Photos and Description of this Pescaglia holiday house 1 hour Pisa airport. -1 mile to village with restaurant and shops. 20 mins Lucca

San Giuseppe is semi-detached, (it was originally one farmhouse) the other half is also a private holiday home, not let. We have separate drives, gardens and entrances. The house walls are stone and very thick. There are two terraces and a large flat garden with ample space for a tent; private pool, privacy-fenced and gated - very secure for children. Parents can relax because of the above-ground swimming pool, out of bounds when you want it to be. The views are across and along the wooded valley, adjoining the Garfagnana National Park. The property is not over-looked by any others and is completely private: peaceful and romantic. Because it is not near a city the night sky is amazing. Watch the fire-flies dance across the garden! The key feature of the property is the outstanding natural beauty surrounding it and the large, private gardens to relax and play. It is secluded but not too remote, there are houses dotted all around the hillside, and a blacksmith further along the lane

Our house is in the hills about 20 minutes drive north-west of Lucca, between Diecimo (near Borgo a Mozzano) and Pescaglia. It is a good, wide and gently rising road, not a mountain road at this point. The property is off the main road along a tarmac woodland road, very quiet, less than a mile from the village of Piegaio where there is a very good restaurant, bar, grocery shop, butcher, pharmacy and post office. There is a railway station in Diecimo (10 minutes) with good links to Lucca and Pisa, a bank, petrol station, restaurants and shops. Borgo a Mozzano is the nearest town, 15 minutes drive, with all amenities and the historic Devil’s Bridge. The coast is a scenic 45 minute drive. The Garfagnana Park is very close. Getting to the house is easy: from Pisa airport you join the motorway directly from the airport and exit at Lucca, folllow the main route through Lucca and along the valley to Diecimo, then 10 minutes into the hills. It takes 60 - 90 minutes, depending on traffic.

    Prices are for the property per week in UK Pounds, for up to 4 people and an infant using the cot.

    Maximum occupancy 8 people plus baby.
    Electricity and gas are included. Central heating included for autumn and spring.
    Linen and cleaning included. (Pool towels on request, laundry charge £2.50 each). No extra costs.
    Long stay prices on request (over 2 weeks). Discount for 'couples only', not high season.
    Prices for camping on request, and only in addition to house rental.

    Changeover day: Saturday, minimum stay 1 week. House available from 4pm. Vacate house by 10am. Garden, pool and bathroom available for late/early arrivals and departures. Flexible arrival days in off-peak seasons, minimum stay 3 nights. Pets considered.

  • The first bathroom is off the landing. Recently fitted, fully tiled with shower, basin and WC and good lighting. Because of the low ceiling, guests over 6' tall would find the lower bathroom shower more comfortable. The second bathroom is accessed from the lower terrace, close to the pool, and is also fully tiled with basin, WC, bidet and large shower space. The inflatable paddling pool can be used in here as a bath for infants. The second bathroom is particularly useful if some of the group are camping in the garden.

Notes: The kitchen has an original large open fire-place, but the rest has been newly fitted: units with local granite tops, gas oven, dish-washer, fridge-freezer, and a butcher's block. Well-equipped and well-lit, it is separate from the sitting/dining room The laundry is accessed from the lower terrace over-looking the main garden and pool. A new automatic washer, old stone sink, and a fridge for pool-side drinks are in here. The second bathroom is off this room. The large porch has an original pizza oven with a wood store. Entrance is to the sitting/dining room, which has a sofa, a comfortable double sofa-bed, table & chairs. TV (for DVDs only), stereo system, coffee table. Windows at both ends; lovely cool room The sitting room door leads in to the kitchen; there is a door from the kitchen to the stairs. Baby-sitter : We are lucky enough to know a local lady who will baby sit. She was highly recommended to us by other property owners and our agent. She speaks good English. Rate on request. We can organize a cleaner also; 16 euros per hour, minimum 4 hours.

Skiing: The popular ski resort of Abetone is just over 1 hour drive. There is a good, modern ski-lift network and plenty of runs to keep beginners and intermediates busy for a week. There are lots of reasonably priced hotels and B&Bs, trattorias and bars, and the ski-passes are very reasonably priced: adults £60 for 4 days mid-week. The ski school is also reasonably priced. Much better value for money than France or Switzerland, as it is not on the 'package' listings, but has skiing to almost 2,000 metres. Best snow in January.

Camping: Our large, flat, tree-lined main garden is ideal for pitching a tent. The lower bathroom is accessed from the garden and there is also a sink, second fridge and a washing machine. Large groups booking the house are welcome to bring a tent for extra guests. There is plenty of parking space. It is not suitable for caravans as the drive is narrow, steep and twisting. Beautiful tranquil setting

My wife, I and two children arrived by car late in the Saturday evening in the dark (this wasn't planned!) after a longer than planned stop-over in Freiburg, Germany. The instructions from the owner were really comprehensive so we had no problem settling in quickly. We were really pleased with the homely feel of the house and how well equipped it was and even more impressed the next morning waking to a perfect blue sky and the temperature starting in the 20's soon rising to mid 30's by noon. Breakfast on the sunny front patio was the start of a great holiday. We explored every part of the house and large garden and we planned the evening BBQ's on the rear patio area. The girls were soon sunbathing by the lovely fresh water pool whilst I read in the shade of the trees. What bliss!
Absolutely loved this place, it was the first time I can think of, of listening to silence, it was so quiet. Visits to Lucca, Pisa and Florence were planned. Italian cities aren't cheap place to visit and we got caught in a few tourist traps like the place in one square we paid 60Euros for 4 panini and cokes! In contrast, an evening meal and friendly service at the restuarant in Trebbio was excellent in every way. I'd pre-booked our tickets to the Ufizzi museum which saved a lengthy queue. It was always a great feeling getting back to the house and using the pool or just relaxing in the garden or comfortable living room. I regretted not having my road bike as the cycling location was near perfect especially if climbing and decending through tree-shaded lanes is your thing with great views of the Tuscan mountains and coastline. Next time!
Owner's Response: We spent many holidays self-catering in Italy before we bought this property, and used our experiences, both good and bad, to help us create what we feel is a great holiday home, well equipped and comfortable. We offer information and advice based on our own experiences and local knowledge. It's good to know that we are getting it right!

Our next project is to buy bicycles for guests to use - as our recent guest remarked, it is a great area for cycling.

A wonderful place

We've had a wonderful week in Villa Giuseppe. Everything was so very comfortable, tasteful and lovely. The garden and the pool were very beautiful and because it was very hot , 35 -40 degrees, we were happy to sit under the beautiful big trees.The kitchen was very beautiful with everything you need!!!The beds and bathrooms, everything was nice and clean. OUr two children (17 and 19 years) had also a great time and were happy with several dvd's. Lucca was a wonderful town to visit.

Beautiful place

Villa san Guiseppe is a great place. Very large garden with a beautiful, clean pool. We spent with our two kids two weeks here. We went to Pisa, Lucca, Abetone and the beautiful beach of Viareggio and don't forget to see the harbour, beautiful boats. We had splended weather ( 30 degrees) and a very relaxing holiday in Tuscany.
Owner's Response: Guests are often surprised by the lush, green location in the height of summer, and the size of the grounds (although the house itself is not large), offering a great deal of privacy. It is difficult to show this in a few photos.

The house and surrounds were lovely! We explored much of the surrounding areas and even did day trips to the Cinque Terre and Siena (which were within reach). The properties pizza oven and bbq areas were much appreciated and its relaxing charm was second to none. Tastefully decorated and well equiped to accommodate our 21 month old. It is 20 minutes out of Lucca, but the drive was no problem at all. Directions and recommendations from the owners were great. It would be useful if some of the kitchen condiment items were permitted to be used and replaced. However, we would highly recommend this property.
Owner's Response: In our 'guest information' sheet we tell guests where our own supplies are kept, and ask them not to use these.
There is a cupboard with salt, pepper, spices, herbs, oil, vinegar, cling-film, foil and kitchen rolls for guests to use! I'm sorry if my information was not clear, and will address this.

Perfect week in Tuscany

Tuscany is one of our favouite places to visit and this part was new to us. The house was ideal for our needs, we are a couple wit h no children. It had all that we needed and we have never enjoyed the luxury of a pool and at such as reasonable cost. It was quite a treat. Just as described, the house offers a peaceful country setting, yet it is easy to get to Lucca and other smaller towns. We enjoyed a late afternoon trip to Lucca to join the Italian's who like to stroll, chat, enjoy a pre-dinner drink and then have dinner. Lucca offers plenty of lovely bars, restaurants and shops. La Fonte restaurant, closeby, was lovely, with a surprising amount of English people enjoying it too, for such a rural position. We ventured to the coast too, which as described is a very pretty journey. It is great to have a BBQ and enjoy the night sky, the likes of which I have not seen since the last time I was in Tuscany. We bought our briquettes for the BBQ from the hardware store on the main road, where a nice Scottish lady works. The nearest supermarket offers everything and it is always more interesting to shop when overseas. It is worth a trip up the hill in front of the house, the road is very narrow, but there are some lovely little villages up there and the views are amazing. We walked around one and made friends with a very charming Italian cat. We would certainly recommend the house and the owners could not have been more friendly and helpful.
