Our very attractive studio (26m2) in the central part of Nice is on the first floor of a building set back about 50 metres from the Promenade des Anglais. It is well equipped and comfortably furnished. The sejour is a light and airy room and the original parquet flooring has been restored. There is a superior quality sofa bed (the mattress being 17 centimetres thick for improved comfort), a dining table for 3, a sideboard and drawers proving ample storage space. The galley kitchen has an electric 4 ring plaque, microwave, fridge freezer and washing machine as well as the usual electrical appliances. French doors open onto the large terrace with table and chairs and it overlooks a calm area of private gardens and palm trees. There is a sun awning to keep direct sunlight out of the studio and more often than not there are gentle breezes off the sea. A private pathway leads onto the Promenade. The studio has been refurbished and redecorated throughout. There is a lift.

Nearest Beach: beach at 100.0 Metres
Car: not necessary
The studio is in Residences de la Promenade, which is 100 metres back from the Promenade des Anglais, between the Palais de la Meditteranee and the Negresco Hotel. Being set back one is not troubled by the noise and pollution from passing traffic. Once on the Promenade, the Old Town is a gentle stroll away. There is a second entrance to the building, in rue de France, and from there it is only a couple of minutes walk to the Massena pedestrian precinct, famous for its open air restaurants, bars, chic shops and street entertainment. There is a great selection of local shops and small supermarkets nearby. The main railway station with its regular and reliable links along the coast, Monte Carlo and Italy to the east and west to Antibes, Cannes etc, is about 10 minutes away. There are also regular bus services along the Promenade, including a Direct service to the airport and it stops a couple of hundred metres from the studio.

Thanks for you helpfullness and hospitality during my daughters stay. She studied for exams, and was happy with the quietness of the studio, still being close to shopping and the beach and "action" during the evening within a close walk. She will for sure visit again., Barbara from Switzerland

Thank you Peter & Sue for a warm and informative welcome and for all your help,& advice during our stay in your lovely studio.
The location was perfect, right in the centre of everything going on but like a peaceful oasis we could escape back to each night.
We will definitiely come again but won't bother to hire a car next time as we really didn't need it.
PS The glasses arrived back safely, thanks so much for posting them back to me.

Have just returned from a five night stay in this wonderful apartment. It is ideally situated giving easy access to the beach and all the fabulous restaurants. The balcony was ideal for a relaxing breakfast and a glass of wine before venturing out for something to eat in the evening. The apartment is well equipped with everything you could possibly need - and more. Many thanks to Peter and Sue for their warm welcome and advice, and also their help with our little hiccup on our departure! I am sure we will return in the not too distant future.

Many thanks for a warm and informative welcome. This was a prelude to an excellent holiday - the apartment is very well equipped and perfectly located - a short walk leads to the Promenade d'Anglais, shops, restaurants, railway station etc. but still so quiet and peaceful. The superb weather enabled us to use the terrace for all our meals and relaxation whilst enjoying the garden location.
Would highly recommend and looking forward to returning.

Thank you for your warm welcome and advice on our recent stay in Nice. Thoroughly recommend the apartment based on its superb location, fit-out and amenities. Everything is a short walk away - the beach is across the road, the main shops are five minutes down the street and the local neighbourhood is full of lovely food stores and cafes.

We have rented many apartments in many cities and this is at the top of the list - definitely a home away from home.
