A typical example of traditional architecture it is built with stone-faced walls and refined internally with handmade Terra cotta and ceiling walnut wood beams. The extreme attention to detail, the warm tones of colors, the antique furniture, the Montefalco linens used for decoration, the refined bed linens of satin, contribute to create a cozy and exclusive atmosphere for every room. The nine rooms, two of which are suites, provide wide and at the same time intimate, refined, and informal spaces. Among its features there is the infinity swimming pool situated in a unique position dominating the valley of Tevere, which provide our guests with a spectacular view.

• prices quoted are for the main house which has 8 bedrooms all ensuite. There is an adjacent cottage available with 2 further bedrooms and bathrooms - kitchen and lounge. Ideal for large parties. This is available for a supplement fee of £1200 per week.

Restored in 2006 retaining most of the original features with exquisite attention to details: all floors hand made 'terracotta' tiles, and ceiling in chestnut beams. The soft tones of the walls ensure a sense of calm and peace to give our guests a “home feeling”: that means, as in Italian hospitality tradition, good food, great wine and invigorating conversation. The property (two buildings: the main villa and the cottage) can accommodate up to 20 people .It is surrounded by two hectares of land. A beautiful Mediterranean garden filled with expansive views towards the city of Perugia, Todi, Montecastello di Vibio. The property has ten spacious and prestigious rooms (one is equipped for people with special needs opening in a private terrace) individually styled, decorated and all furnished with great attention to detail in order to offer a serene atmosphere. All the rooms are equipped with telephone, flat TV screen, Internet access, air conditioning, safe, and satellite channel.

Each room offers views over the surrounding countryside all accessed by a stunning staircase. Ten large and luxurious contemporary en suite bathrooms are all made from a mixture of marble, mosaic, cotto tiles and ancient Vietri tiles. Two of them have large showers and bath, 3 have a large showers and 4 have a bath tube. All bathrooms are furnished with bathrobes, slippers and hair dryer.1 bathrooms is equipped for disabled people. The main house has WC lovely and spectacular covered terraces where guests can have their meals ,read a book or sip a glass of Prosecco wine and watch the sunset At the first floor there are 4 rooms all with a wonderful view and a living room with a working fireplace, Other for rooms and a dining room are at the second floor. Part of the ceilings are painted from a local artist following the traditional models. At the basement there is a stone 'taverna' , ideal for wine tasting sessions, with a wonderful 'terracotta' working fireplace.

The lovely stone cottage was originally a small country church dedicated to S. Girolamo .It has two bedrooms, one charming living room with a nice terracotta fireplace , a dining room with a wonderful view on the Tiber valley and a fully equipped kitchen. There is a stunning infinity swimming pool ( 18m x 8 m) and a herb garden full of lavander, rosemary and Mediterranean plants. Activities can be strenuous or relaxing as our guests like: site on the terrace and watch the wonderful sunset ,play golf (Perugia golf course 18 holes is half an hour by car),tennis cycle to the local town or play tennis. Cooking weeks ,wine and oil tasting easily arranged . Guests can also have the great and exclusive experience to be protagonist of a typical fall event :the grape harvest Breakfast ,lunch or dinner can be provided daily. Cakes are freshly baked on a daily basis using traditional recipes. we only use the freshest seasonal products accompanied by a top wine cellar from across Italy.
