This newly renovated top-floor apartment with a south-facing terrace provides the perfect get-away feeling for your holiday on the French Riviera. It is ideally located in the centre of Nice, at the start of the popular pedestrian zone, where the many bars and restaurants lie right at your doorstep. It's only a 4-minute walk to the beach on the renowned Promenade des Anglais. The typical Nicois building lies in the heart of the 'Golden Quarter', known for its beautiful houses decorated with baroque ornaments and frescos. A brand-new bathroom and kitchen were installed during a complete renovation last year. The apartment is stylishly decorated with Mediterranean flavour. This apartment is typically suited for 2 guests but also has a high-quality sofa-bed in the living room. The apartment's open exposition, its second balcony in the bedroom as well as the terrace off the living room and the ceiling-high French windows make your holiday place airy and bright.

The apartment is located just 2 streets behind the famous Promenade des Anglais, in between the Negresco hotel and the Old town of Nice. It is only a 4-minute walk to the beach! The many shops, restaurants, bars and clubs of the pedestrian zone on Rue de France lie right at your doorstep. This is one of Nice's most popular areas for its high-street, and exclusive brands shopping, or just for enjoying the holiday vibe during an evening stroll. Smaller food shops are all around, and a big Casino supermarket lies right around the corner. Practically everything in Nice is a short walking distance from the apartment. If you would like to venture further out, a major bus stop is located on the corner, and the Nice Central train station is a 10-minute walk away to explore the beautiful coastline and villages of the French Riviera. You will be in Antibes, Cannes and Monaco in respectively 15, 20 and 25 minutes, and the Italian border is only a 45 minute drive away.

Notes: Much of the charm of this apartment is due to the fact that it is on the top floor, with the only terrace of the building and the sun that literally turns around it, addressing each window from the bathroom in the morning, the living room with the terrace all day long, and the bedroom with its balcony in the evening. However, it should be noted that it does not have a lift, as commented by one of the guests: 'As it is on the top floor with no lift, it would not be suitable for anyone with mobility problems, but for those who are reasonably fit, the stairs provide the perfect way to shed some of the calories acquired in the bars and restaurants!'

Directions from airport by bus: From the airport take the 'Airport Direct Link' bus to Nice Centre number 98. This bus leaves every 20 mins, and you can pay the 4 euro fare to the driver directly. You get out on the last stop on the Promenade des Anglais, right in the centre, at the stop 'Palais de Mediterranean'. Cross the Promenade, walk up 'Rue de Congress', take the second left and the apartment is located 20 metres on your right on the street 'Rue de la Buffa'.

Other activities: Ski resort Auron and Isola 2000 are only 50 km away, and provide a great destination even in summer time for beautiful walks, mountaineering, canyoning and rafting.

The flat is truly Nicoise; in the heart of nice, close to the beach, restaurants & main shopping area and a leisurely stroll to the old town and railway and bus stations.

Despite being so central, the flat is tucked away and is really quiet with no traffic noise.

Although not huge, the flat was adequately equipped for an enjoyable holiday including a really comfortable bed and pillows (so important). The pièce de resistance is the sun drenched balcony off the living area where many a glass of rosé was consumed.

The owner was extremely helpful and informative at all stages of the rental process - from original enquiry, actual booking to being looked after on my arrival in Nice.

The four flights of stairs would be very difficult for anyone who is elderly or not so agile – in my case, I came back super fit and toned!


Overall, a great holiday flat for a single person or couple and good value for money. I would have no hesitation in recommending this accommodation to a friend.

Wonderful location, great balcony

The apt is set in a really old traditional block with a secure compound and a secure external door. There are 4 flights of stairs with no lifts , but not really a problem for us. We couldnt see the light switch on the first night so used our phones for light , until we realised what we thought was the doorbell was the light switch!When the door was opened the smell of clean washing came wafting out, the apt was immaculately clean. The bed was very comfortable. Although the apt was small the balcony was a godsend. It was fantastic drinking wine watching the sun go down over neighbouring blocks. The kitchen was well equipped , no kettle you just use a pan. There is a long pedestrianised street nearby full of restaurants, shops and bars. The flower market is worth going to but that is a little longer on foot. There is a good cuban bar nearby for mojitos! Drinks in general are expensive,but the buses are really cheap. One euro anywhere. Cannes, Monte Carlo, and Ventimille are worth visiting, the first two just to look at the rich people and their fabulous cars and boats. Clare who met us was very friendly. We paid her our deposit and she returned it when we gave her the keys. A word of warning though, we left the window open the first night and got bitten. We picked up a number of mosquito bites over the 4 days which we didnt expect. There is a fan in the bedroom , worth using that. The size was ideal for 2 of us , but I would have felt a bit cramped if there were 4.All in all I would definitely recommend the apt and Nice

Wij hebben genoten van ons verblijf in Nice. Het appartement ligt heel centraal, vlakbij strand en Rue de France. Toch rustige omgeving.Sfeervol ingericht. Schoon. Wel aangeven als je gebruik wilt maken van slaapbank i.v.m beddengoed. Lichte ruimte, veel ramen. Ook de communicatie vooraf is prettig verlopen .

Excellent location: range of restaurants, shops, super local boulangerie; very close to beach and all public transport. Whilst a small apartment, there is a feeling of spaciousness in the minimalist though comfortable and well-equipped rooms. Delightful, obliging owner and friendly neighbours add to the charm.
I can strongly recommend this property. Whilst it sleeps 4(there's a large sofa-bed) I think it more suited to a couple. As it is on the top floor with no lift, it would not be suitable for anyone with mobility problems, but for those who are reasonably fit, the stairs provide the perfect way to shed some of the calories acquired in the bars and restaurants!
