor runs about 5m in front of the place and the terrace.Lounging behind the high fence gives a prisonlike ambiance. You cannot escape the constant noise and exhaust( and cars in Montenegro do make noise and exhaust, be sure). From 6 in the morning until late at night varoom,varooom, varoom...no fun!Indoors was pretty chilly, moderately well maintained, the outdoors was neglected with weeds and trash. The little beach across the road was under construction: hammering and building materials all over the place.
Furnishings upper lower class. You need a car to get away and be able to enjoy the wonderful country of Montenegro.
Owner's Response: Due to the mountainous geography of the area the main road to Kotor runs very close to the water's edge around the majority of The Bay.
The apartment is built just above this road as are most of the buildings in the area, some traffic noise can be heard from the terrace, no noise can be heard from inside the apartment, as it is very well built and double glazed throughout. We do not find the traffic to be a distraction from the wonderful view.
The railings make the terrace a safe and secure place for families with young children, the view of The Bay can still be seen, please see the picture on the website. The views from the first floor are unobstructed and panoramic.
The air conditioning system is a very efficient unit and offers climate control to suit individual needs, it can cool or heat the apartment and most of our guests find it quite simple to use, (instructions are also provided in our information pack).
The apartment and terrace are maintained to a high standard by local staff and checked by our professional agent. The garden is now checked for weeds on a weekly basis.
The beach directly in front of the apartment offers a pleasant shaded area for swimming, this is ideal for families with younger children. The beach bar is not open in June.
We recommend a car so you can explore the local area, we can help you book a suitable vehicle.
The apartments are well equipped and include guidebooks and information packs. We review furnishings and replace any damaged items automatically when required.
These two apartments are owned by ourselves and used for our family holidays, we like to think our guests will enjoy them and much as we do.
Montenegro is a beautiful place to visit and spend a holiday. However the tourist trade is still developing and allowances must be made for this!
