Wonderful villa near Cortona

Great location for exploring Cortona, Florence, Sienna, Assisi, Montepulciano & Peinza.
Villa split into 2 halves: first half: dbl room, twin room - both aircon, kitchen with dishwasher, shower room & lounge/diner with aircon & internet access. 2nd half: large double with aircon, a twin, a lounge diner with aircon, a well equipped 2nd kitchen and a single whuch did not have a door, only a curtain so we moved the bed into the twin for 3 girls. This twin did not have aircon but the family we holidayed with bought a fan and left it there. Outside there is an annex with a washing machine and an outside drying area that does not impinge on your views. (There is an upstairs villa above the 2nd half which is still to be renovated - making the villa ideal for 3 famlies)
The pool area and gardens are beautiful and well maintained - The owner show a great interest in gardening so little extras like a garden hammock, an outside shower and an under cover outside eating area (with power) are well thought out.
Nice touches like pastries laid out on the first morning and a message book. Paolo visits early every morning without you knowing and checks the pool and on the middle Saturday a team descends to clean, change linen, check the pool and maintain the garden.
The property is about a quarter way up the hill to Cortona with Camucia being closest for daily needs. 2 bicycles are provided but a steep climb awaits you whichever way you go and there are no pavements so a car is really necessary.
Shopping was best done at Eurospar & Coop in Camucia and good meals were had at Il Melone between Camucia and Castiglione and also at Osteria del Teatro in Cortona (very traditional Tuscan ffod). A bit further afield in Montepluciano is Caffe Poliziano where you can sit on the terrace in the basement for good views. For a cheap night in whilst the euro is high the takeaway pizzas at Il Ghiottone in Camucia are brilliant.
If I had any negative comments (and these are really picky!!) I think perhaps the lack of aircon in the 2nd twin should be mentioned and a ceiling fan in the outside eating area would be good to keep you cool whilst downing your G and T's and to keep the moths away at night.
Aircon is charged seperately; the 1st 150kw is included; our 2 families only used a bit extra over the 2 weeks and we were let off the extra payment which would have been minimal. We only used the aircon in the bedrooms at night and not all night
