Accommodation includes 5 double bedrooms, 4 bathrooms with showers, 4 large living rooms including fully-fitted kitchen with dishwasher, washing machine, dryer, telephone and internet access. Close to the house is a 12m x 6m swimming pool with shade provided by cherry and walnut trees. There is a covered magnificent dining terrace with spectacular views of the Sieve Valley. Rental rates for the farmhouse in Florence Area, Tuscany, Italy

Notes to the rental rates

• The above prices are for the Main House only (sleeps a maximum of 8). The respective weekly prices with the extra bedroom (sleeps a max. of 10) are £1,800: £2,400: £3,000: £2,400: and £1,800.
  The easiest method of payment is by direct bank (wire) transfer and we also accept cheques. If you wish to know prices in another currency please consult your bank for the current exchange rate. Contact us if you would like a booking form or wish to discuss your booking and payment method. We will accept payment in Euro and US dollars.
  Rental rates include:
  Use of water, gas and electricity
  Final cleaning.
  For 2 week rentals up to 4 hours of cleaning and change of bed linen, towels and tea towels on the middle Saturday.
  Daily maintenance of the pool and garden (in season).
  Rental rates exclude:
  Central heating and wood for the fire.
  Telephone calls and Internet access.
  
• Booking & Payment
  If the booking is made more than 56 days before departure, 30% of total rental costs must be paid as a deposit. The balance of rental costs must be paid no later than 56 days before departure. Dates can be held provisionally pending receipt of the deposit, but bookings will not be confirmed until the deposit has been received. All confirmations will be given in writing.
  Cancellation
  In the event of cancellation the following charges will apply:
  more than 56 days prior to departure - the deposit
  28 to 56 days prior to departure - 50% of rental costs
  Within 28 days of departure - total rental costs
  Damage & Breakage Deposit
  The deposit for damages and breakages is £400 and should be paid when the balance is due. If there have been breakages or damages an amount to cover the costs will be agreed with us before you leave and the balance will be returned within 2 weeks of your holiday.
  
• Final Cleaning
  Final cleaning is included. The house will be thoroughly cleaned before you arrive and you are asked to leave it in the condition you found it. If the property is left in a condition which requires extra cleaning we reserve the right to deduct £10 per person for final cleaning from the deposit.
  Holiday Insurance
  You must arrange for holiday insurance cover for all members of the party. This should cover you against loss of irrevocable deposit and any other charges following necessary cancellation of your holiday rental resulting from death, injury or illness occurring after your booking has been made. You should also arrange for full medical cover for everyone in your party.
  Group Size
  Except by prior arrangement the number of people staying at L'Olmo cannot exceed 8 if you book only the main house or 10 if you also book the extra bedroom. Only those people whose names are on the booking form may use the facilities at the house.
