Everyone loves Brook Cottage! We are often told its the best cottage people have ever stayed in! Originally 2 cottages it retains 2 sitting rooms so the children can have their own 'snug' for playing games or watching TV. The large sitting room has exposed beams and comfortable sofas plus rocking chair around the inglenook fireplace with wood burning stove. The kitchen is very well equipped with dishwasher and washer/dryer so self catering is no chore. It leads out into the enclosed yard where children or dogs can be safe or barbecues can be served after a day out by the sea. The lockable shed has barbecue, garden furniture, wood and room for bikes too. The spacious master bedroom has double bed, folding bed and still room for the cot. There is a wash basin and en suite shower room. Tilly's room is twin bedded with bathroom next door. At the other end of the cottage, accessed by a separate open plan staircase, is the 'cow room', twin bedded room with en suite shower and animal murals.

Brook Cottage is on the edge of the historic village of East Budleigh, 2 miles from the sea at Budleigh Salterton, a charming little seaside town with individual shops including good quality ladies' fashion and local food shops. Nearby is Sidmouth, a quaint fishing port with winding streets, famed for its Folk Festival. Beyond is Branscombe, the Jurassic coast and The Donkey Sanctuary. Exmouth has a huge sandy beach and sea sports. There are many exciting coves with tiny beaches accessible by steep paths from the cliffs. The cliffs and common provide wonderful hiking, cycling, riding and dog walking opportunities on a mesh of footpaths, bridleways and the coast path. Exeter is a bustling university city with cathedral, excellent theatre and an important maritime history. Within easy reach are Bicton Arena and gardens, Crealy Adventure Park, Pecorama, Diggerland, Dartmoor, The Eden Project, RHS Rosemoor, Killerton House and gardens, Go-karting, and Nigel Mansell's golf course.

  • The charming bathroom is prettily decorated with blue and white tiles and occasional high relief sea creature tiles. There is plenty of hot water is supplied by a combination boiler.

  • The master bedroom is very large with high vaulted ceiling and ancient beams. The 2 windows are deep set into the walls. The room is prettily decorated with stencilling along the beams and has beautiful bedding (duvet). Tilly's room has a high vaulted ceiling and special cupboard for the locking away of valuables. The cow room is so called because it is delightfully decorated with murals of characters from Usborne children's books.

Notes: The main living room is where you enter the cottage and immediately you are thrilled by the ancient beams, the inglenook fireplace with its wood burning stove and the attractive décor. The comfort of the sofas guarantees a welcome home after a day out. The living room, which is open plan to the kitchen and to the staircase, has an extending dining table which seats up to 8 people. The stereo system is in this room and there is a TV. Unusually, there is an additional living room (the snug) with sofa bed, chair and bean bags. The video and DVD are in this room making it the ideal place for the children to gather and play games. There are videos, DVDs, games and books stored here. Lovely oriental rugs and a large throw add to the warmth and comfort of this room.

Old world charm and modern pleasures.: Snuggling round a roaring wood burning stove in the depths of winter, lying in bed looking up at the ancient beams which have supported the roof for hundreds of years, returning to a cool cottage after a roasting hot day on the beach or being snug and warm under the thick insulating thatch - these are some of the delights of Brook Cottage. The exposed beams and inglenook fireplace lead you to wonder about the history of the place. Can you find the remains of the bread oven in the snug? In the summer house martins flit around and come up to their nests under the thatch. If you are lucky you can watch them feeding their young through the bedroom window! The front garden is pretty and has many unusual plants. It is a good place to sit out in the morning. The courtyard at the back is a sun trap in the afternoon and there is a hammock to sling across the pergola. There is plenty of garden furniture for all. A barbecue in the evening will round off the perfect day.

Local area: Although a car is recommended it is not essential because there is a frequent bus service from Exeter to Exmouth via all the local villages. Many places are within walking distance including the sea at Budleigh Salterton, Bicton Arena famed for its Horse Trials and Otterton Mill where you can see the working mill, buy fresh made bread or eat in the wonderful cafe/restaurant. There are several lovely local pubs with the closest only 200 metres away! The Kings Arms in Otterton has become a favoured venue for a pub meal for the whole family. Our real favourites are The Bedford Hotel in Sidmouth and the Jack-in-the-Green, Rockbeare. Dartmoor, ancient woodland and the cliff paths make this a perfect centre for a walking holiday. Our dogs love the extensive local commons. It is a great place for off road cycling too. There is plenty to do for all the family: Crealy Adventure Park, Pecorama, Diggerland, Bicton Gardens, the Donkey Sanctuary and, of course, the wide open sands at Exmouth.

Extended family visits: The cottage works really well for extended family or two family groups. The extra cottage (Brook Cottage was originally two cottages) means the younger members can retire to their own space leaving the adults to chat, read or watch their own television in peace - blissful!! The selection of games, books and DVD/videos keeps the children happily entertained and the village is a safe place to let the children go and get your breakfast milk from the mobile shop. We have made every effort to provide everything you could possibly need for both inside and outside catering. A fridge/freezer in the shed provides extra storage for food. We have sat eleven people down to a three course meal and hosted birthday and Christmas parties at the cottage. There are also many excellent pubs and restaurants to eat out in and, that essential for any seaside visit, superb fish and chips in Budleigh.

We had a really lovely week at Brook Cottage. The accommodation was clean, spacious and welcoming. The cottage is very well equipped and had everything we needed. It was particularly suitable for our party of 3 generations with extra space for the children to do their own thing. We also enjoyed BBQs in sheltered courtyard and walking to village shop and play park. Definately recommended!
Owner's Response: The fact that Brook Cottage has 2 living rooms is a real boon for children and adults alike!

We absolutely loved staying in this charming old-fashioned cottage; it is such a beautiful place and has stood there for so long you find yourself wondering about people who must have lived there in the past! Everything that you could possibly need for a self-catering holiday was provided, it was so well-equipped and clean and comfortable. There is lots to do in the area as well - we were there for a week and barely scratched the surface. Especially reccommended is exploring the area by bike, as you can see so much more of it and really appreciate the stunning scenery. Overall, Brook Cottage made the perfect base for a great family holiday.

What can I say, we have stopped in quite a few cottages over the years but your cottage ticked every box. The fantastic room for the children, not to mention their bedroom, they were overwhelmed with their part of the house.
With the week being really hot, just to get back to the cool cottage later in the day was really fantastic. We have not stopped anywhere that was so peaceful and special as your lovely cottage.
The cottage is fantastic with very roomy accommodation and extremely well equipped - you feel so comfortable from the moment you walk in the door.
