This light, airy and quiet studio on the top floor of a well kept apartment block is perfect for singles, couples or young families looking for anything from a long weekend break to an extended holiday. It has 30m2 internal floor space and a peaceful 12m2 south facing terrace which is perfect for dining and sunbathing. It is ideally situated; 15 mins bus ride from the airport then 2min walk from the bus stop. A scenic 15 minute stroll along the "Promenade des Anglais" and the beach, past the famous "Negresco Hotel" to the heart of the shopping district, old town, port, rail and bus stations. It takes 2min to get from the front door to the beach!! The studio is fully equipped with bed linen & towels inc beach towels, bath & shower, microwave, fridge/freezer, TV/DVD, large double bed and comfortable furniture. The building maintained by a residential concierge, has friendly residents and a secure entrance. The apartment is on the seventh floor and can be accessed via elevator or stairs.

The apartment is ideally situated; 15 mins bus ride from the airport then 2mins walk from the bus stop. A scenic 15 minute stroll along the Promenade des Anglais and the beach, past the famous Negresco Hotel to the heart of the shopping district, old town, port, rail and bus stations. This comes in very useful to build an appetite and walk off the beautiful food available in town. Restaurants, cafes, shops, supermarkets & boulangeries (bakeries) are in abundance. It takes 2min to get from the front door to the beach!! There are countless options for exercise, from strolling to running, in-line skating and cycling etc along the promenade or flexing muscles to impress the ladies on the beach! The hills are right behind the city so hiking & mountain biking and in the winter skiing & snowboarding are options. There are local bus stops right by the front door of the building and the railway and bus stations are close opening up the whole of the Côte d’Azur and Provence to exploring.

    We require 20% of the total booking fee to secure the booking.
    Balance is to be paid in Euros on arrival.
    We will provide you with our bank information (UK GBP or French EURO) or Pay Pal details at the time of the booking.
    A security deposit of €200 is required together with the final balance on arrival. It will be returned to you at end of the rental period as long as everything is in order. The security deposit can be paid in your own currency (if different to Euros) to the equivalent value to €200 (GBP £200 or USD $300). This facility is offered as you may not wish to return home with such a large amount of foreign currency.
  • Check out time is 11am and check in is after 3pm.
    These times may be flexible depending on other bookings at the beginning and end of your stay but luggage storage can be arranged for any arrival or departure time.
  • Upon arrival in Nice a local contact will meet you at the apartment to hand it over, explain any relevant points and answer any questions.

Notes: The beauty of this apartment is the large 12 square meter terrace where guests tend to spend most of their time. It is a top floor south facing apartment & terrace so it is very warm and sunny all day long. It is also very quiet as the buildings in front cancel the sound from the noisy Promenade-des-Anglais but allow a view of and the sounds of the sea. There are 2 comfortable, reclinable beach chairs for reading & relaxing as well as a dining table & chairs for enjoying meals and /or a bottle of wine late into the night. Regarding parking. It is not available within the building but for an extra €60 we will arrange a weekly permit to park in the secure parking located about 300m from the apartment.

i must agree with the last reviewer - Nikia. I wasn't expecting a 5 star hotel or even a 2 star but we decided to leave the apartment to find alternative accommodation after the first night. Yes its in a good location convenient to the beach but that doesn't mean you get a view of the beach. The view from the balcony is across at other tiny box appartments but it is quiet away from all the bustle. Basically, its a room with an uncomfortable sofa bed, (with just a sheet to sleep under) small attached kitchen and very basic bathroom with blocked up sink. yes the light sockets have wires exposed and there are three lamps in the main room but none of them worked. There seems to be alot of wee cockroache like insects crawling around and coming up through sinks as well. Richard (our contact in Nice) was very difficult to get in contact with but we were met at the appartment by someone else who was unable to tell us much except hand over the keys. Richard was friendly and understanding when we finally did get to meet him to hand back the keys though. Personally, i do think it is over priced for what you get (we managed to get a lovely hotel room for the same price out in Beau lieu sur Mer which was 10 min train journey away and very beautiful.) if you want basic accommodation near the beach, its perfect but if its comfort your after, way up your options!
Owner's Response: I was very disappointed to hear about this negative experience. In the 3 years that the apartment has been rented this is only the second negative feedback we have had. Richard and I are proud of the fact that most rentals are executed well and the tenants enjoy a pleasant stay in the apartment.

In answer to Tomboy1's comments,
There is a view of the beach, not I admit a full unobstructed view but then the apartment is not situated on the 'extremely loud' Promenade des Anglais, instead it is one road behind which makes the apartment very quiet, to the point that you can hear the sea from the terrace. Also the 12m2 top floor terrace is, in our opinion, a wonderful place to spend time whilst in Nice.

The sofa bed is in our opinion, a very good one (having slept on it many times). It does have a hard mattress which may not suit all people but, judging by the fact that in 3 years of rentals it has never been commented on, it is OK for most people.

I am very sorry that the tenants were not warm enough; in fact the apartment has central heating so they should have been warm enough. Blankets have subsequently been purchased but I apologise for any inconvenience this may have caused.

The kitchen and bathroom (in our opinion) has everything one might need, see main section for a list of all inclusions. The sink has been unblocked and I apologise for any inconvenience this may have caused.

All of the electrics in the apartment have been renovated so from now on there should be no loose wires or lights that do not work. Again I apologise for any inconvenience this may have caused.

We are investigating the 'insects' and will ensure that they do not cause a problem again. This has never been mentioned before but I apologise for any inconvenience this may have caused.

Richard is a true professional in his work, unfortunately in this case he was on his way back from holidays so he had to delegate to a colleague. I apologise for any inconvenience this may have caused.

In summary, I am very sorry that Tomboy1 did not enjoy her stay. I am proud of my apartment and in offering a good service to all those who rent it. In this case we did get some things wrong but we will do our utmost to ensure that such experiences do not happen again.

Excellent Value for money!!!

Oliver's studio is excellent! One block of the lovely sea, above a 24hs convenience shop and the terrace is so good. We had breakfast, lunch and dinner at it, what saved a lot of money. It's very airy and bright, the sofa-bed does the job well, where you can rest after a lovely day on the beach!
I will definitely stay here again, it's simple but the good location (and the terrace) made it very good value for money!

Friendly Sunny Experience

I stayed in this apartment last spring and what a pleasant surprise. I texted Richard from the airport and he met me at our designated time. I got my hair done and a facial just down the street at much better prices than the Zone Pieton. The convenient location is a major bonus to this apartment. I took the bus from the airport and walked over to the apartment. You can get around very easily. We walked to the market in Vieux Nice to get the ingredients for lunch and ate on the terrace. Very quiet at night for recovering from running around all day.
I would recommend this apartment without hesitation.

we found the apartment just what we were looking forjust what we expected from description and lots of outside space.spent most of the time on terrace when we were in apartment.great for the beach, just got up and go for a swim.picked up bread for breakfast on the way back.old town and pedestrian qtr not to far for a stroll, but thats our opinion.

A great getaway

Regarding a recent review of this property I felt the need to leave my feedback.
This apartment is excellently situated close to the promenade, beach, shops and a very easy journey to/from the airport. When I was there with my two boys (aged 3 and 1) there were no problems with the lift (thankfully!), the blinds worked perfectly and also the hob lights and both hobs were working. With regards to the electrical sockets and light fittings, they are not dangerous at all, if they had been I would have been very worried travelling with 2 small children who like to investigate everything!
The apartment is not 'cheaply furnished' as previously stated, I would suggest that may the previous visitors obviously wanted a 5* hotel without paying for it. This apartment is great, clean, fully functional and with the added bonus of a sea view from the balcony. We had a great time here, I can't recommend it highly enough to others and will definitely be back next summer!
