Beautiful Provencal Villa set in 4300m2 with a large heated pool and private gardens. The picturesque village of Valbonne, with its charming square, shops and restarants, is only a 200m stoll away The family kitchen hand made by local artisan, is laid out in open plan farmhouse style leading into the dining area, lounge and out to the eating terrace. The large pool terrace is only 5 steps away. The glorious master suite has a large dressing room and a feature en-suite including a fibre optics celing. The large guest suite has its own private access, lounge area and en-suite. There is a further double bedroom, twin room and pigeonier with a double room and attached twin room. There is a large parking area for up to 10 cars. The property is fully fenced with electric gates. The beautiful gardens and terraces include many mature plants and fruit trees. On the lower lawn there are childrens swings and slide for the youger members of the family.

Philaupas is set in 1 acre 10 mins walk to the picturesque village of Valbonne. Valbonne is situated only 20mins drive from the Mediterranean Sea at either Cannes or Antibes. Philaupas is also only 5 mins drive from Sophia Antipolis with it's international companies. Also only 5 mins away are 2 golf courses, National park of the Brague river with it's walks and biking tracks. The river walk along the Brague goes from Valbonne all the way to Biot. Valbonne has it's own skateboard park and play area for the younger ones. Most weekends there is a traditional fete or market. Market day is Fridays and the 1st Sunday of the month a large antiques market. Skiing is only 45 minutes at the local resort of Greolliers with the resorts of Isola 2000, Auron and the Italian resort of Limone all about 90 minutes drive. The glamour of Monaco is 45 mins with the Italian Riviera only 75 mins. Ventimiglia for it's market and San Remo for shopping and the Casino. St Tropez is 90 mins and Nice 25.

We've stayed at this house regularly over the last 15
years, even before the current owner, and loved it.
We missed it for a few years when the ownership
changed hands but were thrilled to find it back on
the market again and even more thrilled with the
recent renovations and improvements! It made a
perfect vacation home even more so. The in-town
location is great, and the house is in pristine
condition and very tastefully decorated. Highly
recommended.

Our stay was perfect, we could not have asked for a better home,
and that is how it felt,like home. 5 of us traveled from California to
celebrate our birthdays with a week on Martha's Vineyard and this Edgartown
property was just what we envisioned. The home is spotless,comfortable and well supplied,the yard relaxing and the location a perfect walk to town. You won't be disappointed!

My friends and I thoroughly enjoyed our stay in this
beautiful home. In a great location, the home is fully
furnished, with everything needed for cooking and
entertaining. We found it to be in pristine condition,
and would absolutely stay there again.
