The Villa is situated on a select development of only 39 similar properties and offers private landscaped rear garden, drive with gates, range of garden furniture for al fresco dining, outside shower, & lighting. The Villa is directly opposite the communal pool which is perfect for watching the children whilst relaxing. Inside, the villa is light and spacious. The living area is open plan complete with leather corner sofa, coffee table, co-ordinated curtains/cushions, low level lighting and large TV with Satellite. The Kitchen/Diner is well equipped, modern, and finished to the highest standard with attention to detail. Upstairs you will find 2 double bedrooms beautifully furnished and main bathroom with full size tub and overhead shower. This Villa offers luxury accommodation and is perfect for families or couples wanting 5* self catering facilities

Located on a small residential Development of 39 similar properties approx 2.5km from the centre of Protaras & Fig Tree Bay. Situated on the Penera side, the location is ideal with the resorts of Protars, Peneral, & Kapparis all within a 3 minute drive. A short car/bus ride opens up the area around which includes Ayia Napa, Cape Greko National Park, Famagusta view point & mini Zoo, Protaras Aqua Park & the local supermarkets & boutiques in Paralimni. The Villa position is quiet and safe at the far end of the complex (cul de sac) with rear open/sea views. The Villa is on the select 'Laxia II' complex which is a mix of local and tourist owned Villas. The location is ideal for anyone who wants a varied range of activies centered around beach resorts. The climate is fabulous for anyone who wants to feel the sun on their back. From personal experience I can recommend October & November when average temperatures are still between 70 - 80 F and an average of 8 hours sun per day.

  • £100.00 non-refundable deposit is required. Balance payable 6 weeks prior to departure together with a security bond of £100.00. Bond is refunded within 7 days from departure providing the Villa & fittings/furniture are undamaged. For your safety and enjoyment the Villa & appliances are checked on site before you arrive and again after you leave. Any damages/faults must be reported to our management team at your earliest opportunity. This is a privately owned Villa which is rented in good faith. We will not accept any liability for damages and or injuries as a result of unsupervised children, misuse of the facilities, and or undue care and attention.
    No single sex bookings accepted.
    Couples and children welcome.

  • Freshly laundered towels and linen (for use within the Villa only) are provided & beds will be made prior to your arrival. We can provide a necessities welcome pack for an additional charge payable with your balance 6 weeks prior to departure. Prices include cleaning of the Villa prior to your arrival and after you leave. Prices are for the rental of the Villa per week and include the use of the facilities.   • Mid stay linen change/house clean is available at extra cost - approx £40.00 which can be booked in advance or during your stay. This is an extra service and is payable locally directly to our property manager.

  • Both bedrooms have a range of fitted wardrobes/drawers giving ample storage space. The Master bedroom is complete with '4 poster bed' with drapes, dressing table, co-ordinated window drapes and soft furnishings. Patio window leading to balcony with breakfast table sea & pool view. The second bedroom is complete with pull out KING/single divan plus single divan. Bedside cabinet & windows to two sides; one with sea view. All linen is supplied and co-ordinated. A cot or bed guard for babies & younger children is available but must be booked in advance . Stairgates are fitted to the top and bottom of the stairs for child safety and there is a high chair for guest use. Sleeps a maximum of 5 adults. Child friendly facilites include wipe clean leather furniture ( sitting & dining) stairgates to top and botton of stairs , fully enclosed garden, childrens paddling pool ( for use on patio) downstairs wc/cloakroom, high chair and travel cot at no extra cost.

Notes: For the comfort of all guests we request that you do not smoke inside the property. We have no objection to smoking in the garden/patio area as long as an ashtray is used for stubs. The Villa may be unsuitable for elderly or infirm guests due to the stairs. Mixed couples and families are welcome. We do not accept bookings for single sex parties. We require a deposit of £100.00 per week booked which is non refundable once booked. The balance is payable 6 weeks before departure together with a security bond of £100.00 which is refundable within 7 days of vacating the property. Our local property management team are available to help with any problems or emergencies. There is a paddling pool for younger children available for guest use.

Do I need a car?: This depends. The area surrounding the Villa is wonderful. The Villa is situated in an ideal location having easy access to plenty of bars a couple of safe beaches with organised activities, & places to eat all within 20 mins walk. There is a bus stop close to the complex which will take you to Fig Tree Bay, Aqua Park in the centre of Protaras, Ayia Napa, and the shops and supermarkets in Paralimni. If you prefer, you can walk to the centre of Protaras (tried and tested by me)!! the pavements are wide with a separate cycle road, and the roads are flat and straight. Most children would find the walk too much, especially in the heat. There are local taxis and as a guide price a one way trip to Fig Tree Bay would cost around 7 euro. On the other hand if you prefer to explore, or simply want the convenience car hire is a good alternative. The structure of the roads and very few cars makes driving a pleasure. The roads are clearly signed and parking is never a problem.

'Child friendly amenities': The Villa is situated at the far end of a cul-de-sac meaning that there is very little traffic. The garden is fully enclosed by means of gates & walls. The downstairs area is open plan and has the convenience of a WC/cloakroom. For the safety of young children/toddlers stairgates have been fitted to the top and bottom of the stairs in the Villa. The furniture in the living and dining area is leather for easy cleaning. We provide a cot, high chair, and childrens paddling pool for use on the patio are provided for guest use at no additional charge. The cot must be booked in advance please.
