This fabulous family villa is located in a small private villa community close to the Cape Kiti lighthouse and its beaches. The villa provides a large patio area with barbeque and own private pool which has full sunshine to warm it all day long. The landscaped gardens provide a pleasing back-drop to the extensive outside space and include palms, birds of paradise, lavender and hibiscus. There is space and places to sit or lounge on every side of the villa. The large covered area with table and chairs provides continual shade for alfresco dining and a shady retreat for some! Inside the villa is light , spacious and fully air-conditioned and provides a relaxing environment for a pool-side holiday and an excellent base to explore the sun-kissed island of Cyprus. The local village of Pervolia offers several good tavernas and restaurants with typical Cypriot hospitality in a traditional setting!

The nearest white stoney beach is just a 2 minute walk away . There is a sandy beach (Faros Beach) a 5 minute drive or a pleasant 15 minute walk around the headland of Cape Kiti. Faros Beach has seasonal watersports. There are other expansive beaches around Larnaca, including MacKenzie beach which offers shallow bathing. The village of Pervolia is a peaceful and traditional Cypriot village and offers local shops with friendly and good value tavernas. Kiti provides a wider range of eateries and shops at just a couple of kilometers away. Larnaca is only approx. 7miles away. There are plenty of activities locally, from watersports at Faros Beach, donkey sancturies, camel parks, horse riding or travel further afield to walk in the beautiful Troodos mountains.

Additional information about rental rates

  • Bathroom towels and all linen is included in the price for a party of four people. There is an extra fee of £10 per person per week for any additional guests.
    Pool and beach towels are not provided. The villa will be cleaned and serviced before arrival and weekly during your stay. The swimming pool is cleaned twice weekly during the summer months.
  • A non-refundable deposit of £150 per week, is required to reserve the villa & confirm the booking. The balance of the rental is due 8 weeks prior to departure. A refundable damage/loss/breakage deposit is required of £200 payable with your final balance 8 weeks prior to departure. This is refunded within 3 weeks of vacating the villa, less any deductions for losses/damages or breakages.

The villa is set in a lovely peaceful area. The villa itself was perfect. It was clean, spacious well equipped and the air conditioning was fantastic. The villa even managed to impress our 2 teenage daughters which is no mean feat.
We were worried when we first arrived that the pool seemed a little small for 6 of us but once we were actually in it, it wasn't a problem.
We would recommend hiring a car.
We had a fantastic holiday at the villa and would definately recommend it to friends and if we return to Cyprus this is where we would want to stay.

We had a lovely week in the villa. It is very well equipped and comfortable with plenty of space- the air conditioning in every room very welcome after the heat of the Cyprus sun. Very easy to find from the airport - close but no aircraft noise. Pervoila is pretty with some nice tavernas (with a good mix of locals and holiday makers) but quite a long walk -there not much to do during the day so a car is necessary to get around, which is easy as the road network is good.
The garden provides sun all day long with a nice shady terrace- the pool is a bit deep for very small children but fine for older ones. We were very lucky most of the other villas around were empty so it was very quite and peaceful -but the villas are close so would be noisy if all were occupied. The beach is just acorss the road but pebbles rather than sand.- lovely for an evening stroll.

Would highly recommend for a get away from it all break or as a very comfortable base to tour Cyprus.

The owner is very helpful with advice re where to eat , shop etc.

A Yes ! Good location, great customer service

We stayed with our two children aged 12 and 4. Our good customer experience started when we contacted the very pleasant and helpful owner in the UK. All our questions were answered promptly and we felt at ease that our deposit was being paid to a trustworthy person. Which is not our experience with some other villa owners .When we arrived the villa had everything that we needed. It was clean, well maintained inside and outside.The pool was regularly well looked after.Cyprus has a water shortage so it was important for us as a family of four, that the water pressure was consistent from the backup tank and the plumbing worked well. When needed ,the air conditioning was efficient and quiet.The villa is a few minutes walking distance to the local beach. For economical supermarket shopping and tourism we would recommend a car. No problem with safe parking on the private gated road.Some local restaurants and shops which are within walking distance. We would certainly recommend this property to friends and we would not hesitate to go back there for another great holiday . Good value for money. And again thank you to the owner Sally-Jane !
