Country comfort near beaches and places of interest.
A sunny and comfortably small Italian Villa with attached farmhouse on the hills surronding the Roman village of Camaiore. Six independent rentable units. All completely independent. Surrounded by acres of garden and olive trees. Five minutes away, in walking distance is Camaiore. Half an hour by car West of Lucca. Fourty five minutes North-West of Pisa. An hours car drive West of Florence. Fifteen minutes East away from the beaches of the 'Versilia'. One hour south of Porto Venere whon Shelley and Byron loved the most. Plenty of excursions to plan and organize. If one feels like it! But it is also a nice place where to relax and enjoy the sunshine. A good area also for a taste of Italian cooking and drinking. It is full of good Trattorias. The place is very quiet, far from roads, away from airports and railways!! You will be disturbed by a dog barking in the distance or by a peasant collecting wood. We wish you a very peasant and relaxing holiday! And we work for you to have one.

The s called 'La Villa' unit is a 136 sqm two storey house. On ground floor is the entrance ,from the 60 sqm cotto paved terrace, the dining room for eight (opens up on the terrace), the kitchen (opens up on the arrival lane) , a small bathroom with shower enclosure , and the living room (not necessarilly in this order). A steep flight of stairs from the entrace leeds to the second floor where all the bedrooms are. Four bedrooms a large bathroom with tub and shower and a small Water Closet next to it. Three of the bedrooms the bathroom and the W.C. open up on a corridor. The fourth , and largest of the bedrooms opens up directly on the top landing of the stairs. The terrace is equipped with dining table, large umbrellas, armchairs and chairs. Two deck chairs complete the furnishings of the terrace. A barbeque on weels is in the garden right next to the terrace.

Tuscany off the beaten tracks. Relaxing and peacefull. Twenty minutes to the seaside, in driving distance from Florence, Pisa, Lucca, Sarzana or Porto Venere and Lerici beloved and sang by Byron and Shelley. Fancy and fashion shopping in Forte dei Marmi and Viareggio, half an hour drive to Pietrasanta where all marble sculptors and artists meet in summer and where you can have dinner out in the streets in one of the many charming Trattorias. Or just relax and have a sip of good and fresh wine on the terrace in hot summer evenings. Walk around the olive tree cultivated hillsides. And if you are not lazy enough, go and have a swim early in the mornings or late in the afternoons in the mediterranean. The best hours. Change beach every day! Summer Puccini's opera concerts in Torre del Lago's open air amphitheatre (we can try to book you tickets if you want). A 250 Euro security deposit is requested before arrival. It will be returned upon satisfactory property inspection the day of departure or the evening before that.
Check-In: best from 4:00 to 6:00 p.m.
Check-Out: before 10:00 a.m.

Requested deposit at booking: 30%
Full payment must be made 30 days prior to start date, or the contract will be resolved and deposit will not be given back. After the 30th day prior to start date the full payment will not be refunded in case of cancellation by the client; if we are able to book the same house for the same period, We can refund a sum between 10% and 30% of the rental price, if the client cancels the booking from the 30th to the 11th day prior to start date. In case of cancellation by the client from the 11th day prior to start date to the start date or in case of 'no show', nothing will be refunded.
If balance, according to contract, can be paid at arrival, balance and caution must be paid cash and in euro currency at keys, to the owner or his/her representative, who are responsible of them. Failure to observe the above terms may lead the owner of the property or his/her representative to refuse access to the property , the contract will be resolved immediately and
