The villa has an open plan kitchen with microwave, hob and oven, washing machine, fridge freezer, granite work tops, table and chairs to seat 8 people, leading into the living room which has a leather suite, TV and satellite, DVD player, and C.D player and a feature fireplace. Off the living room is the ground floor WC and shower room and next to that you have the ground floor twin bedroom, which has patio doors opening out onto a veranda. A marble stair case leads up to the 1st floor landing and off this you have the master bedroom with en suite WC and shower room, which has patio doors opening out onto a balcony area with views to the pool and the sea just 100 metres away. Next you have the 3rd double bedroom with en suite WC and shower room, which also has patio doors opening out onto a balcony with pool and sea views. To the outside of the villa there is a fresh water swimming pool for you to cool off in, and sun loungers to relax on, also outside tables and chairs to seat 6 people

Located in the tranquil area of Ayia Thekla, 100m from Potomos fish village a local historic landmark, which is a small and friendly fishing haven. Only a 5 min drive is Ayia Thekla beach and 10 min to Nissi bay and Ayia Napa, there is something here for everyone old and young alike, look further into the town of Ayia Napa and you will find an array of interesting land marks including the medieval monastery in the town square which dates back to the 12th century, stroll down to the harbour and watch the sun set over a glass of wine and a fine meal. This is to mention but a few of the sights ready for you to explore on your visit to this lovely little town. There are excellent amenities which Ayia Napa has to offer, excellent bars and restaurants, endless facilities to keep the children happy for hours, Water World, the largest water park in Europe which is only a 2 min drive away.The villa is far enough out of Ayia Napa for a relaxing holiday but close enough to see it all.

Additional information about rental rates

  • Changeover days can be flexible and we try to suit clients who are looking for a 10 day break. Most airlines fly into Cyprus on a Sunday and a Wednesday, so these are the common change over dates. If you require a 10 day break, the price will be the weekly rate then the daily rate for the remaining 3 days.
    A 30% deposit is required upon the confirmation of your booking, (deposit is non refundable) and the full amount is payable 10 weeks before your holiday date. A refundable £300 security bond is required as a deposit against any damages. This is released within 2 weeks of your return home. Subject to an inventory check of the villa. Airport collection can be arranged from Larnaca if required.
    Car hire can also be arranged if required. Please ask and we can obtain a competitive quote.
    Long term rentals available from November to March. Please contact us for details of great discounts on long term.
  • Cancellation fees:
    Deposit is non refundable
    less than 10 weeks deposit + 40% of balance.
    less than 6 weeks deposit + 60% of balance.
    less than 4 weeks deposit + 80% of balance.
    less than 3 weeks deposit + 100% of balance.
  • A welcome hamper can be provided if required, please advise on booking and a price will be submitted to you.
    No all male or all female parties under the age of 25.
    If you require a maid service during your stay please confirm this on booking and a price will be submitted to you.
    There are air conditioning units in all bedrooms and the lounge area, if you require the air conditioning units during your stay please confirm this on booking and they will be unlocked for you prior to your arrival, We do not charge for reasonable use of the air conditioning units, but please be aware that the running costs of the units is expensive so please respect the use or a charge will be applied . Travel cot is available free of charge. Confirm on booking.

An excellent villa in a remote area of Ayia Thekla. Myself and 5 friends enjoyed our stay and would definitely come back in the future. The villa was spacious and clean, the pool was well maintained and the perfect temperature, and the location is ideal for party-goers who prefer the quiet life during the day! Just a 5 minute drive to the city centre with its numerous bars and restaurants, and less than a 5 minute walk to the sea. Being so close to the sea means that you often feel a nice cool breeze, which is refreshing in the hottest months.
I would recommend this property to a range of groups and ages.

We stayed in this villa for a week during June and had a great time.

The description of the villa was very accurate and there were no unexpected surprises when we arrived.

The villa itself is beautiful, very spacious and most importantly clean. It had everything we needed for our holiday including iron and ironing board, microwave, toaster, kettle, radio and plug adapters.

As a mixed group, the three bathrooms/showers (one ie en-suite) came in very handy. The pool area was fantastic with plenty of seating. The pool itself was kept clean, and is ideal for children as it has a shallow end and a deep end.
The bbq area was really nice too, and we ate outside most nights.

Although close to Ayia Napa (less than 10 minutes in a taxi) the villa is situated in quite a quiet area near to the sea, and we werent disturbed once during our break there. It is minutes away from a main street with plenty of bars, shops and restaurants. This street isnt too rowdy though, and was occupied mainly by couples and families.
We spent some time exploring the surrounding area and found plenty to do, the beaches especially were stunning,

The service we have received before, during and after our break has been fantastic, the property owner was happy to answer any questions we had and was easily contactable.

All in all we had a great time and I would definitely recommend this villa. We're hoping to go back again next year.
