Renovated hill-side house, large private gardens and pool, sleeps 4-8.

Villa San Giuseppe is semi-detached, (it was originally one farmhouse) the other half is also a private holiday home but they do not let. We have separate drives, gardens and entrances. The house walls are stone and very thick. There are two terraces and a large, flat garden with pool, privacy-fenced and gated - very secure for children. Parents can relax because of the above-ground swimming pool, out of bounds when you want it to be. The views are across and along the wooded valley; we are near the Garfagnana National Park. The property is not over-looked by any others and is completely private; peaceful and romantic. Because it is not near a city the night sky is amazing. The key feature of the property is the outstanding natural beauty surrounding it and the large, private gardens to relax and play. It is secluded but not remote, there are houses dotted all around the hillside, and a blacksmith further along the lane.

Notes to the rental rates

• Notes on prices - from October 2008
  Prices are for the property per week in UK Pounds, for up to 6 people. Extra adults £45, children (under 13 years)£35, per week each. Infants using cot: £15 linen charge p.w. (No charge if family of 6 or less). Maximum occupancy 8 people plus baby.
  Basic electricity and gas are included (based on average use for 6 people), excess metered, charged at unit cost. Central heating included for autumn, winter and spring.
  Long stay prices on request.
  CHRISTMAS 2008 and NEW YEAR - price on request.
  Changeover day: High season change-over day Saturday, minimum stay 1 week. House available from 4pm. Vacate house by 10am. Garden, pool and bathroom available for late/early arrivals and departures. Flexible arrival days in off-peak seasons, minimum stay 3 nights.
  
• Booking notes
  Book by e-mail, dates will be held for 4 working days. 25% deposit by cheque or bank transfer. Deposit non-refundable. However, in case of cancellation, if we can re-let the period at the same rate we would refund in full. If we had to reduce the rate to re-let, you would be refunded the price difference. Balance due 8 weeks before departure plus £200 damage insurance, refundable on return of keys. Late bookings (within 10 working days of holiday): pay in full by direct bank transfer only.

Baby-sitter

We are lucky enough to know a local lady who will baby sit. She was highly recommended to us by other property owners and our agent. She speaks good English. We can organise a cleaner also; 16 euros per hour, minimum 4 hours.

Skiing

The popular ski resort of Abetone is just over 1 hour drive. There is a good, modern ski-lift network and plenty of runs to keep beginners and intermediates busy for a week. There are lots of reasonably priced hotels and B&Bs, trattorias and bars, and the ski-passes are very reasonably priced: adults £60 for 4 days mid-week. The ski school is also reasonably priced. Much better value for money than France or Switzerland, as it is not on the 'package' listings, but has skiing to almost 2,000 metres. Best snow in January.
