The Villa is on a small complex of 17 properties in an area of exceptional natural beauty known as Ayia Thekla which is located 35 minutes from Larnaca airport, 5 minutes from Ayia Napa and 8 Minutes from Proteras on the south east coast of Cyprus. The villa sits back 800 metres from the coastline between the church of Ayia Thekla and the fishing village of Potamos. The location benefits from the gentle sea breeze and has fantastic sea views. Just a few minutes away is the blue flag beach of Ayia Thekla which is a superb sandy beach. Cyprus's largest water park also only a few minutes away and is a great day out for all the family. The nearby towns of Ayia Napa and Proteras are focused on families and couples with plenty to do whatever your interests. There are excellent restaurants and tavernas, with bars, clubs and modern shops. Ayia Napa has a vibrant town square and popular fun fair, with many other activities including water sports and hiking.

  • Changeover days can be flexible and we try to suit clients who are looking for a 10 day break. Most airlines fly into Cyprus on a Sunday and a Wednesday, so these are common changeover dates. If you are looking for a 10 day break, then the price is the weekly rate divided by 7 and multiplied by 10. If you are staying over a month end, then the remainder of your stay will be calculated at the prevailing tariff. A 30% deposit is required upon confirmation of your booking,(deposit is non-refundable) and the full amount is payable 10 weeks before your holiday date. A refundable £250 security bond is required as a deposit against any damages. This is released within 2 weeks of your return home. Full terms and Conditions are provided when you book. Notes: Villa Rosara has been built to exacting standards with all soft furnishings, beds, and furniture being shipped out from England. The beds are all 'divans' and are Silent Night and the linen is first class, the majority of it 'Dormer Brand'. If you have a two week stay, a maid service is provided with all linen replaced. Whilst towels are provided, we ask you to bring beach towels. Our management company are on hand for whatever you need, and will provide a meet and greet service within 24 hours of your arrival. Neil and Tina emigrated from Reading a few years ago. We provide a complimentary welcome back which provides essentials including tea! There is a selection of games, books, DVDs and Play Station games. If you have favourites take them with you please. The pool has a shallow end of 80cms for the kids. Ask if you require any extras.

Potomas Fishing Village: If you love fish, then this is the place to visit! It is only a short walk away, even quicker by car. Here you will find two excellent restaurants with traditional Cypriot hospitality. One of the restaurants overlooks the estuary and the other overlooks the Mediterranean. Here you can relax in a non tourist environment enjoying fresh fish straight from the sea!

Golf: The stunning Aphrodite Hills 18 hole Championship Standard golf course designed by Cabell B. Robinson is a 90 minute drive away, so you can take in some of the island's natural beauty on your way to an amazing round of golf. The course, which took five years to make, follows the scenic contours of the two plateaux; its challenging fairways, cutting a swathe through lakes, olive and carob trees - it is no wonder that the course has taken its rightful place amongst the very best the Mediteranean can offer. Afterwards you can relax in the clubhouse Restaurant which serves a light 5 star a la carte menu.

Superb Holiday In a Superb Villa

We have recently returned from staying at the Villa Rosara
The Villa was as described if not better, easy directions
from the airport approx 40 mins I had taken all my family
with grandchildren and was a little concerned before we arrived
we were greeted with a spotless clean Villa welcome pack
cots/high chairs there waiting for us, the pool area is something special complete with barbeque and all the amenities you could
wish for. a car is recomended as it located approx 10/12 mins drive into Ayia Napa.
I would not hesitate to recomend this Villa (Superb)

A superb holiday I won't forget in a long time

I recently spent a week at the Rosara villa as part of a mixed group of eight adults. It was the first time I had been to Cyprus, and I had a fantastic time and very much enjoyed both the villa and the island.

The villa itself is just as lovely as it appears in pictures. It's very well equipped and all eight of us were more than comfortable during our stay. Roger and Sarah did a great job of providing all the info we needed before our arrival, including clear instructions on how to get there from Larnaca airport (a very straightforward drive that takes little more than an hour) to everything we needed to know about the villa itself.

In my opinion it's perfectly placed, as it's set in a very tranquil environment, but is only 6km from Ayia Napa, so you can decide on what type of holiday you're going to have - relaxing and chill out, or more lively. We did a mixture of both!

During our week's stay we did a number of things that I'd highly recommend: a day at the water park, only about a 10 minute drive from the villa, go karting (right by the water park), a boat trip from Ayia Napa harbour, a day on Nissi beach, and about four nights out in Ayia Napa for either a meal or a night out.

I'd also recommend a trip to the nearby Carre Four supermarket to stock up the fridge for a week - we did, and it was an inexpensive way of eating very well for the week. Another must-try is having a barbeque one evening at the villa by the pool - bliss!

We hired two cars between the group and I'd say this was a good idea, as it means everyone there can get about and doesn't have to rely on taxis. The only time we took taxis was into Ayia Napa for nights out (and on the way back) and this typically cost us about 15 euro.

In short - we had such a good time and will definitely return. Thank you Roger and Sarah for a lovely week and a great introduction to Cyprus!

Just got back from this great villa after spending a week in Cyprus to attend my brothers wedding at the nearby Dome Beach Hotel. It is lovely, the area is just far enough away from the hustle and bustle of the hotels of aya napa and it has everything you need to totally enjoy your holiday whether it's with the kids or without. Spent a lot of time just floating on a bed in the pool (total tranquliity). The only thing that was missing was a car in hindsight I would have hired one as the taxis were very expensive and the amount of times we used them it would have been cheaper to hire (but who wants to drive). I only met Tina once (Ishe looks after the property) she was lovely vey friendly and keeps the villa immaculate. I would certainly recommend this villa and would defenitely go back. A big thank you to Roger and Sarah who delivered exactly what it says on the bottle. Cheers.
