Only a few minutes away the larger Gundogan Bay has watersports, a small harbour with fishing boats, shops and cafes and excellent fish restaurants. You will find the flavour of real Turkey here, as the locals are extremely warm, welcoming and friendly. The villa offers an excellent base, whether you want to simply relax by the pool or on the terraces, enjoy the beaches at the local bays or venture further afield to Bodrum with its cosmopolitan bars, cafes and restaurants, imposing Crusader castle and marina.     We believe you will find our villas represent good value for money, whether you are booking the duplex or triplex accommodation. Please note that our stated sleeping accommodation is in beds within the comfort of the bedrooms - not in sofa-beds in the lounge or elsewhere , requiring making up each day, as in many villas!
    We have been coming to Turkey since the 70’s and still love the atmosphere, the culture and the warm, friendly welcoming people. Food and drink is still cheap in Turkey, as is eating out. Car hire is also reasonable. A family holiday, therefore, need not be expensive compared with package holidays priced per person.
    If you do not see the configuration you need, or wish to discuss other requirements please contact us, as we aim to be flexible and will do our best to help you.
  • You can make an initial reservation by telephone or e-mail; this will be held for 7 days. Please print off and sign the booking form and return it within 7 days with a deposit of 25% of the total rental to secure your booking. The deposit is non-refundable in the event of cancellation. We will confirm the booking in writing as soon as possible after receiving your booking form and deposit. Only on receipt of this confirmation by you will the booking be treated as confirmed. Once we have confirmed the booking to you and you have paid a deposit, the party leader named on the booking form will be responsible for payment of the balance of the agreed rental cost. The balance of the agreed rental cost must be paid 8 weeks prior to your departure. If the full balance of the rental cost is not paid, we reserve the right to cancel your booking. In these circumstances, your reservation deposit will be forfeited. If there is a problem PLEASE get in touch.
  • A security deposit of £300 per rental week is required to cover any replacement or repairs for damage/ loss to the property or any of its contents during the rental period. The deposit will also cover any excess cleaning costs over and above what would normally be expected at the end of a stay. The security deposit will not limit the tenant's liability to the owner for any loss or damage. The security deposit must be paid by cheque 8 weeks before departure. The security deposit will be fully refundable after your departure from the property, provided there are no claims against it, and will be paid within 2 weeks of your leaving the property. Any loss or damage will be determined by our representative, who will undertake an inventory of the property before and after your stay. Please ensure that breakages or damages are reported as soon as they occur, so that they can be rectified immediately. Any broken or damaged items should be replaced or paid for before departure.

  • All bathrooms have shower cabinets, basins and WC. They are beautifully tiled throughout and have modern fixtures and fittings, including contemporary styled basins, mirrors, light fittings and accessories. The main bathroom has a body-jet shower, with fitted vanity unit and wall cabinets for ample storage. The garden-level shower room is amply proportioned with an extra large shower cabinet, and additional washing machine. Hot water is generally provided for via a solar system, with back-up electric immersion heater in case of cloudy weather. However, the garden level shower room also has its own hot-water tank, to make it self sufficient if necessary. There is an additional cloakroom with WC/basin on the ground floor level entrance, beautifully appointed with modern tiling, mirror and light fittings, giving a total of four WC's in the villa.

Bedroom 3 has a single bed with single pull-out bed under, with double wardrobe and French doors leading onto a large terrace. These bedrooms are located on the second floor, have air-conditioning and can be booked separately as a duplex villa. Bedroom 4 is located in the Garden Level Apartment and has a double bed, double wardrobe with mirror and bedside cabinets. This room has access to a lovely living/dining room of its own, plus a fully fitted kitchen and spacious shower room. The Garden Level rooms have ceiling fans. Bookings for the whole triplex will consist of all 4 bedrooms and the Apartment rooms. All bedrooms are tastefully furnished with luxury bedspreads, ceramic floor tiles, spare blankets etc.
