Kaminia Villas is located amongst the foothills and tranquil olive grove area of Lithakia on the Ionian Sea island of Zakynthos, Greece.

It is within 12km of Zakynthos town and 10km from the airport. The local beach, Kaminia, is a secluded yet easily accessible beach with calm waters and panoramic views of Laganas Bay and the “turtle island” Marathonisi. The local village Lithakia with its historical church and its friendly and family-owned traditional tavernas, bakery & mini-market is 1.5km away.

With its extensive unspoilt surrounds, these private villas are ideal for guests looking for a relaxing and comfortable stay.

There are three villas, two of which are available for rental use throughout the year. The owner stays in one of the three villas and acts as host to meet, greet and assist guests with their requests during their stay.

There is also a swimming pool [9m by 5m] for guests to use during the Summer months.

Each of the villas is decorated with comfortable furniture and modern appliances (including air-conditioning, fridge-freezer, washing machine and dish-washer, TV with DVD player). For each villa, there are two first-floor bedrooms, each room with twin-beds and an extra pull-out bed and there is also a sofa-bed in the open-plan living area on the ground floor. There is a first-floor bathroom and a ground floor shower/wash room. Each villa has a front North-facing first-floor balcony and can comfortably sleep up to 4 persons. The indoor area of each villa is approx 100 sq.m plus spacious front and rear verandas. Each year, organic extra-virgin olive oil is produced from the olives picked from the garden and it is provided for free to guests during their stay. In addition, there is a fruit & vegetable section in the garden with seasonal pickings for guests. A private boat is also available for hire for excursions to the nearby island Marathonisi, Keri Caves and the Lagana Bay areas.

Additional information about rental rates

  • Prices include the provision of bed-linen & towels. Villas are also cleaned every 5 days.

    Please note :- Minimum booking is for 1 week and a 10% discount is applicable for bookings for 2 villas together for the same period. A 30% discount is applicable for 2 persons sharing one villa during the months of May, June, September and October.

    Bookings are confirmed once a 40% deposit has been accepted and the balance is payable 8 weeks before the booking starts. Payments can be made in UK Pounds [to a UK bank account] or in euros [to a Greek bank account]. Account details will be provided during booking.

    A breakage/security deposit of 300 euros is applicable for each villa booking - repaid at the end of the stay, subject to any breakages.

Family summer holiday

This was our first family summer holiday abroad for 3 years. We had a fantastic time at this Villa, the owner Sai was an excellent host and really helpful both before we departed and whilst at the Villa. The location is beautiful being set amongst olive trees, our two children would have been happy spending all their time around the lovelly swimming pool. The Villa was spacious and clean and could have housed 2 more guests. Sai gave us the heads up on where to eat and places to go (he also makes a mean bannana cake - thanks Sai). The villa is a peaceful haven set away from the madness of the resorts so recommend a hire car. Superb week!

brilliant holiday!!...again!!

Having just come back from our second visit to these villas we had yet again a wonderful stay, this time we took friends with us and they too had a brilliant time, the villas are in perfect location and close to everything you may need for a fantastic holiday, sai is the perfect host and cant do enough to make your stay the best, we will definatly be going back again, highly recommend.
Recommended for:  Age 55+, Adventure Seekers, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway

Great Family Holiday at Kaminia

We had a fantastic time at this Villa, the owner Sai (who live on site) could not have been more helpful both before we departed and whilst at the Villa. The location is beautiful being set amongst ancient olive trees, loads of space for the kids to run around, communal bbq, lovelly pool. The Villa was spotless and well equipeed - the coast is on your doorstep, Sai will let you know the best restaurants, places to go etc very peaceful.
Recommended for:  Age 55+, Families with Young Children

Superb holiday

We are a family of five and were suprised by the villa, the pictures don't do it justice, also how well equipped the villa was.It was very clean. The villa was truly fantastic; quiet, relaxing with very attractive with beautiful gardens, would recommend a hire car as there is so must that the island offers, from the beaches to seeing the sunset over the ocean!

The pool was one of the major plus, It was clean and well maintained and an absolute hi with the kids who would have spend the entire 10 days in it!

Sai was the perfect host and not only provided all the local knowledge we could ever have needed but was extremely friendly and helpful.
His olive oil is one of many highlights.
If I had the cash I would have booked next years holiday there and then!!
Can not recommend enough, if you are a family after a relaxing holiday in beautiful setting then this is the place for you.

Excellent !!!!

This was our 2nd visit to Zante & to Kaminia Villas in May/June 2011. As last year the villa was fantastic and well equipt and Sai's unintrusive but friendly, welcoming approach to his guests was great - it really feels like a home from home. If you are a family with kids you will love this place, the kids adore the pool . Be sure to hire a car though as there is a lot to see & do. We would recommend this villa to anyone wishing for a picturesque and calm retreat after a hard day at the beach. The villas are in a quiet, beautiful setting in amongst wonderful olive groves and within easy access of all the islands attractions. Nothing on the island is more than 45 minutes by car and there are excellent beaches/coves/tavernas/bakeries and mini markets within 5 minutes. We'll be back again - hopefully !
Recommended for:  Age 55+, Tourists without a Car, Sightseeing, Families with Young Children, Romantic Getaway
