Family house in a village near Cognac in south west France

This is a large detached family house available for rental all year round. It is located in a village near Jonzac and Cognac in Charente-Maritime, South West France. Self-catering is made easy by proximity of local shop and short distance to nearby town with larger supermarket and bar. It has three large bedrooms and we have recently installed a luxury bathroom in addition to the existing shower room. There is a large terrace for dining outside or simply admiring the view. The house has been recently furnished to a high standard and has all appliances to make a holiday trouble free. It has a large garden and is surrounded by a fence with gates to make it safe for children. There is no open water nearby and the road is very quiet. It is surrounded by farmland and the only neighbours are at least 30m away. The full central heating system makes it comfortable at any time of the year and it would be ideal for property hunters in Poitou-Charentes.

Within reach of Futuroscope (Poiters). Village shop with bread and other essentials (including beer, wine and coffee). Larger shops and other facilities within 10 minutes at Baignes. Walking and cycling routes through quiet surrounding farms and vineyards. Michelin starred restaurants at Pons and Bourg-Charente and a host of other fine restaurants to suit all budgets in the surrounding area. The world famous wine producing area of the Gironde (Medoc, Margaux etc.) is on the doorstep. Fly to La Rochelle or Bordeaux or take the TGV to Angouleme - car rental available at all destinations. Autoroute from Channel ports to Pons (A10) then 40 minutes via Jonzac, where there are large supermarkets.

Notes:

This is a detached family house with all living accommodation at 1st floor level and all bedrooms on the 2nd floor. The house is fully equipped and furnished to a very high standard for use by the owners' family and friends. Almost everything is new. The formal dining area is at one end of a 32 m2 living room with a large lounge area at the other. There is also a large 'breakfast' room seating at least 6 with access to the terrace and views across the surrounding countryside. The laundry room on the ground floor has a washing machine and a tumble dryer. There is an outside area below the terrace with a rotary dryer which can be used in all weathers. There is a large garden with extensive grassed areas and a large brick-built barbecue. It is sloped in some parts but is child-friendly with no open water. The whole property is fenced and has secure front gates. The driveway is gravelled and can accommodate at least 2 cars.
